Comcast Cable leased 211,152-square feet of space at 4690 N. Oracle Road, adjacent to the Tucson Mall in the Tucson Galleria, from Tanager Partners, LLC.  The Tucson Galleria was originally constructed in the 1980s as a multi-tenant retail, mall property.   The building was occupied by American Home Furnishings from 1992 until 2008, a New Mexico-based company founded in the 1930s and still operating in Albuquerque, Farmington and Santa Fe.

The four-level building and multi-level parking garage can accommodate 1,000-plus vehicles and will be retrofitted to house over 1,000 Comcast employees.  One of the major decision factors for selection of the Tucson Galleria site was based upon the convenient commuting options to the building.  This includes The Loop, an adjacent pathway system which connects non-motorized pedestrian paths in Tucson to the Rillito, Santa Cruz and Pantano River Parks. The Tucson Loop currently totals 100-plus miles and links Marana, Oro Valley and metropolitan Tucson to its parks, trails, bus and bike routes, workplaces, schools, restaurants, hotels and shopping areas – conveniently making the Tucson Mall area accessible to almost every neighborhood in Tucson.  The Tohono O’Odham Sun Tran Transit hub is located just to the east of the Tucson Mall, within a short walking distance to the building.

Greg Furrier, Retail Specialist with Cushman & Wakefield | PICOR represented the landlord in this transaction.  The leasing of two additional, former Tucson American Home Furnishing locations was also handled by Greg Furrier and Cushman & Wakefield | PICOR in 2009 and 2011.  Sam Levitz Furniture now occupies the 220,000-square foot former American Home Furnishings warehouse and retail store at the northeast corner of Prince and I-10.  Circus Furniture and Platinum Fitness occupy the 100,000-square foot former American Home Furnishings store at Golf Links and Harrison.
