The City of Chandler is looking for proposals to add mixed use development, including retail and entertainment to its downtown.

The City has opened a Request for Proposals (RFP) for the 4.6-acre property located on the southwest corner of Chandler Boulevard and Arizona Avenue commonly known as Sites 1-2-3. This property acts as the northern gateway to Chandler’s vibrant Downtown and is expected to be a catalyst for future growth of the area.

Over the last 15 years, Chandler’s Downtown has moved from being a place in need of redevelopment to a thriving destination location.  As such, the low vacancy rate has become an impediment to recruiting new business to the area.
There is an enormous demand for commercial space, with an office vacancy rate of 4.4 percent, and retail and restaurant vacancies at about 2 percent.

The University of Arizona and Arizona State University both have a presence in the area, and two new apartment complexes will bring 450 new housing units to market, complementing the fully-sold townhomes built over the last five years.

Site 1-2-3 is currently vacant and entirely owned by the City of Chandler, requiring no site assemblage.  The RFP will be open through Friday, Oct. 24, and is available at www.chandleraz.gov/downtown.
