Researchers recently compiled a report, RCLCO Real Estate Consulting’s Top Selling Master Planned Communities of Mid-Year 2021, which highlights year-to-date sales at master-planned communities across the country.

Verrado, Eastmark, and Cadence at Gateway are the top selling master planned communities in Arizona. All three rank in the Top 50 nationally.

Here are some of the other key findings from the report:

• Home sales in the nation’s 50 top-selling master-planned communities (MPCs) exceeded expectations in the first half of 2021, with a pace that indicates the potential for a 12% increase at year’s end compared with 2020.

• This surge in new homes sales among the Top-50 is nearly 20% above sales shared in the last mid-year report and comes despite a tightening of new home inventory and reduced supply of components needed for new home construction.

• While many communities have indicated that builders are quickly running through lot allocations and in some cases slowing new sales to meet existing needs, MPCs on this year’s Top-50 list still experienced an average individual increase of over 40% compared to the same time frame last year.

• The standout performer in this mid-year publication is Sarasota, Florida’s Lakewood Ranch which is the top-selling community in the country with 1,535 sales through June, 83% ahead of last year’s pace.

• 75% of sales within the Top-50 master-planned communities occurred in either Florida, Texas, or Nevada. Florida was the top-ranked state in terms of total sales with 34%, followed by Texas with 30%.

Verrado, the top-ranked community in Arizona, is a master-planned community located in the city of Buckeye, Arizona, approximately 25 miles (40 km) west of downtown Phoenix. The development, at the base of the White Tank Mountains, is the largest suburban community in Metropolitan Phoenix in which the concept of New Urbanism was utilized.
