The process of demolishing Lookout Elementary took place on an occupied and functioning campus. Now completed, the 21st century learning environment features classrooms equipped with smart technology. Perhaps the biggest accomplishment of the redevelopment was its implementation of an energy-efficient geothermal system. This system attached geothermal heat pumps to a series of buried plastic pipes and is anticipated to save the district 40 percent on cooling and heating costs, estimated to be $1.8M. Additionally, the school has water-efficient landscaping in its courtyard, multi-layered insulation throughout its buildings, high-performance window glass, and ergonomically integrated and multifunctional sustainable design concepts.

Dark Star Orchestra: Continuing the Grateful Dead Concert Experience

Performing Grateful Dead classics in the same way that an orchestra interprets music of classical composers, Dark Star Orchestra selects from among the nearly 2,500 shows that the Grateful Dead performed during their 30-year tenure as fathers of improvisational rock. MIM Homeschool Day: Compass Guided Tour and Signature Workshop (West African Percussion and Dance)

Led by docents, this exciting “trip around the world” introduced students to the diversity of the world’s musical traditions, ranging from an Indonesian gong workshop to a re-created workshop featuring Martin acoustic guitars. Students learn ways that instruments have changed over time, as humans move around the globe and interact with each other. Content and curriculum align with Arizona State Standards in science, social studies, and music education. Students will also participate in a Signature Workshop on West African Percussion and Dance where they will be introduced to different drumming styles and traditions from several cultural groups in Ghana, Mali and Guinea. The Klezmatics take one of the wildest approaches to klezmer, the traditional dance music of Eastern European Jews. Groove to the sounds of Arizona under the stars and take a musical journey around the world in MIM’s galleries! The last thing one would think of when it comes to Arizona would be yacht clubs. Yet, in the heart of the Valley of the Sun, the dry riverbed of the Salt River winds its way through the metropolis. If you follow it east, straight to the waters of Tempe Town Lake, a yacht club most certainly exists: the Dry River Yacht Club (DRYC). The band, using no amplification, plays an eclectic mix of instruments, including a bassoon, violin, tuba, accordion, acoustic guitar, and bass clarinet, to create a unique combination of gypsy, Western, folk and rock music.

BRYCON BUILDING ASSISTED LIVING FACILITY FOR HOPI TRIBE

Brycon Construction is the general contractor and Jarratt Architecture is the architect for the $3.5M, 12,000 SF Hopi Assisted Living Facility in the Upper Village of Moenkopi, southeast of Tuba City. The facility is a 16-bed, masonry and wood new ground up. Brycon, working with the Hopi Assisted Living Facility Task Team, was able to increase the expected fl oor plan area by 3,000 SF and include an on-demand/solar hot-water system. Estimated completion is 4Q 2012.

BRIGNALL GC FOR INDIAN CULTURAL CENTER; RENOVATING 2 ARTS BUILDINGS

Brignall Construction has been selected as general contractor and SmithGroupJJR will provide design services for the 44,000 SF Yavapai-Prescott Indian Cultural Center to be built on the Yavapai- Prescott Indian Reservation. The new cultural center will be located on a 3.5-acre site on the reservation. The building will contain spaces for a museum and cultural education center. Brignall also is renovating Arizona Opera and Ballet Arizona buildings for the City of Phoenix. The opera project, 1636 N. Central Ave., will be completed in two phases. Phase I is the construction of an 8,700 SF rehearsal hall and 3,200 SF storage facility and all site work and improvements. Phase II will completely gut the existing 16,800 SF building to allow for new offices, fi tting rooms, coaching rooms, the costume department and storage. Motley Design Group is the architect. The other project, 2835 E. Washington St., is the renovation of a 52,800 SF warehouse to include a black box theater, three rehearsal studios, the administration department and storage warehouse. Architect is Durkin + Durkin Architects.

D.L. WITHERS, ORCUTT | WINSLOW TEAM UP FOR 2 NEW PHOENIX SCHOOLS

D.L. Withers is general contractor and Orcutt | Winslow is architect for the new M.C. Cash K-8 Elementary School. Th e 105,000 SF campus is being built adjacent to the existing M.C. Cash Elementary School, which will replace the old campus. Once the new campus is open, the old structures will be demolished to make way for new recreation and sports fi elds. Both firms also combined eff orts on the 80,000 SF Painted Rock Academy, Greenway Rd. and Black Canyon Freeway. Th e academy is the second school in the Reid Traditional Schools family. It will have the capacity to serve more than 700 K-8 students. Th e structure will include more than 30 classrooms, a library and a cafeteria. The school is scheduled to open Aug. 13.

DPR CONSTRUCTION PROJECTS INCLUDE NEW OPERATING ROOMS AND CLEAN LAB

DPR Construction was awarded the $3.7M, 7,383 SF Phase 1 GMP (Good Manufacturing Practice) Lab at Caris Life Sciences in Phoenix. Th e fast-track TI project includes a 1,200 SF mezzanine. Lord Aeck Sarent | Van Boerum & Frank Associates is the architect; GF Group is the engineer. In addition, DPR is building two operating rooms — one hybrid and one CVOR — at University Medical Center in Tucson. Shepley Bulfinch and Richardson and Abbott are architects for the $6.5M, 22,600 SF project. Phoenix project subs: UMEC, Wilson Electric, Able Steel, KTI Tile, Ganado Painting and Star Roofing. Tucson project subs: J.B. Steel, RBG Construction, Sun Mechanical and Stark Electric.

REHABILITATION MEDICINE BUILDING RISING AT VA CAMPUS

A $9.5M, 36,000 SF Rehabilitation Medicine Building is currently under construction at the Veterans Affairs campus, 650 E. Indian School Rd., Phoenix. General contractor for the building, developed by the U.S. Dept. of Veterans Affairs, is RCDS Contractors Inc. The architect is Westlake Reed Leskosky. Th e 2-story building will off er a new rehabilitation area to house physical therapy, prosthetics and orthotics departments. Expected completion date of 2Q 2013.

ADOLFSON & PETERSON FAST-TRACKS 4 CHARTER SCHOOLS

Adolfson & Peterson Construction and Schoolhouse Development, LLC completed work on four charter schools in Metro Phoenix that open this upcoming school year – Paideia Academy of South Phoenix, The Odyssey Institute for Advanced and International Studies in Buckeye, and two American Leadership Academy campuses (Mesa and Queen Creek). The four campuses were fast-tracked and completed at the end of June. Details:

  • Paideia Academy: New 47,800 SF preschool, K-6 charter school and family services center to accommodate 850 students at 7777 S. 15th Terrace;
  • The Odyssey Institute for Advanced and International Studies: New 34,900 SF college-preparatory charter school with a 29,000 SF gymnasium;

MCCARTHY AWARDED CONTRACT FOR PHASE III OF CHANDLER WATER PROJECT

The Southwest Region of McCarthy Building Companies was awarded a contract for preconstruction and construction services for the Phase III Airport Water Reclamation Facility Expansion project, 905 E. Queen Creek Rd., in Chandler. Th e project is a 7 MGD expansion that will allow the Airport Water Reclamation Facility to treat up to 22 MGD on a maximum month basis. In 4Q 2009, McCarthy completed construction of the Phase II Chandler Airport Water Reclamation Facility Expansion project. It expanded the facility’s liquid processing from 10 MGD to 15 MGD. Th e anticipated construction schedule of Phase III is June 2012 to June 2014.

SUMMIT BUILDERS NAMED GC FOR MARRIOTT PROPERTY IN TEMPE

Summit Builders is general contractor for the $28M, 173-room Residence Inn by Marriott to be built at 125 E. Fifth St. in Tempe. The developer is Finvarb Group and the architect is LawKingdom Architects of Kansas City, Mo. The hotel in Downtown Tempe will feature guest suites with fully-equipped kitchens. It will offer state-of-the-art amenities, including an outdoor rooftop pool and fire pit with panoramic views of downtown, 3,500 SF of meeting space and 5,700 SF of ground-level retail. Expected completion is 1Q 2014.

MERIT PARTNERS DEVELOPING 260,000 SF WAREHOUSE IN TOLLESON

Merit Partners of Scottsdale broke ground on a 260,000 SF build-to-suit industrial warehouse in Tolleson. Colliers International represented MiTek Industries Inc. in negotiating a 10-year lease agreement for the warehouse at 7890 W. Lincoln St. Nitti Graycor is general contractor and Ware Malcomb is the architect.

CITY OF GOODYEAR

The City of Goodyear has been processing a 2012 revision to its Engineering Design Standards & Policy Manual and its Engineering Standard Details. A draft revision of these standards was completed in 2010 but was never taken through for City Council approval. The current 2012 version is an updated version of the 2010 draft.

The Engineering Department has posted the 2012 version in the City’s “draft documents” web page for the development community to view and to provide comments. In order to keep the process at a manageable size, the document has been broken into groups that will be up for review at different times throughout the year. In accordance with Arizona Revised Statutes, the City of Tempe gave notice of proposed adoptions of, or changes to, city taxes or fees. CITY OF AVONDALE

Avondale’s new Alarm Ordinance took eff ect on May 1. Residents and businesses are required to register their burglar alarms online with Public Safety Corporation’s CryWolf at crywolf.us/avondaleaz. The new program is aimed at cutting down on false alarm activations in the City along with the amount of time police officers spend responding to false alarms. Under this program residents will not be fined for the first two false alarms that occur within the same year.

CITY OF MARICOPA

The City of Maricopa has joined more than 20,000 communities nationwide that are allowed to purchase federally-backed flood insurance. Th is availability follows the community’s adoption and enforcement of ordinances to reduce flood losses and acceptance by the National Flood Insurance Program (NFIP). Property owners wishing to take advantage of this program should be aware that there is a 30-day waiting period before the flood insurance coverage goes into effect.

Lenders must require borrowers whose properties are in a designated flood hazard area to purchase flood insurance as a condition of receiving a federally backed mortgage loan in accordance with the Federal Disaster Protection Act of 1973.

Valley Partnership Annual Community Project

The Valley Partnership Annual Community Project restored the old Phoenix Day playground.

The old playground at Phoenix Day was an assortment of aging equipment — it met state standards for safety but wasn’t quite what educators at the inner-city child enrichment center wanted: a fun, vibrant outdoor learning environment for children who usually don’t have access to great amenities.

All that changed last November when more than 100 volunteers from Valley Partnership descended on the Phoenix campus for the annual Community Service Project. Their goal was to transform the sandy, walled-in courtyard into an outdoor haven for young learners.

By the time volunteers finished, Phoenix Day’s new playground boasted bright, engaging equipment; grassy, green play areas; a sand pit in which to dig and build; a meandering tricycle path; a garden; a brightly painted infant courtyard; and plenty of new plants and trees.

“Valley Partnership helped us realize the dream of a quality outdoor environment,” says Phoenix Day Executive Director Karyn Parker, who is serving her second term overseeing the center. “We wanted an outdoor environment that was a learning environment as well, and now we have one.”

Valley Partnership, AZRE May/June 2011Phoenix Day was a good fit for Valley Partnership’s annual project, which draws volunteers and in-kind donations from the organization’s diverse partners throughout the commercial real estate industry.

“We try to find projects that are the right size for us,” says Ben Shunk, current chairman of the Community Project Committee and a senior project manager at Adolfson & Peterson Construction. “We want to make sure the project’s not too big for us to make an impact.”

The impact on Phoenix Day has been a powerful one, Parker says, and is both immediate and long-term.

The immediate impact of the Valley Partnership project includes:

  • Play equipment that now includes pieces especially designed for toddlers.
  • An infant area that is brightly painted and visually stimulating.
  • A long-dreamed-of tricycle path that allows children to traverse the grounds, all the while riding on different textured surfaces.
  • Synthetic grass with a resilient surface and cushioned padding.
  • A sandpit area with play backhoes.
  • New plants and trees, as well as a brand new sprinkler system.
  • Fresh paint on cement walls.

The long-term benefits are an environment that allows Phoenix Day instructors to teach outdoors, particularly in the garden, where children can learn about sustaining plant life. The center also plans to add features such as a rabbit hutch and a butterfly garden, complete with worms and caterpillars.

“This will allow for seasonal learning,” Parker says, adding that an “indoor-outdoor connection” is an important part of a child’s development.

Almost 80 percent of Phoenix Day’s children come from homes in which the average income is between $14,000 and $18,000 for a family of four, she says. Parents often don’t have the money or the means of transportation to take their children out and about in the community. Now, they have a great spot right in their own neighborhood.

The annual service project is an important component of Valley Partnership’s mission, which also includes networking, education and advocacy.

“Everyone feels great being a part of it,” says this year’s board chair Mindy Korth, anValley Partnership, AZRE May/June 2011 executive vice president at CB Richard Ellis. “At Valley Partnership, we believe even an organization should tithe back to the community.”

While the actual group project takes one day, Shunk says planning for the event starts months before. Committee members typically choose an organization and then spend months preparing, which culminates in a well-coordinated, well-timed workday.

For November’s workday, volunteers from Trudell Design Studios and Wildwood Design surveyed the property and prepared an overall plan.

Then, Valley Partnership volunteers prepared paperwork regulating state requirements for child-care facilities, created a needs list and distributed it to Valley Partnership members.

Partners then stepped up to prep the site, performing such tasks as removing old cement and grading. So on Nov. 8, Shunk says every volunteer knew what to do to finish the work.

Not only is it well coordinated; it’s a lot of fun.

“It’s a great group of people. Everyone is smiling and working hard,” he says. “Everyone checks their egos at the door and realizes what the end result is.”

Valley Partnership: Ben Shunk, Adolfson & Peterson Construction

Ben Shunk, senior project manager for Adolfson & Peterson Construction, was first attracted to Valley Partnership when he learned about its Community Project Committee.

Six years later, he remains active in all aspects of the organization, and is finding career success in its networking opportunities.

“(Valley Partnership) has helped me in my career because it’s a local organization where people who are trying to make a difference in the commercial industry as a whole can meet,” Shunk says. “This includes architects, developers, contractors, engineers, subcontractors, city personnel, attorneys — basically everyone who touches the private and public real estate industry.”

Shunk hasn’t lost his passion for community service, though, and served as chairman of the Community Project Committee in 2010.

The project Shunk spearheaded was with Phoenix Day, one of three day care facilities in South Phoenix. The team spent the first Saturday in November renovating the facility’s courtyard playground.

Shunk says he believes that was his single best experience with Valley Partnership.

“Even though it was a tough year for the economy, we had a great group of committee members, and it turned out to be an amazing project even in the tough economy,” he says.

Shunk adds that he is proud to be a part of Valley Partnership because he believes the organization serves a vital purpose in real estate, calling it “the voice of industry professionals.”

“If there are issues that the industry is passionate about, (members) can have a voice and an impact,” he says. “If it wasn’t for an organization like Valley Partnership, I don’t think those opinions would be heard.”

Shunk says he has high hopes for the real estate industry after a difficult few years, adding that “2010 was a little rough for everyone. We’re seeing a lot of momentum for 2011.”

The White Tank Branch Library and Nature Center has set and achieved aggressive energy conservation goals. Among them: it is pursuing LEED Gold certification and it has documented a 50% reduction in energy usage beyond a typical code-compliant building. About 25% of the building’s energy is generated on site by a 53.58 KW DC/43.8 KW AC photovoltaic array. The project’s design team also was conscious of water usage, and all fixtures are “low flow,” contributing to a 30% reduction of water beyond a typical library. Other features that contribute to a large reduction in energy usage include the library’s sweeping panoramic windows, concrete shade fins, R30 foam roof insulation, and R13 foil-faced batt insulation to minimize the impact of the desert’s harsh temperature swings. The library is enhanced by its pristine desert location and the inclusion of the park’s nature center, where visitors can combine a trip to the library with lessons learned about their environment.

BIG Green Awards: Corporate Green Programs & Practices

Twelve categories, hundreds of nominations — but only one will take home the green. It’s the first annual Southwest Build-it-Green Awards, where BIG teamed up with the USGBC to bring you the leanest sustainable leaders and projects in Arizona.

Recipient: City of Peoria

Green initiatives have gone from paper and thoughts to parks and neighborhoods in the city of Peoria. City employees at every level, from the mayor to the custodial staff, have supported Peoria’s push for a more sustainable and environmentally friendly community.

City leaders added a sustainability policy to Peoria’s general plan, and a Sustainability Action Plan sets goals and measures progress in eight green areas. The Sustainability Action Plan includes goals in the areas of rethinking energy use, managing water resources, and promoting sustainable development and green-collar jobs. The city also created the “Sustain & Gain” motto as a central message to help promote these goals.

In addition, the city created a sustainability matrix to maintain goals and action plans for cost-effective green practices. As a living document, the matrix sets timelines for the completion of goals, keeps an inventory of accomplished goals and designates project leaders.

Along with setting goals and creating plans, Peoria also ceased distributing paper pay stubs to employees who are paid electronically, and the city only posts job openings online. City employees are encouraged to use green forms of transportation, be environmentally aware, present major progress made in areas of the Sustainability Action Plan at forums, and participate in green programs. For the public, Peoria’s Building Community Speakers Series hosts presentations by experts in fields related to sustainability at city council meetings.

Adolfson & Peterson Construction’s “Green Fists of Fury”

Adolfson & Peterson Construction rules not with iron, but green fists.  The company’s green fists of fury, or Hulk hands, signify the company’s commitment to green practices.  Adolfson & Peterson encourages and pays for employees to become Leadership in Energy & Environmental Design (LEED) certified.  Once LEED certified, employees receive their own green fist to display with pride in their office.

The company also integrated a hybrid fleet of cars, recycling and carpooling or telecommuting programs into its daily operations.  Adolfson & Peterson established satellite offices in Buckeye and Tucson, Ariz., to cut down on employee commuting.  The company’s hybrid fleet of cars even boasts a Smart Car for employee use.  Through its recycling program, Adolfson & Peterson recycled more than 1,000 tons of construction waste in Arizona in 2009.

Adolfson & Peterson strives to reduce its own carbon footprint and the footprint of its clients.  The company built the first LEED Silver Certified high school in Arizona, currently has more than 30 LEED-certified or pending projects and has helped Arizona State University and Carl Hayden High School start green programs.

The $3.8M project consists of a small specialty high school addition to the Paradise Valley High School campus. Estimated to finish in January 2010, the CREST facility will house a technology lab, biolab, restrooms, offices and support rooms.

Location: 1900 E. Apache Dr., Tempe
Size: 730,000 SF on 7.5 acres

Campus Suites on the rail is a 5-story student apartment development featuring 299 student residential units and 946 bedrooms. Other components of the $50 million project include a 10,000 SF clubhouse and 14,000 SF of ground floor retail. Construction began March 2008, and will finish May 2009. Subcontractors include Phoenix General Contracting and InfiniSys Inc. for electrical work.
