Construction Work at Hub on Campus Moves to Interior Build Out

 

With just 3 months until the delivery date in August, the construction schedule for Hub on Campus in Tempe has moved to the finishing stages of the interior build out of the 19-story, upscale apartment building.

The project, built by Beal| Derkenne Construction, which house more than 600 residents on 17 residential floors. In addition the building features two floors with 25,000 SF of retail space and an added 6,550 SF of restaurants, close to the ASU campus.

The project has reached the point where scaffolding is removed and reveals a sleek modern high rise in the shadow of  “A Mountain.”

With interior work — including cabinets for kitchen and bath, counters, carpet and paint, moving along swiftly — the project is now in the final phases.

BDC started construction work 16 months ago. With more than 450 trade workers employed, Hub on Campus is one of the larger current construction projects in Arizona, and a major employer in Metro Phoenix.

With plans calling for LEED accreditation, major focus is placed on environmentally conscious systems and finishes.

“The project is coming along in an amazing way,” said Ryan Cooney, project manager for BDC. “Not only is Hub on Campus an outstanding project for BDC and our client, but will have a positive economic impact for the city of Tempe in the long and short term.”

Beal | Derkenne To Begin 3rd Student Housing Project in Past 18 Months

 

Beal | Derkenne Construction began work on the third student housing project within the past 18 months, this one in Tucson.

The project is called Park Avenue. With the work progressing on schedule and the crane foundation in place, the site is getting ready for the rebar installation.

Park Avenue will include 13 stories above and two stories below ground in total, 12 of them to be home to 163 apartments featuring high-end student housing with amenities including a full service deck on the 10th floor with exterior pool and spa.

The first floor will encompass 9,000 SF of retail area to facilitate the day-to-day student needs.

Park Avenue’s entire building will total 249,903 SF of student housing, close to the University of Arizona.

“Beal | Derkenne Construction is looking forward to work closely with the architect (Shepley Bulfinch) and Campus Acquisitions (the client), to ensure that every single aspect of the project is executed with utmost work approach BDC is known for,” said Michael Derkenne, owner and co-founder of Des Moines-based Beal | Derkenne Construction upon project start.

The day-to-day work will be overseen by Senior Project Manager Dave Linneen, with an anticipated project delivery date of July 2014.

Beal | Derkenne Construction to Build Student Housing Project in Tucson

 

Beal | Derkenne Construction has entered a pre-construction agreement for a student housing project in Tucson.

The project, Park Avenue, is being developed by Campus Acquisitions (CA) of Chicago.

Work is scheduled to begin in 1Q 2013, with completion expected to be finalized by 3Q 2014.

Park Avenue is representing the second phase of a student housing project close to the University of Arizona.

Park Avenue, bordering the UA campus, will allow Beal | Derkenne to go beyond the realm of ordinary student living by being part of the extensive, high end, luxury, student housing project, which will be home to 386 student residents with 166 units in total.

Beal | Derkenne Construction Project Rising Near ASU Campus in Tempe

In just two years, Beal | Derkenne Construction (BDC) — the firm founded by Andrew Beal and Michael Derkenne in 2010 — has become a major player in the construction industry leading the way with notable projects throughout the Midwest and Southwest.

Based in Des Moines, Iowa, the company is currently working on nine construction projects and pursuing prospective clients and work, ranging from adaptive reuse redevelopment to high-rise new construction. Project locations include Tempe, where new student housing is being built.

One of BDC’s present projects under construction is a large, ground up 19-story upscale student housing building (The Hub) located across from Arizona State University in Tempe. It is pursuing LEED silver accreditation.

With the Arizona construction market reemerging after several years of virtual standstill, this project is bringing in an estimated 450 jobs during construction from various trades.

“Working on a project like The Hub, as the general contractor is validation of all our hard work and dedication to our company and work ethics,” Beal says.

The Hub is estimated at $40M and a 19-month schedule with the expected completion date of July 2013. The owners of The Hub are also the shared owners of the 11-story student housing project The Vue On Apache in Tempe that both Beal and Derkenne had general contracted under a different company.

Since becoming partners and creating Beal | Derkenne Construction in 2010, the two driven partners and their committed team have effectively completed numerous projects within the estimated value of tens of millions of dollars.
