Sperry Van Ness announces final deals of 2014

RETAIL LEASES:

Potato Barn signed a 36-month lease at 202 Business Center, located at 596 E. Germann Road in Gilbert. Mary Ridberg and Rommie Mojahed represented Potato Barn in the transaction.

True Believe Comics leased 1,268 SF of retail space at Lakeview Village at Morrison Ranch, located at 99 S. Higley Road in Gilbert. Mary Ridberg and Rommie Mojahed represented the landlord in the transaction.

Evil Child Tattoo Company leased 1,088 SF of retail space at 19th Place Shopping Center, located at 17220 N. 19th Place in Phoenix. Beau Flahart represented the landlord in the 60 month lease transaction.

Mary Ridberg and Rommie Mojahed represented the landlord in the 1,392 SF lease to Carl Quick III at Arrowhead Festival, located at 7260 W. Bell Road in Glendale.

Q3 Tempe, LLC leased 2,200 SF at Southern Village Shops, located at 1805 E. Southern Avenue in Tempe. Mary Ridberg and Rommie Mojahed represented the tenant in the transaction.

Peter McQuaid and Greg Vanlerberghe represented Boost Mobile in the 2,400 SF lease at Fiesta Palms, located at 1125 S. Alma School Road in Mesa.

OmniNuvo Realty leased 1,282 SF of retail space at Lakeview Village at Morrison Ranch, located at 99 S. Higley Road in Gilbert. Mary Ridberg and Rommie Mojahed represented the landlord in the transaction.

Internet Café leased 1,200 SF of retail space at Metro Square Plaza, which is located at 11846 N. 28th Drive in Phoenix. Peter McQuaid and Greg Vanlerberghe represented the landlord in the transaction.

So Good Dulce Y Saladito leased 986 SF of retail space at Alma School Plaza, located at 753 S. Alma School Road in Mesa. Michael Franks and Michael Gaida represented the landlord in the transaction.

Rhino Job Services leased 794 SF of retail space at West Camelback Plaza, located at 5630 W. Camelback Road in Glendale. Michael Franks and Michael Gaida represented the landlord in the transaction.

OFFICE LEASES:

Healthcare Financial leased 3,448 SF of office space at Ventura Gateway, located at 8687 E. Via De Ventura in Scottsdale. Justin Horwitz and Nicole Ridberg represented the landlord in the lease transaction.

Also new to Ventura Gateway, Charter Capital leased 1,456 SF of office space on the 3rd floor.

Justin Horwitz and Nicole Ridberg represented the landlord at Foothills Center to lease 1,567 SF of office space to Nations Lending. Foothills Center is located at 3930 E. Ray Road in Phoenix.

JK Realty leased 6,423 SF of office space at Rome Towers, located at 1760 E. Pecos Road in Gilbert. Justin Horwitz and Nicole Ridberg represented the landlord in the 90 month lease.

COFCO Ideal Rehab leased over 5,900 SF of office space at 668 N. 44th Street in Phoenix. Justin Horwitz represented the tenant in the transaction.

OFFICE SALES:

Justin Horwitz and Nicole Ridberg negotiated the $135,000 sale of a 5,000 SF office building located at 16810 E. El Pueblo Blvd. in Fountain Hills. Horwitz and Ridberg represented seller, RREF CB SBL II-AZ ITI, LLC, and the buyer, FH Partners.

EZ Homes Inc sold a 9,768 SF office building located at 5110 N. Central Avenue in Phoenix to buyer Key South, LLC for $1,225,000 or $125.40 a square foot. Justin Horwitz represented the seller.

MULTIFAMILY SALES:

Danny Lee represented the seller, Gunits, LLC in the $2,320,000 sale of the Greens of Litchfield Apartments, located at 1425 N. Palo Verde Drive in Goodyear. The complex consists of 48 units and was purchased by Goodyear GOL, LLC.

Revival on Hayden Lane, located at 1920 E. Hayden Lane in Tempe recently sold for $2,775,000. The seller was Revival on Hayden Lane, LLLP and the buyer was Evergreen on Hayden Lane, LLLP. Danny Lee represented both parties in the transaction.

Carrick Sears represented the seller, Phoenix Investment Holdings 2, LLC in the sale of La Mirada Condos, located at 1350 E. Northern Avenue in Phoenix. The 9-unit condos sold for $229,500 and was purchased by Housing For America Foundation, represented by David Fuller of ReMax Desert Showcase.

Sperry Van Ness reports 4Q retail, office transactions

RETAIL SALES: 

Mary Ridberg and Rommie Mojahed represented the seller, Jorde Hacienda Inc. in the $1,700,000 sale of a 152,460 SF PAD at Higley Village. Higley Village is located at the SEC of Higley Road and Queen Creek Road in Gilbert. The buyer was ARJ Properties LLC.

Trenton McCullough and Shari A. Tucker represented the buyer, Casa Mirage Properties, LLC in the $3,070,000 purchase of a 20,130 SF multi tenant retail building located at 13915 N. Dysart Road in El Mirage. The seller was El Mirage Partners, LLC and was represented by Cam Stanton and Andrew Fosberg of CBRE.

 

RETAIL LEASES:

Baja Tacos leased 1,800 SF of restaurant retail space at Barkley Center, located at 1437 E. Main Street in Mesa. Beau Flahart represented the landlord.

Fix it Wireless, LLC dba Metro PCS leased 2,000 SF of retail space at Pecan Promenade, located at 9820 W. Lower Buckeye Road in Tolleson.  Beau Flahart represented the tenant and Brad Douglas of Cassidy Turley represented the landlord.

Mary Ridberg, Rommie Mojahed and Beau Flahart represented the landlord at Fiesta Crossing in the 5,116 SF lease to Living by the Word Church.   Fiesta Crossing is located at 1660 S. Alma School Road in Mesa.  Jody Dents of US Preferred Realty represented the tenant.

Kings Ranch Dental leased 3,000 SF of retail space at Apache Trail Plaza. Apache Trail is located at 3061 W. Apache Trail in Apache Junction. Beau Flahart represented the landlord.

Larry Charles leased 1,200 SF of retail space at Plaza 32, located at 2822 N. 32nd Street in Phoenix. Mary Ridberg and Carrick Sears represented the landlord.

Shari A. Tucker-Gasser and Trenton McCullough represented the landlord at Mountain Park Square, located at 4232 E. Chandler Blvd. in Ahwatukee, in the leasing of a 5,012 SF space to Hi Health.  The space was leased to the former Secreto’s restaurant.

Mary Ridberg and Rommie Mojahed represented Potato Barn to lease 22,252 SF of retail space at Scottsdale 101 Retail, located at the NWC of Mayo Blvd. and Scottsdale Road in Scottsdale.

Firehouse Subs opened their newest location at Watson Marketplace, located at 485 S. Watson Rd. in Buckeye. Mary Ridberg and Rommie Mojahed represented Firehouse Subs in the 2,300 SF, 120 month lease.

Mary Ridberg, Rommie Mojahed and Beau Flahart represented the landlord at Mesa Vista Plaza in the leasing of 1,155 SF of retail space to tenant Nguyen Nail Salon, who was represented by Scott Teerink of MEB Commercial Management Group, LLC.

OFFICE LEASES: 

Justin Horwitz and Nicole Ridberg represented the landlord at Ventura Gateway, located at 8687 E. Via De Ventura in Scottsdale, to lease 990 SF of office space to Developmental & Educational Psychological Services.  The tenant was represented by Gregg Sherman of Cassidy Turley.

Also new to Ventura Gateway, The Law Offices of David Baker.  Justin Horwitz and Nicole Ridberg represented the landlord and Colby Everett of Cassidy Turley represented the tenant.

Justin Horwitz represented Amer-X-Security in the leasing of 4,358 SF of office space at 15841 N. 77th Street in Scottsdale.  Mike Kane of Colliers represented the landlord in the transaction.

Country Aire Apartments in Phoenix sell for $2.8M

Neil Sherman and Carrick Sears, multifamily specialists in the Phoenix office of Sperry Van Ness, negotiated the $2,825,000 sale of Country Aire Apartments located at 1701 N. Palo Verde Dr. in Goodyear, Ariz.

The buyer, Univest, Inc of Newport Beach, Calif., purchased the 60-unit complex from Industrial Alliance Pacific Insurance & Financial Services Inc. Sherman and Sears represented both parties in the transaction.

Country Aire Apartments is a condominium community developed in 1982 which has historically been operated as a rental apartment complex. The property is individually metered for electricity and all units except one are two bedroom, one bath flats.

“Industrial Alliance foreclosed on this asset in early 2012, and subsequently invested quite a bit of time and money into improving and repositioning the property. At the time of sale it was arguably one of the nicest rental communities in that submarkett,” says Sherman.

Palmera, Sperry Van Ness

Summit Holdings Buy Palmera Apartments For $2.3M

It was announced Monday that Summit Holdings, LLC, bought Palmera Apartments. The 64-unit multifamily complex is located at 6625 North 17th Avenue in Phoenix, AZ and sold for $2.305M or $46.44 per SF.

Palmera Apartments is currently 95% occupied and the property was recently renovated. The complex consists of 27 one-bedroom units and 37 two-bedroom units.

Neil Sherman and Carrick Sears, multifamily specialists in the Phoenix office of Sperry Van Ness, represented the buyer.

“This was not an easy transaction as there were multiple issues involved. We were delighted to have Carrick Sears and Neil Sherman on our side during multiple rounds of difficult negotiations,” said Alfred Harutunian of Summit Holdings, LLC. “By providing creative thinking and sheer determination, Carrick and Neil were able to overcome a number of obstacles and somewhat unreasonable expectations which existed and get the deal closed.”
