CityCenter of CityNorth Announces 40KSF Signed, 200 New Jobs

CityCenter of CityNorth will welcome Toby Keith’s I Love This Bar to High Street in 2014. The recently signed contract represents more than 14,500 SF on the ground level of the property. An additional 25,000+ SF of space has also been signed with the expansion of existing tenants and three other new contracts. CityCenter of CityNorth is building on the recent lease activity with targeted property renovations – including a new parking garage – to help accommodate the more than 200 anticipated new hires.

Toby Keith’s I Love This Bar and Grill
As the third location in Arizona, Toby Keith’s I Love This Bar and Grill at CityNorth will be a full-service bar with a seating capacity for more than 300 guests. The 14,500 SF venue will feature live country music, country dancing and dancing whiskey girls.

The venue will feature local, regional and national up-and-coming artists. Its corporate team anticipates a late spring to early summer 2014 opening creating between 125 to 175 full and part-time jobs.

Murphy Orthodontics
Orthodontist Dr. C. Chris Murphy is relocating his Scottsdale practice to an approximately 3,600 SF space on High Street. It will be his third location in the Valley.

On September 3, Desert Ridge Pediatric Dentistry and Desert Ridge Prosthodontics opened offices on High Street. Combined the practices represent 10,000 SF. Earlier this month Mojo Yogurt reopened in an 850 SF space.

A large technology company has also just signed a 7,500 SF lease for its first location in the state. More information to come on this tenant November 5.


CityCenter of CityNorth will undergo a series of targeted renovations and enhancements to support the growth of the development. A second parking garage containing 224 spaces will be built to better serve tenants and guests on the east side of the property. The garage will be adjacent to, and south of building eight. Additional planned improvements include new building and monument signage, improved lighting and landscaping.

Stealth Software
Stealth Software’s new global headquarters is a nearly 4,000 SF space on the second floor of the 5450 East High Street Building. The software development company recently announced it will create 200 new tech jobs in Arizona.

Kennedy Partners
Kennedy Partners moved into a 3,800 SF office space on High Street in 2012 and is undergoing a 2,700 SF expansion to give them a total of 6,500 SF.

Guttilla Murphy Anderson, P.C
Guttilla Murphy Anderson, P.C. an AV rated law firm based in Phoenix recently signed a lease renewal on its 6,000 SF office.


Equity Partnership Acquires CityCenter of CityNorth Mixed-Use Development


Portland, Ore.-based real estate private equity firm Scanlan Kemper Bard Companies (SKB), will close on a deal today to acquire Phoenix development CityCenter of CityNorth with its equity partner, Wayzata Investment Partners (Wayzata).

The partners acquired the 628,000 SF mixed-use, luxury project putting SKB in an excellent position to drive activity at the project going forward.

CityCenter of CityNorth includes:

>> 99 units (123,000 SF) of residential condominiums (currently leased as apartments);

>> 330,000 SF of office space;

>> 175,000 SF of ground-level retail space;

>> A 6-level parking structure with 1,418 stalls, and an additional 458 surface parking stalls;

>> 4.9 acres of undeveloped, adjacent land.

“CityCenter of CityNorth is an extraordinary real estate asset created by a developer with a reputation for high caliber work,” said Bob Scanlan, principal and CEO of SKB. “The price and quality of the mixed-use development were very attractive to our team, as is the opportunity to participate in the recovery of the Phoenix market.”

The project, developed by Related Companies, was completed in November 2008. CityNorth was foreclosed on in April of 2010, but has seen recent activity with new restaurant, retail and office tenant move-ins during 2012 and 1Q 2013.

Holliday Fenoglio Fowler, L.P. (HFF) marketed the property on behalf of the seller. The HFF investment sales team was led by senior managing director Ryan Gallagher and associate director CJ Osbrink, along with director Ryan Fitzpatrick, managing director Bryan Ley, senior managing director Jim Batjer and managing director Mark Wintner.

“The quality construction combined with its location in a rapidly rebounding Metro, augurs well for us and for Phoenix,” said Todd Gooding, president and principal of SKB.

The development is a part of the Desert Ridge Master Plan, which is currently 50% complete. It includes more than 2,400 residential homes and apartments, approximately 2.5 MSF of office and retail space, the Mayo Clinic medical facility (which occupies 750,000 SF), the 950-room J.W. Marriott Resort, and the Musical Instrument Museum.

Once completed, Desert Ridge is expected to include 50,000 residents and more than 8 MSF of commercial space.

SKB plans to re-energize CityCenter of CityNorth with an ample tenant improvement and leasing commission budget in keeping with the quality of the project. In addition, SKB will rebrand CityCenter of CityNorth through a marketing strategy aimed initially at bringing entertainment-oriented retailers to the project.

With its reduced cost basis, SKB plans to increase occupancy through highly competitive rents, add additional parking and invest in cosmetic upgrades.

On July 21 at CityCenter of CityNorth, Blue Martini hosted its popular Little Black Dress event, considered one of its largest events of the year. Ladies slipped into their sexiest LBD looking to sip on some specialty drinks, enjoy some live music by the Instant Classics (followed by DJQ), and cross their fingers in hopes that their name is called as one of the lucky raffle winners. But this wasn’t an ordinary raffle, mind you.

The Little Black Dress event was created as a getaway, an oasis for ladies to beat the heat, while also offering the chance to win some incredibly luxurious prizes, ranging from the $100s to $1,000s — including a Louis Vuitton Handbag, Christian Louboutin stilettos, JW Marriott Desert Ridge “staycation” spa package, a rejuvenation package by Perfect Skin Laser Center and more.

And, at the bar, Blue Martini had American Harvest Bottle specials, 42 superior martinis as well as a new tapas food menu. (You’ll have to head over to Blue Martini to find out what’s on the menu!)
