16,194 SF industrial manufacturing building sells for $1.065M

Commercial Properties, Inc., Arizona’s largest locally owned commercial real estate brokerage, has announced the sale of a 16,194 SF industrial manufacturing building located at 4830 S 36th Street in Phoenix, Arizona.  Jeff Hays of CPI’s Tempe Industrial Team represented the seller, Hadco Corporation, in this $1.065 million sale.

The site offers convenient freeway access and is located south of Broadway Road and east of 32nd Street.  The buyer, Advanced Interior Electronics, a full service home electronics provider, was represented by Century 21.

CPI sells 5 industrial acres in Phoenix

Commercial Properties, Inc. has sold ±5 acres located at 3502 E. Roeser Rd. in Phoenix. Jeff Hays, Chad Neppl and Ryan Steele of CPI’s Tempe Industrial Team represented the seller, Hadco Corporation, in this $1.58 million sale.

The site offers convenient freeway access and is located south of Broadway Road and east of 32nd Street.  The buyer, Colten Cowell Foundation was represented by DTZ.


Commercial Properties sells retail storefront and office plaza

Commercial Properties, Inc., Arizona’s largest locally owned commercial real estate brokerage, announced the sale of 4522-4530 N 7th Street in Downtown Phoenix, Arizona.  Brandon Koplin of CPI’s Tempe Office Group represented the Buyer, Canal and Seventh, LLC.

The ±12,613 SF, fully leased building was built in 1965 and is located just south of Camelback Road in the College Vista Subdivision adjacent to the Grand Canal.  Brandon Koplin commented, “The buyer was motivated by the existing income on the property, excellent street frontage and future development potential on the 7th Street corridor.”

The new owner, Canal and Seventh, LLC purchased the multi-tenant property, which closed at a value of $1.35 million.

Just over a few blocks in the Camelback Corridor, Brandon Koplin also represented both sides of a Office Plaza deal at 4641-4645 N 12th Street in Phoenix, Arizona.

The ±14,903 SF Class B, office plaza was built in 1982 and is just south of Camelback Road on the corner of 12th Street and Highland Avenue.  Brandon Koplin stated, “12th Street Office Plaza sold to an owner/user, Arizona, LLC, in a quick 14 day escrow.  The property is being updated cosmetically and 1/3 of the plaza will be available for lease.”

The new owner/user, Arizona, LLC purchased the multi-tenant office plaza from the Gould Living Trust, which closed at value of $750,000.


Modular Power Solutions leases 33KSF

Commercial Properties, Inc., Arizona’s largest locally owned commercial real estate brokerage, announced the lease of 1441 North VIP Boulevard in Casa Grande, Arizona.  Jeff Hays, Chad Neppl, John G. Soldo, SIOR and Ryan Steele of CPI’s Tempe Industrial Team represented the owner, Jensen Precast for this ±33,000 SF property with five structures on approximately 10.66 acres.

Jeff Hays commented. “This former concrete precast facility site has a total of 7 cranes ranging from 5 tons up to a 30 tons and newly refurbished office space.”  The new tenant, Modular Power Solutions (MPS) who was represented by Mike Parker and Evan Koplin of CBRE, is privately held by Rosendin Holdings, Inc. (RHI), and has over 50 years of experience as the largest design-build electrical contractors in North America.  Hays stated, “MPS builds steel frames that hold the servers and other electronic equipment for large data centers in the US, Singapore, Australia, Mexico and Canada.”

The property was particularly attractive to MPS due to the numerous and heavy crane ways.

The transaction resulted in nearly $1 million in total consideration.

Bicycle Haus

Scottsdale Environmental Design Award winners showcase excellence

When designing its new building, longtime downtown Scottsdale retail bicycle shop Bicycle Haus considered the distinctive character of the surrounding area. It created a strong street front identity by integrating bench seating into an outdoor plaza and orienting the building to face the mountains. Native desert trees shade the parking to the west, as well as the plaza. Plus low-water use landscape was incorporated throughout the site. Thanks to its innovative design, the Bicycle Haus captured a Scottsdale Environmental Design Award (SEDA). Kael Keltz owns Bicycle Haus, 7113 E. First Ave. Jack DeBartolo 3 designed the project and R.J. Gurley served as the contractor.


The biennial awards program recognizes the best in Scottsdale design and architecture – aesthetically expressive, sustainable work appropriate to the upper Sonoran Desert and Scottsdale’s unique environment. The program serves to educate the public by example and acknowledge quality green and sustainable development.

Penco Properties buys Harris Park Professional Plaza

Commercial Properties, Inc., Arizona’s largest locally owned commercial real estate brokerage, announced the sale of Harris Park Professional Plaza.  Tyson Breinholt and Shane McCormick of CPI’s Tempe Office Group represented both the buyer and seller in this transaction.

The 27,864 SF, Class B office building is located at 1550 E McKellips Road in Mesa, Arizona and has frontage on McKellips Road, just west of Gilbert Road.

“This transaction came together from my relationship with the out-of-state investor, Penco Properties, who was actively seeking replacement properties for some 1031 Exchange funds. Fortunately, Harris Park Professional Plaza completely met the needs of my client with 100 percent occupancy and a solid tenant history,” said Breinholt.

Harris Park Professional Plaza is a 100 percent leased, multi-tenant office building built in 2001 which was formerly owned by Harris Park Prof Plaza, LLC. Commercial Properties Incorporated picked up the property management account, and Breinholt and McCormick have retained the leasing of the property.

CPI Sells Industrial Property in Tucson

Commercial Properties, Inc., announced the sale of a 31,682 SF industrial property located at 3195 E 36th Street in Tucson. Chad Ackerley of CPI’s Tempe office represented the new owner, Hercules Capital, the parent company of Hercules Industries from Denver. Hercules Industries manufactures and distributes high-end HVAC equipment and sheet metal, and is one of the largest of its kind in the Western and Midwestern regions of the United States.

“Increasing the footprint four times its current 8,000 SF location, indicates the future growth Hercules sees for the construction Industry in Tucson,” Ackerley said.

The seller, Horizon Relocation Services, a local moving company, was recently acquired after being family run for 90 years in Tucson by Suddath Relocation Systems in Jacksonville, Fla. Steve Cohen of Cushman & Wakefield represented Horizon in the transaction.

The sale was valued at $1.7M ($53 PSF) with 2.6 acres.

Commercial Properties, Inc., CPI, completed 137 transactions in December for a total of 493,145 SF. It announced the following top 5 transactions:

Leading the Lease Transactions Category, Tenant Representatives Eric Butler and David Verwer leased out 10,000 SF of Office space to USDA-APHIS, at 8836 N. 23rd Avenue in Phoenix.

In industrial sales, John G. Soldo, SIOR sold a 6,000 SF property for the owner at 4346 E. Magnolia Street, Phoenix, to The Jerome P Barnier Jr Revocable Trust, totaling $1,845,000.

Chad Merwin and Phill Tomlinson sold a 4,136 SF Retail space at 10817 W. Indian School Road in Avondale to IPS, Inc, for $1,325,000.

Vice President Sarge Glenn sold a 6,703 SF Retail property at 1721 N. Arizona Avenue in Chandler to Trustees of the Michael & Phyllis Dindio Trust, for $1,075,000.

Lastly, Don Shikles brokered a 12,428 SF Industrial property at 4941 W. Magnolia Street in Phoenix $940,000 for 4941 W. Magnolia, L.L.C.

Commercial Properties, Inc. has released the following leading transactions brokered in October 2013.

In total the firm completed 137 transactions in October for a total of 1,318,832 SF.

Leading the Lease Transactions Category, Tenant Representative Ken Elmer brokered an agreement with Arizona Urgent Care, LLC, for 5 spaces in Gilbert, Mesa & Tucson, totaling $4,987,600.

In industrial sales, John Soldo and Leroy Breinholt sold a 13,000 SF Property at 17066 S 54th St, Chandler, to OMD Holdings, totaling $607,500.  The property includes an industrial warehouse, office and yard.

Sr. Corporate Services VP Jeff Hays and Corporate Services VP Chad Neppl leased out 15,553 SF of industrial space at 3530 E Atlanta Ave, Phoenix, for $432,778.

Land Group Vice President Donn Kinzle and Sr Vice President Ron Schooler worked together to sell 762,300 SF of Goodyear land to Goodyear Care Group, LP, for $1,950,000.

Lastly, in the company’s largest transaction for the month, two of CPI’s Retail Group leaders – Trent Rustan and Josh Gosnell – brokered a 12,900 SF, $2,381,200 purchase agreement for TBV-WB, LLC at 11201 N Scottsdale Road.

newsmakers - canada, oconnell, poulin» McCarthy Building Companies has appointed Scott Canada to the merit review committee for the SunShot Concentrating Solar Power R&D funding opportunity solicitation in Phoenix. The initiative is an aggressive research and development plan led by the U.S. Department of Energy and aimed at developing solar technologies to meet a levelized cost of energy target of 6 cents/kWh without subsidy by 2020. McCarthy also promoted two associates to project directors. They are Lee O’Connell in Albuquerque and Steve Poulin in Tempe.

Morrow will oversee all aspects of Voit’s operations in the Phoenix market, including brokerage, asset and property management. » Sundt Construction chairman and former CEO J. Doug Pruitt was named among the recipients of the prestigious 2012 Golden Beaver Award. Pruitt received the Management Award from The Beavers, a heavy civil engineering construction association. He retired as CEO of Sundt in September 2011, but remains involved with the company serving as chairman. Sundt also added Tom Auay-Fuay to serve as project manager in the Southwest. » Commercial Properties Inc. (CPI) hired John B. Daley, who brings 30 years of commercial, retail, office and industrial real estate experience. Daley has coordinated some of the largest commercial real estate deals in Arizona. CPI also was selected by CoStar Group as recipient of a CoStar Power Broker Award. In addition, four brokers won individual awards as Top Industrial Leasing Brokers. They include Leroy Breinholt, Darin Edwards, Cal Johnson and Eric Jones.

» The Arizona Builders’ Alliance was honored by the Associated General Contractors of America as a 2011 Community Award recipient, one of 13 organizations recognized as the construction industry’s best charitable work. The ABA Community Board supported four projects in 2011.
