Daum negotiates $5.7M sale for U-Haul

Daum Commercial Real Estate Services has negotiated the $5.7 million sale of a 120,000-square-foot industrial manufacturing facility located on 28 acres at 6112 N. 56th Avenue in Glendale.

David Wilson, executive vice president with Daum Phoenix represented both the buyer and the seller in the transaction.

The buyer was AMERCO Real Estate Company, a provider of real estate and development services for U-Haul.

The seller was American Park ‘n Swap, Inc. of Phoenix.

AMFORM, the manufacturing division for U-Haul will occupy the building and is tripling in size from its present facility located 4650 W. Pasadena Avenue in Glendale. AMFORM plans to take occupancy of the industrial building in approximately six months.

Headquartered in Phoenix, U-Haul is a moving equipment and storage rental company that has been in operation since 1945.

Mattress Firm to open in new Tolleson building

Colliers International in Greater Phoenix recently completed the sale of 21.2 acres of land in Tolleson, where a 386,100-square foot cross dock distribution building is to be completed by December of this year.

First Industrial Realty Trust Inc., a Chicago-based publically-traded REIT, purchased the land and teamed up with Merit Partners Inc. of Phoenix to develop the site, located at the northeast corner of 94th Avenue and Buckeye. First Industrial will be the 100% owner of the building and expects to invest a total of $21.1 million in the facility.

The transaction was negotiated by Payson MacWilliam and Don MacWilliam, executive vice presidents, and Jimmy Leaf, associate, with Colliers International.

The development team is headed by Kevin Czerwinski, president of Merit Partners and a 30-year veteran of commercial real estate in the Valley. Prior to founding Merit Partners, Czerwinski led the Phoenix region for First Industrial and was responsible for the acquisition, development and sales of more than $1.2 billion of industrial and flex properties.

Sun State Builders of Tempe will construct the Class A building. It will offer 36-feet clear height, cross dock configuration and state-of-the-art features.

Mattress Firm has signed a long-term lease for 170,000 square feet represented by Daum Commercial Real Estate Services of Phoenix’ Steve Bodeman, executive vice president of Daum in association with Damian Rivera, president of national account services for E Smith Realty Partners of Dallas. Mattress Firm will take occupancy of its lease upon the building’s completion.

Colliers represented the owner, First Industrial Realty Trust, in the lease transaction. The remaining 216,000 square feet is available to lease.

“The timing of the new building was perfect for Mattress Firm’s expansion from their current location right next door,” said Bodeman. Payson MacWilliam added, “The development team was creative to allow this lease to occur.”

Daum negotiates $1.7M industrial sale

Daum Commercial Real Estate Services has negotiated the $1.721 million sale of a 27,872-square-foot industrial building located at 819 W. Fairmont Avenue in Phoenix.
Rich Sica and Jay Krew with Daum Phoenix represented the seller. Justin LeMaster of Cushman & Wakefield represented the buyer in the transaction.
The buyer, SPCLO IV, LLC of Phoenix bought the industrial space for distribution purposes and also plans to lease a portion of the building.
The seller of the free-standing industrial building was West Fairmont Investments, LLC of Scottsdale.

A and M Manufacturing buys Deer Valley industrial space

Daum Commercial Real Estate Services has negotiated the $1.77 million sale of a 15,410-square-foot industrial building located at 1401 W. Victory Lane in Phoenix.

The industrial building sale represents the highest price per square foot owner-user sale in the Deer Valley submarket this year.

The Daum Phoenix team of Bob Lundstedt and Chris Rogers represented the seller, the Boat Family Limited Partnership of Phoenix led by Billy Boat.

Daum’s Skip Corley Jr. represented the buyer, A and M Manufacturing of Phoenix led by Steve Barton.

A and M Manufacturing is relocating and more than doubling in size from 2525 W. Cypress Street in Phoenix for its manufacturing facility of custom air cooled heat exchangers.

Billy Boat is a former Indy Car driver and founded Billy Boat Performance Exhaust, a company that makes custom performance exhaust systems for luxury and high performance cars. His son, Chad Boat, races in the NASCAR Nationwide Series. Boat is building an additional 20,000-square-foot building on the 1.32-acre site.

Fine Line Fabricating buys office-industrial space in Phoenix

Daum Commercial Real Estate Services has negotiated the $1.2 million sale of a 20,565-square-foot office-industrial building located at 16461 N. 25th Avenue in Phoenix.

Jerry Hillery and Chris Rogers of Daum in Phoenix represented the buyer, Fine Line Fabricating. The seller, Baughman-Williams, was represented by TJ Swearengin and Matt Hobaica of Lee & Associates.

The buyer, Fine Line Fabricating – a manufacturer of general metal work and custom fabrication for the commercial and residential sectors — is expanding its manufacturing space. The company is currently located at 17464 N. 25th Avenue and plans to relocate in late February, 2015.

The 2.43-acre property was built in 1994.

Wallace, Plese + Dreher relocates to Chandler Corporate Center

DAUM announced May 22 that Wallace, Plese + Dreher (WP+D), one of the leading certified public accounting firms in Arizona, will move its office to Chandler Corporate Center and occupy 10,549 SF of office space. The expected move-in date will be in August.

DAUM Commercial Real Estate Services represented Wallace, Plese + Dreher, the
lessee, in the lease of a 10,549 SF office located in the Chandler Corporate Center in Chandler, Ariz.. Kirk Jenkins of DAUM’s Phoenix office represented Wallace Plese + Dreher in its leasing of the building located at 500 N. Juniper Dr.

The Rockefeller Group, owners of the building, is also relocating its southwest offices to the building.
