De Rito reports new burger restaurant, Orange Theory leases

Pizza Hut adding Avondale location

Pizza Hut completed a deal to add another Valley location, this one at the southwest corner of Dysart Road and Van Buren Street in Avondale. Morey Fischel of De Rito Partners represented the tenant in the deal for a 1,800-square-foot space.

Metro PCS opening new location in El Mirage

Metro PCS signed a lease to open a location in El Mirage, at the northeast corner of Dysart Road and Thunderbird Road. De Rito Partners’ agent Bill Bones represented the landlord in completing the deal for 1,598 square feet.

Beds America relocating Glendale store

Beds America finalized a deal to relocate their Glendale store to the northeast corner of 67th Avenue and Bell Road in Glendale. The lease is for a 2,446-square-foot space. Gordon Heckaman represented the tenant in the transaction, while Lizette Borbon-Iskhakova and Carl Jones, Jr. represented the landlord.

Church leasing space at Verde Valley Plaza

The Church of the Cross leased a 2,738-square-foot space at the Verde Valley Plaza, located at the southwest corner of Highway 89A and Highway 260 in Cottonwood. Dale Harsh of De Rito Partners represented the landlord in completing the deal.

Baldridge Commons adding another new tenant

De Rito Partners’ agents Gordon Heckaman and Carl Jones, Jr. represented the landlord in completing a deal to bring Vapor Vault to Baldridge Commons in Goodyear. The tenant signed a lease for a 1,325-square-foot space at the center located at the northwest corner of Dysart Road and Van Buren Street.

Orange Theory opening additional Scottsdale location

Orange Theory Fitness completed a deal to add a Scottsdale location at the northeast corner of Indian Bend Road and Scottsdale Road. Mike Kumelski of De Rito Partners represented the tenant in the lease of a 3,296-square-foot space.

Xtreme Vapour adding second location

Xtreme Vapour signed a lease to open their second location at the southeast corner of Lake Pleasant Road and Happy Valley Road in Peoria. Gordon Heckaman represented the tenant in completing the transaction for a 1,200-square-foot space.

Pedrito’s opening first mall location

Pedrito’s Mexican Food completed a deal to open a new location at Fiesta Mall in Mesa. Pedrito’s will take a 688-square-foot space at the mall located at Alma School Road and Southern Avenue. Lizette Borbon-Iskhakova and Roger Brevoort represented the tenant in the transaction.

Panda Express adding another Valley location

Panda Express purchased a prime corner pad at the northeast corner of Southern Avenue and Stapley Drive in Mesa. Morey Fischel of De Rito Partners represented the buyer in acquiring the 34,289-square-foot lot.

Liberty Tax joining Desert Sky Festival

Liberty Tax Service finalized a lease of a 1,740-square-foot space at Desert Sky Festival located at the southeast corner of 75th Avenue and Thomas Road in Phoenix. Paul Serafin of De Rito Partners represented the landlord in the transaction.

Non-profit organization opening location in Carefree

McKinley Educational Foundation, a non-profit educational organization, signed a lease to open a facility at Mariachi Plaza in Carefree. The organization will take a 1,486-square-foot space at the southwest corner of Cave Creek Road and Tom Darlington Drive. Dale Harsh of De Rito Partners represented the landlord in the deal.

The Counter Custom Built Burgers signed a lease to open its first Arizona location at the southwest corner of Central Avenue and Adams Street in Downtown Phoenix. Stan Sanchez and Paul Serafin of De Rito Partners represented the landlord in completing the lease of a 3,184-square-foot space.

Dog training facility joining Central Phoenix neighborhood

Learning Pawsibilities, a dog training, day care, and boarding center, completed a deal to lease a 3,250-square-foot building in Central Phoenix, just south of the southeast corner of 32nd Street and Indian School Road. Dutch Bros. Coffee is opening its first location in Surprise, Arizona just east of the southeast corner of Bell Road and Litchfield Road. De Rito Partners’ agents Brian Bridgman and Marty Olejarczyk represented Dutch Bros. in a ground lease of 23,762 square feet.

Middle Eastern market opening second Valley location

Ya Hala Middle Eastern Market is adding their second Valley location at the southwest corner of Bell Road and Cave Creek Road in Phoenix. Carl Jones Jr. and Gordon Heckaman of De Rito Partners represented the landlord in completing the deal for a 900-square-foot space.

DC Ranch Crossing adding two new tenants

The DC Ranch Crossing shopping center located at the southeast corner of Pima Road and Union Hills Drive in Scottsdale, Arizona will be adding two new tenants. Fleet Feet, a sports apparel store, and Roasti’s Pizza signed leases for 1,921 square feet and 3,484 square feet, respectively. My Salon Suites is opening their first location at the The Shops at Gainey Ranch in Scottsdale, Arizona. Steve Bonnell and John Palmieri of De Rito Partners represented the landlord in completing the deal for a 5,630-square-foot space at the center locates east of the northeast corner of Doubletree Ranch Road and Gainey Center Drive.

Now That ICSC Dust Has Settled, The Real Work Begins

 

With more than 33,000 attendees at the 2013 ICSC RECon in Las Vegas, all are talking about the upbeat condition of the retail market and wanting to put together a deal.

Now is when the real work begins.

De Rito Partners had more than 30 agents and all of its principals attend the event. More than 500 meetings were scheduled, not to mention the hundreds that resulted from being an exhibitor.

Now we have to follow up with all the leads and contacts, whether it is sending a site plan to a tenant to get the deal started, tweaking the language in a lease that was holding up execution, or finalizing agreed upon changes to the LOI (Letter of Intent).

A deal starts with a vision, but deals are developed step by step, execution by execution and execution is what gets the deals done. Sweating the details for our clients is of utmost importance to ensuring the experience is a positive one.

De Rito Partners employs state-of-the-art technology that provides up-to-date demographic data and market trends to benefit its clients and its team. This kind of technology gave agents access to their property materials and information as they worked away from the office.

Brokers were encouraged to “bank” their data on GoodReader, an Ipad application that provided marketing materials for each member of the company at their fingertips. We are looking forward to the next year as we seek additional ways to improve our resources and functionality at the next convention.

As a relatively small company in a large market, we are committed to implementing cutting edge technology more efficiently and effectively in order to exceed expectations.

The ICSC arena gave our brokers the opportunity to meet clients on a different level from the in-office environment. Face-to-face meetings often build a rapport that might never have formed otherwise. Everyone attending this year’s session appeared to have a “let’s do business” attitude, which was encouraging and will result in more deals this year.

Phoenix once again was among the nation’s fastest-growing cities last year, newly released Census Bureau estimates show. The city added more than 24,000 new residents and edged closer to overtaking Philadelphia as the fifth-largest city in the country.

This kind of growth makes Phoenix and Arizona one of the most desirable marketplaces right now. Now we really have to focus on getting a return on all of the time and energy spent in preparation and execution of what we call the “Super Bowl of the Shopping Center Business.”
