Valley Partnership: President's Message

25 Years of Commitment

Beginning at the end of 2011, I was charged with the responsibility of reviewing the 25-year history of Valley Partnership in anticipation of the yearlong celebration of our Silver Anniversary.

The only records kept by a small organization with a historically small staff were the binders of corporate minutes (required by law) and some photographs — not pictures on websites, CDs, JPEGs or TIFFs — of events and Community Projects. I dreaded the thought of combing through tedious legalese and staged pictures of people holding shovels pretending to do heavy lifting at some children’s facility one day a year.

I was wrong.

Reading the corporate minutes from 1987 through 2011, each year came alive with the personalities of the Chairs of the Board of Valley Partnership. They were business people who led the organization and the commercial real estate industry in some of the direst times and in some of the most successful. I read of the dedication of the Partners who served on Valley Partnership committees with missions ranging from Government Advocacy to Business Development to our Community Projects.

Although 25 years have passed and the Valley has grown beyond the boundaries that existed in 1987, one thing has been consistent: Valley Partnership is a partnership among strong individuals who are dedicated to the four corners of the Valley Partnership Mission:

  • Advocacy
  • Education
  • Networking
  • Community Service

I hope you enjoy this look back over the past 25 years, particularly the comments of the past Chairs of the Board of Directors, a collection of prestigious commercial real estate professionals who committed a significant amount of their career and time to Valley Partnership.

Education: Integrated Education Building, GateWay

Location: 44th St. and Van Buren Rd., Phoenix, within the Discovery Triangle
Size: 137,000 GSF

The $34M Integrated Education Building is GateWay’s first new construction in more than 10 years. The 3-story IEB will combine five separate programs traditionally built as stand-alone structures, including a library and learning center. It is pursuing LEED Silver certification. Subcontractors include L.R. Cowan, Jen Electric, Barret Homes, Wholesale Floors, Harris Mechanical and Iron Tree Plumbing. Expected completion is 3Q 2012.

HILLTOP & MCCONNELL: PRIVATIZED STUDENT HOUSING AT NORTHERN ARIZONA UNIVERSITY

Location: NAU campus, Flagstaff
Size: 434,058 SF

Hilltop and McConnell are two student housing projects combine for 1,126 beds in 419 units. The $60.6M project will consist of two separate developments: a modern residence hall called McConnell (550 beds) and a student townhouse community called Hilltop (576 beds). Subcontractors include Hilty’s Electric, Dial Mechanical, Associated Cement Contractors and TKO. Expected completion is 3Q 2012.

Location: 4th Ave. and Congress St. / 2 S. 4th Ave., Tucson
Size: 380,000 SF residential/25,000 SF retail

The University of Arizona student-housing project includes two 11-story towers and another site with 3 stories residential. The $50M project is expected to break ground in 1Q 2012 with completion expected in 3Q 2013.

Size: 35,000 SF

Prescott College is developing a $7M housing project focused on providing on-campus independent living facilities for students. The project will consist of 3 multi-level townhome style buildings along the banks of Butte Creek. It is targeting a LEED Gold designation upon completion in 3Q 2012.

Location: 
 6801 N. Glen Harbor Blvd., Glendale
Size: 60,000 SF

The $7.5M project includes a 40,000 SF, 2-story building with 7 classrooms, labs and meeting space, and a 20,000 SF hangar-type building for a paint booth, airplane engines, library, computer lab and tool center. Completion is expected in 2Q 2011.

Location: 922 E. Apache, Tempe
Size: 275,000 SF on 1.52 acres

The $35 million, 10-story mid-rise features 132 fully furnished units. The student-housing project includes 153,000 SF of residential space with the remainder comprising parking, a large common area and 5,000 SF of retail. Construction began May 2008 and is expected to finish August 2009.
