Fulton Homes, Phoenix Suns Partner Again

If the last NBA season is any indication, Fulton Homes, the Phoenix Suns, andthe Central Arizona Mountain Rescue Association are about to have a big year.

For the third consecutive year Fulton Homes is uniting with the Phoenix Suns for the Fulton Homes “Proud to Own the Three-Point Zone” program. This season when a Phoenix Suns’ player drains a three-pointer, Fulton Homes will write a $100 check, with those proceeds going to support the Central Arizona Mountain Rescue Association. CAMRA performs search and rescue missions throughout Arizona and has rescued thousands of people and saved hundreds of lives since its inception in 1969.

Last season the Suns hit 765 three-point shots, ranking sixth-highest in the league. That proficiency from the arch led to Fulton Homes donating $76,500 between the three organizations. Since 2005, Fulton Homes has donated more than $320,000 through Phoenix Suns Charities.

Fulton ‘Legacy’ at $15M before opening

While news headlines in August continue to declare sluggish new home sales figures in the Metro Phoenix market, one new Fulton Homes’ community in Gilbert is experiencing just the opposite.

Fulton Homes Utilizes Interactive Touch Screen Display

Fulton Homes has always had the touch when it comes to quality homebuilding. Now the Tempe-based residential builder is integrating a modern “touch” with innovative technology.

Fulton Homes will unveil a massive interactive 46-inch touch screen at its newest community “Legacy” in Gilbert when sales commence in August. Located in the main sales office, the touch screen will allow homebuyers to effortlessly search the more than 6,000 floor plan options available, all color-coded by lot size and square footages of rooms. Buyers will also be able in real time to easily connect with Google Maps to zoom in on all Fulton Homes communities and click on specific lots to determine size and elevation. Fulton Homes Presents $76,500 to Suns Charities

Monday night just before tip-off of the Phoenix Suns-Memphis Grizzlies game, Fulton Homes Vice President Dennis Webb presented a $76,500 check to Suns Charities for the season-long “Proud to Own the 3-Point Zone” program. Throughout the season the Tempe-based homebuilder paid $100 each time a Suns player drained a three-point shot. Monies collected will go to support the U.S. Navy League, an organization that serves and supports all sea services of the U.S. Navy, Marine Corps, Coast Guard and Merchant Marines, the Joe Foss Institute and the Central Arizona Mountain Rescue Association (CAMRA).

For more than ten years Fulton Homes has partnered with the Suns to give back to a wide variety of charitable organizations. Last year through the 3-Point Zone program Fulton Homes donated $46,000, which was shared with the Youth Assistance Foundation and CAMRA.

Fulton Homes helps launch ‘Character Counts’ program

Bricks and cement may create a home’s foundation, but honesty and character build a solid foundation for young adults.

Tempe-based homebuilder Fulton Homes is partnering with KTAR Sports Radio 620 for the Fulton Homes Character Counts program. KTAR listeners will be encouraged to nominate a 12- to 17-year-old student athlete who has exhibited character. Beginning in November and continuing through April, one winner from all of the nominees will be chosen each month to win a $100 gift certificate to Sports Authority. At the end of the school year a celebratory banquet will be held for the top 12 finalists who exemplified true character and good sportsmanship, and one athlete will be awarded a $5,000 scholarship courtesy of Fulton Homes.

Every Tuesday a “Character Counts” segment will air on Sports Radio 620 during the Doug and Wolf Morning Show. Former NFL player Ron Wolfley and sports radio personality Doug Franz will discuss what builds great character in sports and the importance of good sportsmanship. Fulton Homes Honors Vets with ‘Fly the Flag’ Campaign

Fulton Homes is showing its appreciation for America’s veterans by encouraging everyone to display the Stars and Stripes this Veteran’s Day, and at the same time benefit the Wounded Warriors Project.

The Tempe-based homebuilder has partnered with 100.7 KSLX for the “Fly the Flag for Veteran’s Day” campaign. From Sept. 30 through Nov. 11, listeners who visit Fulton Homes’ Ironwood Crossing community in Queen Creek and tour a model home can purchase a full-size American flag kit for $10, with all donations going to the Wounded Warriors Project. Fulton Homes will match any $10 donation offered, up to a maximum of $25,000.  The flag offer continues through Veteran’s Day, which is Nov. 11. More Fulton Homes communities where flags can be purchased may be added during the campaign.

While school teachers may be under-recognized by many, Fulton Homes continues to acknowledge educators for their unwavering sacrifice and dedication to their students. As the new school year begins, the Tempe-based homebuilder is once again taking the lead to support teachers and education.

For the 14th consecutive year Fulton Homes’ “Teacher of the Week” program returns to honor Valley school teachers. Throughout the school year the program showcases teachers who inspire their students. EPA recognizes Fulton for energy efficient construction

The U.S. Environmental Protection Agency (EPA) has honored Fulton Homes for its commitment to providing homebuyers with ENERGY STAR certified homes by presenting the Tempe-based homebuilder with the 2013 ENERGY STAR Leadership in Housing Award. The honor recognizes a builder that promotes energy efficient construction and helps to protect the environment through partnership with ENERGY STAR.

Home prices increase by most in 7 years

U.S. home prices jumped 12.1 percent in April from a year ago, the most since March 2006. More buyers and a limited supply of available homes have lifted prices in most cities across the country, a sign of a broad-based housing recovery.

“The increase in the number of people looking for a new home often runs parallel to a jump in home prices,” said Doug Fulton, CEO of Fulton Homes. “We are seeing steady growth in all of our communities, so it was no surprise to see the data from this new report. It’s great that more people are buying new homes, but it’s even more encouraging that more people are visiting our communities and showing serious interest in our homes.”

The Standard & Poor’s/Case-Shiller 20-city home price index released Tuesday also rose 2.5 percent in April from March, the biggest month-over-month gain on records dating back to 2000.

All cities except Detroit posted gains in April from March. That’s up from only 15 cities in the previous month.

Prices rose from a year earlier in all 20 cities for the fourth straight month. Twelve cities posted double-digit gains. San Francisco, Las Vegas, Phoenix and Atlanta all had price increases over the past year of more than 20 percent, while Detroit and Los Angeles showed gains of nearly that much. Minneapolis posted a 15 percent gain.

The housing recovery is looking more sustainable and should continue to boost economic growth this year, offsetting some of the drag from higher taxes and federal spending cuts. Steady job gains and low mortgage rates have encouraged more people to buy homes.

David Blitzer, chairman of the index committee, said the housing recovery should continue even with mortgage rates rising. Borrowing rates have jumped after Federal Reserve Chairman Ben Bernanke said last week that the Fed could slow its bond-purchase program, which is intended to keep long-term interest rates low.

“Home buyers have survived rising mortgage rates in the past,” Blitzer said, “often by shifting from fixed rate to adjustable rate loans.”

Blitzer said the bigger issue for the housing market is banks’ willingness to lend. A recent survey by the Fed suggested some banks are easing credit standards.

Still, Stan Humphries, chief economist at real estate data provider Zillow, said rising rates and an increase in the number of sellers should temper price gains in the coming months.

“The national housing recovery is strong and sustainable, but pockets of volatility will emerge,” he said. “Buyers expecting home values to continue rising at this pace indefinitely may be in for a shock.”

The index covers roughly half of U.S. homes. It measures prices compared with those in January 2000 and creates a three-month moving average. The April figures are the latest available.

Prices are rising because demand is up and fewer homes are available for sale. That’s made builders more optimistic about their prospects, leading to more construction and jobs.

The first day of spring brought news for homebuilders that in cities across the nation potential home buyers suddenly find themselves with a low inventory of available homes to choose from. On Wednesday, The New York Times reported that many homebuilders are scrambling to find construction workers and obtain permits to keep up with the spike in demand.

While many homebuilders may have been caught by surprise, Tempe-based Fulton Homes was not.

“We started construction of nearly 100 homes months ago in anticipation of this housing shortage,” Doug Fulton, CEO of Fulton Homes, said. “Fulton Homes currently has the most move-in-ready homes of any builder in the Phoenix market.”

According to the Times story, the National Association of Realtors reports that the raw number of homes for sale across the nation is at its lowest level since 1999.

In January, Fulton Homes sold 52 homes; in February that number jumped to 87. These numbers compare to 43 and 72 respectfully, a year ago. Closings for January were 57 and 61 in February, compared to 41 and 31 last year.

“We expect to see a continual rise in the number of new home buyers who are purchasing their first home or upgrading with a new Fulton Home, “said Fulton.

According to the Standard & Poor’s Case-Shiller index earlier this year, sales prices of homes in the Phoenix area surged 23 percent in 2012. Rising prices often parallel the rise in the number of people looking for new homes.

Fulton Homes Lands on Top 50 in U.S.

Fulton Homes’ Ironwood Crossing community in Queen Creek is the top-selling master-plan community in Arizona, according to a new report.

Ironwood Crossing made the list of 50 Top-Selling Master-Planned Communities in the U.S. in 2012 in a newly-released report by Irvine, California-based John Burns Real Estate Consulting. Ironwood Crossing landed 23rd on the list, making it the highest-ranking community in the state based on net sales in 2012.
Meanwhile, Fulton Homes’ Freeman Farms community in Gilbert listed at 49th.  Fulton Homes was one of nine builders that had more than one master-plan in the Top 50.  Overall sales at all of the communities increased 46 percent from 2011, convincing evidence that the housing market is bouncing back.

“Home sales are at a brisk pace right now,” Doug Fulton, CEO of Fulton Homes, said.  “In January we sold 40 homes in 20 days. For Fulton Homes to place Ironwood Crossing and Freeman Farms in the Top 50 U.S. communities is a testament to both our sales team and the increasing number of buyers now purchasing new homes.”

To compile the list, John Burns Real Estate Consulting surveyed nearly 100 large-scale residential communities in the U.S. Collectively, the communities totaled 22,806 new home sales last year, which was a 46-percent increase over the 15,599 new home sales in the same communities in 2011.

It’s been a good year for Fulton Homes.

The Tempe-based homebuilder has seen a 46 percent increase in sales compared to last year through the week ending Dec. 16.  Although final numbers for the calendar year won’t be calculated for a couple more weeks, Fulton Homes has sold 692 homes so far.  That compares to the 463 homes sold in all of 2011.  Fulton Homes sold 358 homes in 2010.

“The market for new homes is definitely improving,” Doug Fulton, CEO of Fulton Homes, said. “We’ve seen increased sales at many of our East Valley communities, which is a testament to the housing recovery.”

Preliminary figures reveal that Fulton Homes sold more than 57 new homes per month for 2012.  The top selling developments include Ironwood Crossing (284 homes), Freeman Farms (217) and Fulton Ranch (109).  Ashcreek has sold 25 homes and Victoria Estates has sold 23 homes.

While the housing market is improving across the board, Fulton Homes set itself apart as the only homebuilder to maintain a consistent presence throughout the recession.  Fulton Homes has several communities in the East Valley, an area of the Valley that is seeing the most significant home-buying traffic.  In addition, Fulton Homes buyers have seemingly endless choices when designing their new home.  Buyers can choose from 5,000 upgrades at the Fulton Homes Design Center, and they have the ability to customize their homes at certain communities by adding a 52-foot garage, or a separate living space for extended family.

That swish from the arc is beginning to add up.   Through the first month of the season, the Phoenix Suns have hit 105 three-pointers, banking a cool $10,500 for the Youth Assistance Foundation.  With five months of the season remaining, they are on course to raise more than $60,000 for the non-profit.

It’s all part of the Fulton Homes “Proud to own the Three-Point Zone” program, a partnership between the Tempe-based homebuilder and the Phoenix Suns.  With each three-point basket made, the Youth Assistance Foundation receives $100.

Report: Fulton Homes leads E.V. Home Sales

Fulton Homes’ domination in new home sales continues.   According to the latest KnowledgeBase Market Insights report released by Phoenix-based Belfiore Real Estate consulting, Fulton Homes had three communities ranked among ten of the best-selling Phoenix-area subdivisions over the past two months.  The Tempe-based homebuilder placed Queen Creek’s Paradise at Ironwood Crossing, and both Mediterranean at Freeman Farms and Caribbean at Freeman Farms in Gilbert. Overall, six of the Top 10 Phoenix area subdivisions were in the East Valley, with the remaining four in the West Valley.

Fulton Homes Unveils Lounge at Phoenix-Mesa Gateway Airport

Fulton Homes wants Midwestern and Canadian travelers to feel at home this winter the minute they step off the plane. Travelers flying into Phoenix-Mesa Gateway Airport will be greeted by a welcoming lounge set up as a life-size Fulton Homes living room next to the baggage claim area.

The unique lounge measures 40 feet long and eight feet wide, and features a trio of custom, Fulton Homes-logoed couches and loveseats. Five six foot-by-four foot windows offer faux views of the picturesque Arizona landscape. The lounge opens Oct. 1 and will remain at the airport until April.

Real Estate Trading Trend Is Paying Off

Home builders, sellers and buyers say, ‘I’ll trade you’

An emerging real estate trend is paying off for some Valley companies.

For The Landmark in Scottsdale, real estate trading has accounted for almost 20 percent of its sales the past 12 months. The average list price for the trade homes: $1,100,000.

“We had a buyer prospect who told our sales team, ‘I want this condo and I would buy it in a heartbeat, but I need to sell my home first,’” says Kirsten Brown, vice president of Butte Companies. “We didn’t want to lose that excitement and timing is everything when a buyer is in the heat of the moment. (Butte Companies’ owner, Ed Lewis) asked the location of their home and how much is it was listed for. The dialogue opened and grew from there. That’s where the general concept of trading came from for us.”

The trading concept is especially beneficial for buyers with a singlefamily home, vacation home, or lots they need or want to sell before they make another purchase.

The concept is simple: Buy my house and I’ll buy your house. The exchange takes place on the same date via a simultaneous closing. The sales are contingent upon each other. Since contracts require a closing on the same date for both properties, the bank will not use the monthly payment from the client’s current mortgage as a liability, nor will it use the old mortgage balance in total loan to value ratios. Having fewer liabilities helps the client qualify for the new loan and negotiate better mortgage terms.

Fulton Homes touts its trade-in program with this slogan on its website: “Why stay in an old home when you can trade up to an energy efficient Fulton Home?” It took the trade movement a step further with a Super Bowl ad.

“Fulton Homes saw great response in the heightened level of interest (in the trade-in program),” says Doug Fulton, CEO of Fulton Homes. “It was definitely a touchdown.”

With the local housing market struggling for the past few years, homebuilders have struggled to find innovative ways to find buyers. While trading has been labeled as simply a marketing gimmick by some critics, Brown says it fills a need in the current economic atmosphere.

“Many buyers don’t want to put their home on the market and face the reality of today’s prices or others simply don’t want the hassle of open houses every weekend in their home disrupting their life,” Brown says. “This resolves those concerns and many more. When we make an offer for a trade deal, we don’t focus on the price of our home or the value of their home, we simply discuss the difference in the price between the two. Once that is agreed upon, the rest falls into place.”

If trading is a trend, it doesn’t appear to be one that is going away any time soon.

“The concept is gaining momentum as is exemplified by the ARMLS recent board decision to add a tab in all online MLS listings that allows an agent to list and/or search for ‘trade’ properties in order to pair up your clients willing to trade with those homeowners looking to trade,” Brown says. “This was just implemented in the last nine months by ARMLS, so that to me says they agree it’s not a fad, but a helpful tool agents can use to help their clients sell or buy regardless of the market.”

The Arizona Diamondbacks have partnered up once again with Fulton Homes for another season-long charity.

The Fulton Homes Home Run Program has been a part of the Diamondbacks culture off and on for the last couple of years. With each home run hit by a Dback, Fulton Homes will donate $150 to the Central Arizona Mountain Rescue Association (CAMRA) or the Youth Assistance Foundation.

This week, I had the privilege of speaking with Fulton Home’s CEO Doug Fulton for our weekly podcast. On top of that, Fulton is also a member of CAMRA and was part of the initial setup of the Youth Assistance Foundation with the sheriff’s office.

Last season the Dbacks hit their way to $25,000 worth of donations, and Fulton hopes that they will do the same this year. With no limit on how much the company will donate, Fulton hopes to financially support CAMRA and its “heroes of Arizona” as much as he can.

Fulton Homes Steps Up To The Plate For Charities

Diamondback fans are lining up with Opening Day around the corner and Valley homebuilder Fulton Homes is ready to take the baseball league by storm with the Fulton Homes Home Run Program in partnership with the Arizona Diamondbacks.

Every time a Diamondbacks player hits a home run at Chase Field during the 2012 season, the Fulton Homes will donate $150 to the Central Arizona Mountain Rescue Association (CAMRA) or the Youth Assistance Foundation.

Last baseball season, the Fulton Homes Home Run Program scored more than $25,000 in donations. This year Fulton Homes will donate $150 per Chase Field home run to the Central Arizona Mountain Rescue Association or to the Youth Assistance Foundation. Last season the D-Backs were sixth in the league with a total of 172 home runs, 93 of them at Chase Field. D-Back fans hope the home run sweep continues this year with the teams’ strong key hitters.

CAMRA has been saving lives and educating about safety since its establishment in 1969. The team is trained technically to perform search and rescue missions in the backcountry of Arizona. The nonprofit organization is dedicated to saving lives through search and rescue operations and through wilderness emergency medical services.

The Youth Assistance Foundation is a nonprofit organization that supports programs focused on preventing youth violence and encouraging social development while promoting a positive interaction with law enforcement.

“We are proud of our home team to not only be hitting talent and treasure out of the park, but also spreading it around the Valley,” said Fulton Homes CEO Douglas Fulton. “The relationship Fulton Homes has built with the Diamondbacks through this home run program is giving back to the community who builds us.”

Fulton Ranch Makes Top 50 List Of Successful Master-Planned Communities

Fulton Ranch, a master-planned community in Chandler, made the top 50 list of top-selling master-planned communities in 2011. John Burns Real Estate Consulting ranked Fulton Ranch No. 35 nationwide.

Fulton Ranch, constructed by Fulton Homes, is located in East Chandler on Arizona Ave., just south of Ocotillo Rd. The community is set on 520 acres and is composed of homes varying in size and style.

How would you assess the current state of the home building industry?
Today, I would say it’s in recovery. I would definitely say we have hit the bottom and we are experiencing the trough here. … From this point, things can only get better … This is our fourth year (dealing with the downturn). It’s a very, very tough cycle. This is a cyclical business, it always has been. I was here in the ’80s and ’90s when it cycled then, with the Keating, Lincoln Savings (& Loan) RTC days. It cycles. This one has been a vicious, tough, tough cycle where we’re paying for the run-up and the escalation — and the runaway inflation in the homebuilding industry is really what we had. Now, we’re paying for it.

Foreclosures are expected to be higher in 2010 than they were in 2009. How will that affect the home building industry?
Luckily, the banks aren’t fire-selling these properties, which is a good thing in two ways. One, is that it’s keeping the values somewhat stable, not letting them fall through the floor. And second, it’s very frustrating for people to buy a foreclosed home or a home that is in the short-sale mode. It takes a lot of time, it takes a lot of energy, so I have an entire group out there that is very frustrated about the whole process. And guess what? I can give you an answer (on buying a new home) in 24 hours.

What strategies has Fulton developed to cope with the collapse of the housing market?
We have targeted foreclosures — that’s what we’ve done. We’ve gone after them, talked about them, we do the little tongue-in-cheek “lipstick on a pig equals foreclosure.” We have the foreclosure-cost calculator. … You can actually go onto our website … and you can punch in cabinets, countertops, flooring, paint … and it shows what you are really going to pay for this (foreclosed) house when it is all said and done and you have it all fixed up to the level where you want to live in this thing. And then there is a button off to the side of that … that goes out to our quick delivery inventory homes and finds homes $5,000 up or down of what you’re going to pay for a home that you are basically (going to have to renovate). … That’s how we’re combating the current market status.

What lessons can the home building industry take away from the economic downturn?
First and foremost, it’s a cyclical business. It always has been and it always will be. Some are going to be tougher than others. This has been the toughest one in over 30 years that I’ve experienced. Going back to quality construction, treating your people with respect. … When times get tough, people want a safe harbor. … Consumer confidence is at all time, historical lows, so if they are going to make that decision (to buy a home), they are going to go to somebody they feel comfortable with, someone they know, that their neighbors brag about — word of mouth. Obviously, word of mouth is an important way to advertise. We earn that by delivering a quality product and treating our customers (well).

What is the role of a C-level executive working in the home building industry today?

I have lots of hats. We don’t have anyone here with executive-itis. … We don’t have anyone here with their mahogany playpen at the end of the hall barking out orders to secretaries. There’s never been a secretary at Fulton Homes and there never will be. Never happen. If your garbage is full — empty it. If you want a cup of coffee — the break room is over there. We are very hands-on. So when you say “the role,” I don’t even know where to begin. I don’t do it all, not even close. I don’t want to give that impression. I hire people that I don’t have to go around wiping their nose. … I make it very clear to everyone that this is where we’re going, get them to buy into it, to understand it, and treat them with respect.
