Banner Health building four new health centers

Community and elected officials from four east Valley communities joined Banner Health leaders on a “whistle stop bus tour” on Thursday visiting the future sites of four Banner Health Centers which will provide new jobs and highly-coordinated patient care in convenient, neighborhood locations.

The four new centers, a $45.2 million investment by Banner Health, will bring new medical services to markets with a demonstrated need for additional primary care in the east Valley. The centers, including sites in Gilbert (Warner and Gilbert roads), Queen Creek (Ellsworth Loop and Ocotillo roads), Chandler (Alma School and Willis roads), and east Mesa (Crimson and Baseline roads), are anticipated to open in mid-2013.

Each 21,000-square-foot facility will offer a mix of primary care services for everyone in the family. Depending on the community, this may include Family Medicine, Internal Medicine, Pediatrics and, in some cases, Obstetrics and Gynecology. In addition, rotating physician specialists are expected to be scheduled onsite to meet patient needs.

Basic imaging and laboratory services are available onsite at each center for added patient convenience. Electronic medical records at all centers are accessible from all of Arizona’s 14 Banner hospitals and other Banner facilities. Each Banner Health Center will have the capacity for future growth in both size and staff. The architect for the east Valley health centers is HMC Architects and the general contractor is Kitchell.

“We look forward to providing residents in the east Valley quality and convenient care that is close to where they live,” said Jim Brannon, Chief Executive Officer for Banner Medical Group. “Our care will be patient-focused and stress preventative care for the entire family.”

All east Valley Banner Health Centers will be open from 7 a.m. to 7 p.m. Monday through Thursday, 7 a.m. to 5 p.m. on Fridays and from 8 a.m. to 1 p.m. on Saturdays.

Hunter Douglas, Spring settle lawsuit

Hunter Douglas Window Designs, Inc. — the Hunter Douglas Horizontal Blinds Division and Custom Shutters Division are located in Gilbert with a plant in Phoenix — and Springs Window Fashions, LLC of Middleton, Wisconsin, announced that they have settled a patent and trademark infringement suit involving combination window shades.

Hunter Douglas had filed suit in October 2011 in the United States District Court for the District of Delaware, asserting infringement by Springs of a design patent, U.S. Patent No. D605,885 covering a combination shade consisting of a pleated shade over a cellular shade.  Hunter Douglas subsequently added a claim that Springs was infringing trademark rights in the mark ECLIPSE owned by affiliates Hunter Douglas Window Fashions, Inc. and Turnils (UK) Ltd.  Springs had asserted defenses and counterclaims alleging that Hunter Douglas’ patent and trademark rights were not infringed and were invalid.

As part of a stipulated judgment previously entered in the action relating to the claims for trademark infringement, Springs agreed to stop using the ECLIPSE mark and voluntarily changed the product name to UNISON.  The parties have now resolved the remaining claims related to infringement of the design patent at issue.  In accordance with the settlement, the specific terms of which were not made public, all remaining claims and counterclaims have been dismissed with prejudice.  As part of the settlement, Springs has been granted a nonexclusive license under the design patent at issue, as well as a Canadian counterpart patent.

Both companies announced that they are pleased that this dispute has been resolved amicably.

The Rockefeller Group And IPA Form JV To Develop 402 Apartments In Gilbert

Investment Property Associates (IPA) and The Rockefeller Group have entered into a joint venture agreement to develop a 402-unit Class A apartment community at the NEC of Warner and Recker roads in Gilbert.

The 24.67-acre site is fully entitled and the developers plan to break ground on the first of two phases in early 2013; development costs are anticipated to be approximately $57.5M.

The Rockefeller Group expects Liv Northgate to complement the company’s 155-acre, mixed-use North Gateway project, which can accommodate 226,000 SF of office space, 1.1 MSF of industrial /flex and 12.2 acres of retail space in addition to the 402 apartments.

The project, named Liv Northgate, will be managed by IPA and will consist of 402 garden-style, luxury apartment units in two and three story buildings, together with a leasing office, high-tech clubhouse, and extensive recreational amenities. Each apartment will be finished with a premium appliance package, custom cabinets, slab granite kitchen counters, full-size washer and dryer, walk-in closets, ceiling fans, state-of-the-art communications wiring, simulated wood flooring, window blinds, nine-foot ceilings, and private balconies and patios with storage areas.

Some of these features are reflected in intentional gathering spaces, state of-the-art fitness equipment, health and wellness classes, recycling stations, electric car charging stations, and pedestrian walkways throughout the property that connect to surrounding greenbelts. Other amenities include two heated pools with fire and water features, sand volleyball, a 24/7 fitness center, a bark park and pet care station, numerous outdoor picnic and family recreation areas throughout the property, and gated access.

Residents of Liv Northgate will be able to walk or bike to businesses and retail within North Gateway through a series of pathways being incorporated into the site.

This project is a tremendous addition to our community and complements the Town’s investment in the Power Road and Morrison Ranch areas.”

IPA was represented by Cindy Cooke, Brad Cooke, Carrie Burton and Alex Sampson of Colliers International in Phoenix. The Rockefeller Group was represented by John Finnegan, Chaz Smith and Ramey Peru, also with Colliers in Phoenix.

“The strengths of these two veteran real estate developers perfectly complement each other and will produce an award-winning development.” Brad Cooke said.

IPA continues to expand its Phoenix portfolio with three additional multifamily developments and one seniors housing development underway. Liv Avenida (www.livavenida.com) is a 322-unit upscale multifamily development under construction in Chandler and scheduled to open this fall.

Liv North Scottsdale (www.livnorthscottsdale.com) is a 240-unit, fully entitled, urban-infill podium development at the hub of North Scottsdale’s trendiest shopping, dining, and nightlife with groundbreaking scheduled for Fall 2012. A third fully entitled multifamily parcel is located in the Ahwatukee submarket with 402 units scheduled to break ground in the fourth quarter of 2012.

IPA also plans to break ground in Fall 2012 on “Generations at Agritopia”, a 118-unit (122-bed) seniors housing community offering independent, assisted, memory care and memory care-lite accommodations, located in the highly sought-after Agritopia community in Gilbert.

JEN Partners closes land deals in Gilbert

JEN Partners closed five separate land transactions totaling 163.79 acres and 569 lots, in the master planned community known as the Bridges at Gilbert – located just east of the northeast corner of Higley and Ocotillo Roads in Gilbert.   JEN Partners sold to local builders: Maracay Homes, Lennar, Taylor Morrison, David Weekly/TW Lewis, Shea, and Woodside for $23,114,317. All transactions were negotiated by Nathan and Associates Inc.

According to JEN Partners’ Mike Jesberger, “We’re pleased to work with these builders to bring the Bridges at Gilbert community to the marketplace.  We will continue to work together to develop the property and look forward to seeing it take shape.”

“Maracay is very pleased to join these other builders in developing this master planned community in the heart of Gilbert and the East Valley,” said Tom Lemon, Vice President of land acquisitions and development for Maracay Homes.

The Bridges at Gilbert community will include the following lots: 111, 45’x115’ lots on 24.42 acres purchased by Lennar; 97, 60’x120’ lots on 30.48 acres purchased by Taylor Morrison; 78, 80’x130’ lots on 35.49 acres purchased by David Weekly/TW Lewis; and 97, 45’x115’ lots on 20.49 acres purchased by Shea Homes.

JEN Arizona 5 LLC, a Land Banking entity controlled by JEN Partners and managed locally by TerraWest Communities, purchased the remaining 113, 50’x115’ lots and 73, 70’x125’ lots, totaling 52.9 acres for $7,886,163. Under separate Option Agreements JEN Arizona 5 LLC will sell the 73, 70’ lots and 67, 50’ lots to Maracay Homes and 46, 50’ lots to Woodside.

Palin will serve barbecue in Gilbert during campaign stop

One well-known Republican will not be at the Republican National Convention. Instead, former GOP Vice Presidential candidate Sarah Palin is starting the week in Arizona to campaign for her allies.

KSAZ-TV reports that Palin is scheduled to campaign Monday, Aug. 27 for 5th District Congressional candidate Kirk Adams in Gilbert. The two say they will serve barbecue at Joe’s Farm Grill.

Adams is running against former representative and gubernatorial candidate Matt Salmon.

Palin says she selected the Gilbert venue after seeing it featured on the Food Network’s “Diners, Drive-ins and Dives.”

Adams says Palin was very specific about keeping speeches under 10 minutes so she can meet guests.
