Plaza Cos. to lease Tempe St. Luke’s MOB

American Healthcare Investors has chosen Plaza Companies to provide leasing for its building adjacent to Tempe St. Luke’s Hospital. The Tempe St. Luke’s Medical Office Building, a 59,808-square-foot medical complex at 1492 S. Mill Avenue in Tempe near Arizona State University, supports the hospital and is in the heart of Tempe, with freeway access, restaurants and shopping nearby.

Tempe St. Luke’s Hospital is an 87-bed full-service hospital and a campus of St. Luke’s Medical Center. It offers a range of medical services to care for a diverse and dynamic community.

With healthcare as the single largest and fastest expanding sector of the U.S. gross domestic product, demand for services is growing at a record clip. In Tempe, the St. Luke’s Medical Office Building will help meet the increasing demand for healthcare.

Plaza Companies awarded leasing at Banner Estrella Health Center

The epicenter for healthcare in the West Valley is getting even bigger, and busier.

Plaza Companies has been selected to provide leasing services for a medical office property owned by Archway Holdings Corp. Plaza will lease Estrella Health Center, a 80KSF medical office building located at 9250 W. Thomas Road in Phoenix.

The Estrella Health Center is located across from the Banner Estrella Medical Center, a full-service, acute care hospital on a 50-acre medical campus. Banner Estrella employs more than 1,400 health care professionals and support staff, and a medical staff of more than 700 physicians who serve the growing West Valley communities of Avondale, Buckeye, Glendale, Goodyear, Litchfield Park, Peoria, Surprise, Tolleson and west Phoenix.

Megan Sherwood, Executive Vice President Brokerage Services, Perry Gabuzzi, Vice President Brokerage Services, and Michelle Fischer, Leasing Associate, will handle the leasing on both properties.

Toronto investor buys central Phoenix medical building

A central Phoenix building that is a home for crucial medical centers that help thousands of people get well each year has a new owner.

A Toronto-based private investor purchased the medical office building at 333 West Thomas Road, which is across the street from one of the largest hospitals in the state, St. Joseph’s Medical Center (home to the world-renowned Barrow’s Neurological Institute and the Muhammed Ali Parkinson Center).

The seller retained Aaron Kuhl, Plaza’s Senior Vice President of Brokerage Services, as the exclusive representative based on his extensive experience with the medical and investment communities in Arizona.

Plaza’s leasing team has been actively marketing the 333 West Thomas building to new tenants for the past two years, with Megan Sherwood and Perry Gabuzzi of Plaza bringing the building from 50% occupancy up to 94% occupancy at the time of closing.

The investor selected the Plaza Companies team to handle all leasing, property management and construction responsibilities at 333 West Thomas.

The Buyer had previously enjoyed a long-term relationship with Plaza Companies at Venture Court in Anthem. And Plaza was already enjoying a great deal of leasing success, having elevated 333 West Thomas from 50 percent occupancy to the current 94 percent occupancy over the past couple of years.

The 21,517-square-foot property’s tenants include Express Urgent Care Center, Central Phoenix Family Medicine and Phoenix Neurology and Sleep Center and Arizona Spine Center. The building, constructed in the 1960s, underwent several significant interior and exterior capital improvements over the years, the most recent in 2011.

The building is another solid building block in the Phoenix metropolitan area’s medical sector. Its new ownership represents stability in a medical sector that is in flux, with major health care regulation changes and with the increasing needs of the aging Baby Boomer population. Medical service providers are able to better serve patients by congregating their offices in one area, and in this case across from a major hospital.

Sharon Harper, President and CEO of Plaza Companies, said that the existing Plaza leasing team at 333 West Thomas led by Megan Sherwood and Perry Gabuzzi will be retained by the new owner. Additionally, the services of the property management team led Plaza’s Dyanna Bentley, and the construction services team led by Jon Stelzer and Susan Byram, also have been retained by the new owner.

Plaza Companies Posts Strong 3Q With More Than $8M in New Leases

Plaza Companies’ leasing team generated more than $8M in new and renewal leases in 3Q 2011.

The third quarter included 40 lease transactions totaling 88,000 SF throughout Plaza’s leasing communities in the West Valley, Phoenix, Scottsdale and Tucson.

The Plaza leasing team members involved with the 40 leases were Plaza Leasing Specialists Megan Sherwood, Bettina Hunt and Margaret Lloyd.  Together, the leases and the company’s overall track record solidified Plaza’s place among the top 20 leasing firms in the Valley.

Some of the larger leases included:

Sonoran Life Solutions renewed and expanded their lease for 2,373 SF of space at Plaza Del Rio Medical Center II in Peoria.

Banner Medical Group committed to a 5-year lease at Thunderbird Medical in Glendale.

Najeet Gandhok, M.D. and David Kahn, M.D., of Sonoran Hematology, renewed and expanded their lease for 4,459 SF at Boswell West Medical Plaza in Sun City.

Family Practice Associates signed a lease for 3,538 SF of space in Paseo Medical and Dental in Glendale.

Heartland Health Therapy signed a 5-year lease at Estrella Medical Plaza in Phoenix.

Maryvale Pediatric Specialists signed a five-year lease for 3,317 SF at Rancho Santa Fe Center in Avondale.

George T. Christakos, DDS of Christakos Family Dentistry renewed their lease of 2,300 SF at Princess Medical Center in Scottsdale.

Darren Flowers, M.D. committed to an 8-year lease at Anthem Medical Plaza.
