Fox Creek Extends ‘Leaseback’ Option

As construction officially commences at The Ridge, Brookfield Communities’ newest neighborhood at its Fox Creek development along the Colorado River in Bullhead City, a few select homebuyers will be able to participate in a unique “leaseback” program.

Here’s how it works: Brookfield sells a home to an individual buyer who agrees to leaseback the home to Brookfield Communities. Brookfield Communities then builds a home on a view lot in its Fox Creek master-planned community. The lease agreements, at least for two years at about 7 percent, gives usage of the home back to Brookfield who use the home as a model to sell other homes in the community.

Over the years, Brookfield Communities has successfully “leased back” more than 50 homes in its Bullhead City and northern Arizona master-planned communities. The program is ideal for buyers who may want retire and move to Bullhead City in the future, but want an immediate income producing asset which also appreciates over time. The program also gives buyers a set price point before they take residence. About 50 percent of these leaseback buyers move into the homes over time, after the lease is up.

The upside for the buyer is that the home is never lived in – it is simply used as a model home to showcase the community to potential buyers – and is well cared for during the lease timeframe. Typically, these homes also have many upgrades and maintenance is handled by Brookfield Communities as well.

While Brookfield is looking at the leaseback program for five of its models in Fox Creek, it has successfully used the leaseback strategy for homes at its Verde Santa Fe master-plan near Sedona as well as for nearly two decades at Fox Creek in Bullhead City.

“The biggest plus for buyers is a guaranteed above market interest rate return on a new home they will purchase just over the cost of construction,” said Phil Petersen, founder and president of Brookfield Communities. “After the lease, the home is turned over in perfect, never used condition.”

Recently, Bullhead City officials approved the final details at The Ridge, giving Brookfield Communities the green light to begin construction of the new neighborhood at Fox Creek.

Homes and neighborhoods in The Ridge feature revolutionary designs including an expansive mix of architectural styles – from Bungalows to Mid-century to Modern. The Ridge at Fox Creek sits on a high ridge at Brookfield Communities’ master-planned community near the Colorado River and across from Laughlin, Nev. The Ridge, with mountain and desert views, is on the highest point in Fox Creek. The Ridge is comprised of four separate ridgelines and features natural arroyos, unspoiled terrain and high desert vegetation. Lush landscaping, large trees and “The Roost” – an exclusive community clubhouse will complete The Ridge. The Roost includes a bar area, a swimming pool and built-in recreation amenities for residents to enjoy. Lots in the first phase of The Ridge are limited to 48 and are now available.


Homebuilder donates playhouses to Phoenix Zoo charity

Brookfield Communities, a successful master-plan developer of two Arizona active adult communities and large land-holder, has teamed up with its architect partners to custom design and build two unique playhouses to help raise money for the Phoenix Zoo’s conservation initiatives and educational programs.

Phil Petersen, founder and president of Brookfield Communities and also a Phoenix Zoo board member stated, “We are proud to be working with the Phoenix Zoo and hope these playhouses help raise significant dollars. Special thanks to Christoph Kaiser of Christoph Kaiser, LLC and Larry Allen of 33 North Architects for designing these one-of-a-kind playhouses.”

‘Wild Child Playhouse’ the first of two houses, is an animal themed, 56-square-foot, two room, professionally hand-crafted, high-quality, playhouse – being raffled by the Zoo. Its custom design features a covered wrap around porch, a built in play table and desk. Raffle entries are $20 each or six for $100. They can be purchased at www.PhoenixZoo.org, by visiting the Zoo’s Guest Services Lobby (admission to the Zoo is not required for viewing or purchasing an entry to win) or on Saturday, Oct. 12 during the Zoo’s Rendez-Zoo event.

The playhouse is now on display at the Phoenix Zoo and is available for viewing during regular Zoo hours. One winner will be randomly selected on Oct. 12 via a computer drawing, the evening of the Phoenix Zoo’s annual benefit, Rendez-Zoo. The winner does not need to be present to win.

Additionally, a second playhouse is currently being designed by Brookfield Communities and its partners. This one, which will be shaped like a bird house, will be included in Rendez-Zoo’s silent auction portion of the evening on Oct. 12.

The fourth annual Rendez-Zoo will be held at the Phoenix Zoo on Saturday, Oct. 12. The festivities will begin with a welcome in the Zoo’s Plaza by some of the Phoenix Zoo’s animals and their keepers. Guests will then embark on their culinary adventure in the new C.W. & Modene Neely Education and Event Center, where some of the Valley’s best known restaurants, wineries and breweries will offer tasty delights. This will also be the time to experience a preview of ZooLights and bid on unique items and travel experiences in the silent auction. An elegant dinner will be served lakeside by Chef Skip Hause of Fabulous Food, followed by an exciting live auction, dancing to the sounds of Ron Alosi and late-night coffee under the stars.

Brookfield Communities Adds Sales Talent, New Brokerage

Phoenix-based Brookfield Communities has hired real estate veteran Craig Libby as its new sales team leader at its Verde Santa Fe master-planned community. In addition, Brookfield Communities has added Jack Hanson as a sales counselor at the community located near Sedona.
Libby will lead the sales team at Verde Santa Fe, while Brookfield Communities is pleased to welcome Hanson back to the team. Previously, Hanson sold homes at Verde Santa Fe from 2003 to 2009. Joining Libby and Hanson is experienced real estate agent, Tom Yardley.

Libby brings more than 40 years of residential sales expertise to Verde Santa Fe. He spent 15 years working for a major national homebuilder in Dallas eventually attaining the title of vice president of sales and managing a team of 40 sales people. Libby has also owned his own sales training consulting firm where he trained new home agents.

“Brookfield Communities has a successful track-record and have proven their homebuilding expertise over the years building quality homes at reasonable prices,” said Libby, a Sedona resident. “I am very excited to join the team and be a part of the efforts at Verde Santa Fe.”

Brookfield Communities has also signed an agreement with Prudential Real Estate, one of North America’s largest real estate brokerage franchise networks, to serve as its brokerage partner at Verde Santa Fe. Prudential adds significant depth to the sales team and will bring as many as 10 agents to the sales efforts at the growing master-planned community.

Earlier this year, Brookfield Communities and Republic Companies announced that they are in the advanced stages of planning on adding an additional 700 acres for mixed uses adjacent to its Verde Santa Fe master-plan. The site will eventually include about 1,400 new homes. The area will include cafes and will be surrounded by vineyards. The project will also include a commercial center, a large resort, medical office buildings, office condos and restaurants.

Brookfield Communities Founder and President Phil Petersen said plans for the expansion at Verde Santa Fe were conceived in 2005 and 2006, but were shelved during the real estate recession. Today, plans continue to move to expand Verde Santa Fe, he said, adding so far in 2013, the community has seen record amounts of sales visitation.

Brookfield Communities Partners With Keller Williams

Brookfield Communities has partnered with Keller Williams – the largest residential brokerage firm in the U.S. – to market and sell homes at its Fox Creek  master-plan development in Bullhead City.

The partnership, finalized last week, will give Fox Creek significant growth opportunities, said Brookfield Communities founder and president, Phil Petersen.

“This is a strategic and important move for Brookfield Communities,” said Petersen, who started Fox Creek nearly 20 years ago and continues to grow the community. “We are excited to partner with the experienced Keller Williams team.”

More than 40 realtors from Keller Williams have already begun marketing homes at Fox Creek. Leading the marketing efforts for Richard Lerma and the Bullhead City Keller Williams office will be the husband and wife team, Chas and Jill Williams.

“This is like coming home for us since we started our careers at Fox Creek nearly 10 years ago,” said Chas Williams, who lives in Fox Creek.

Petersen said the timing of the partnership was optimal since the residential market has been steadily improving. Since opening a new model home complex earlier this year, Fox Creek has seen record traffic. Brookfield Communities also recently added an additional 173 acres of land to its existing 750-acre Fox Creek development.

“The alliance with Keller Williams opens the door to an entire nation of prospective buyers,” said Lerma, operating principal for Keller Williams and its Bullhead City office. “Home values are up across the board and those who have been waiting on the sidelines are now looking to buy.”

Lerma’s team generated more than $78 million in revenues last year and is on track to surpass $100 million this year. While 40 agents will initially work on the Fox Creek team, additional team members may be added as demand dictates, Lerma said.

In addition, Fox Creek now becomes an integral part of Keller Williams Internet marketing programs, further showcasing the community to a broad array of audiences.
