Meet the leaders in Valley Partnership

Much of the Valley’s growth would not be possible without the partnerships and advocacy supported by nonprofit Valley Partnership.

It’s Queen Creek’s time in the sun, boasts the town’s Development Services Director Chris Anaradian. Permit activity is “out of sight” and he cites his Valley Partnership involvement as a key ingredient while the town grows into its own.

“The situational awareness that Queen Creek gains from Valley Partnership is essential,” says Anaradian, who sits on Valley Partnership’s Board of Directors. “Knowing the current areas of focus and growth that our private partners are focused on helps us plan and build a better government and community for all. Having a voice when new legislation and alliances are being formed helps us better prepare to fund and administer the services our customers have come to expect and deserve.”

Anaradian is the former community development director and development services manager for the City of Tempe. He managed the 220-acre Tempe Town Lake and 500-acre Rio Salado Project during their initial five years. He also helped modernize multiple permitting and regulatory agencies and advocated for many developer-friendly shifts within the city, including those that precluded the Tempe light rail. Anaradian now has watched Queen Creek come through the economic recovery.

“It is now Queen Creek’s time in the sun, and so many opportunities lie ahead,” says Anaradian. “Our wash and trail system is poised to unite huge swaths of our community and become a defining geographic feature of life in Queen Creek. Large tracts of undeveloped hillside residential property are into entitlement, some of the last and most majestic in the Southeast Valley.”

Tim Brislin, an on-and-off member of Valley Partnership since 2004 who currently sits on the Board of Directors, has used organization’s networking opportunities to broaden Harvard Investment’s exposure and partnership options.

Harvard Investments is a land investment and masterplanned community development firm.
“Harvard is laser focused on executing its vision and plans for its masterplanned communities in Mesa, Queen Creek/San Tan Valley, the West Valley and in Prescott,” Brislin says. “Our Mesa project, Cadence at Gateway, is very exciting and we are making great progress on our first residential phase, as well as getting traction on our retail and high density residential components much earlier than anticipated.”

In 2007, Brislin welcomed his first son and ended his “five-year job interview” with Harvard Investments.

“In both cases I was at the starting line staring at a wide open track. Today, in addition to my wonderful wife and two boys, and thanks to Harvard’s long standing market reputation, the faith of our partners and hard work, we built a high quality portfolio of assets that we will harvest for years to come.”

What many don’t know about Harvard is that its Canadian parent company, The Hill Companies, is a major commercial developer of office and retail, Brislin says. The company has expansion plans to include industrial, office and multi-family assets.

“Our current planning efforts are highly focused on demographic trends locally and nationally and how we plan our communities for the long-term based on who are buyers are, what products they want and what type of community they will embrace,” Brislin says. “There are shifts going on that affect all aspects of the real estate development business.”

Looking for the latest news on the golf tournament? Kristina Locke sits on the committee for two-year member Hoskin Ryan Consultants, Inc. Locke comes to Valley Partnership with more than a decade of marketing, advertising and business development achievements for Hoskin Ryan and its clients.

Hoskin Ryan finished off 2013 with four new clients. Locke is confident being a member of Valley Partnership will lead to meeting more potential clients.

“It does take a little while for people to get to know you and trust your firm,” she says. “We have formed great relationships and were educated on many different industry trends.”

One particular trend is healthcare. In 2013, Valley Partnership held a healthcare Friday Morning Breakfast attended by 250 members with speakers from Banner Health, Dignity and smaller medical office building develpers.

Davis Enterprises joined Valley Partnership last January — a big step for the closely held family business. Though Davis is one of the smaller development companies in the Valley and has a long history in the Valley, it has been a two-year sponsor of the organization. Davis Enterprises is actively involved in the identification, acquisition, development and management of real estate properties in Arizona.

Jenifer Davis Lunt became managing partner following an award-addled tenure at CBRE, where she became the first female at the Phoenix office named “Rookie of the Year,” for selling more than 100 properties totally more than $675M in value and 2.5MSF. In 2005, Davis Lunt was named CBRE’s No. 1 Investment Broker. The following year, her father retired from Davis Enterprises and named her partner and principal of a business her grandfather started.

“We are most proud of contributions Davis has made to the revitalization of Central Phoenix including the SWC of 7th Ave & McDowell, 4700 N. Central and Melrose Marketplace,” Davis Lunt says. The company is looking forward to the redevelopment of 21st Avenue and Deer Valley Road and 1015 S. Rural Rd., near ASU’s main campus.

Along those lines, Davis Lunt says a trend or issue she would like to see addressed by Valley Partnership is how the City of Phoenix can become more pedestrian, rail and bike dependent to allow for more retail and housing development in the urban core.

Rusty Mitchell, director of Luke Air Force Base Community Initiatives Team, has been an ex-officio board member at Valley Partnership since 2005 and is the primary liason between the Air Force base, nine municipalities, Maricpa County and state officials.

“(Valley Partnership) has enabled me to network with major developers and discuss development issues in areas that we conduct flight operations,” he says. “This communication enables developers and landowners to be better informed of state statutes for compatible land use before they obligate time and money to a particular project.”

The partnership has been mutually beneficial. Before retiring, Mitchell served 22 years in the Air Force as a fighter pilot. It is through his community involvement and history with the Air Force that Mitchell has managed to bring enduring economic development to the base and Arizona.
“The over-whelming community support of the mission of Luke AFB has been recognized by the senior leadership of the Air Force and was a significant contributing factor in its selection as the largest F-35 training base and the recipient of an eventual 144 F-35’s,” he says.

The selection of Luke to be the primary pilot training center for the nation’s most advanced fighter will ensure the existence of Luke AFB for many decades to come, Mitchell says.
“Not only is Luke critical in the nation’s defense, producing the world’s greatest fighter pilots, but the fact that it contributes approximately $2B to the state’s economy every year will continue to infuse the state with much needed economic power.”

Fulton Homes Honors Vets with ‘Fly the Flag’ Campaign

Fulton Homes is showing its appreciation for America’s veterans by encouraging everyone to display the Stars and Stripes this Veteran’s Day, and at the same time benefit the Wounded Warriors Project.

The Tempe-based homebuilder has partnered with 100.7 KSLX for the “Fly the Flag for Veteran’s Day” campaign. From Sept. 30 through Nov. 11, listeners who visit Fulton Homes’ Ironwood Crossing community in Queen Creek and tour a model home can purchase a full-size American flag kit for $10, with all donations going to the Wounded Warriors Project. Fulton Homes will match any $10 donation offered, up to a maximum of $25,000.  The flag offer continues through Veteran’s Day, which is Nov. 11. More Fulton Homes communities where flags can be purchased may be added during the campaign.

“We at Fulton Homes honor all of our military personnel who protect our freedom and defend our homeland,” Doug Fulton, Fulton Homes CEO, said.  “We owe our veterans and their families our greatest appreciation the sacrifices they have made to keep us safer. The Wounded Warrior Project (WWP) honors and empowers Wounded Warriors. WWP raises awareness of the needs of injured service members, to help injured servicemen and women aid and assist each other, and to provide programs and services to meet their needs.

E.V. residents can preview Banner Health Center

East Valley residents and visitors can be among the first to see the new Banner Health Center at a free “Community Preview” from 8 to 11 a.m. on Saturday, Aug. 3, at the center located at 1435 S. Alma Road, south of the Loop 202 between West Pecos and West Germann Roads.

Participants can hear the opening remarks and join in the dedication at 8:30 a.m., followed by a celebration including healthy snacks, giveaways, children’s activities and information about Banner Health facilities and services. Community members are invited to meet the center’s primary care physicians and staff, tour the new center, and even make an appointment to see a physician.

Banner Health Center in Chandler will open for patient care on Wednesday, Aug. 7 starting at 7 a.m. Staff physicians will include two pediatricians, three family medicine physicians and one internal medicine physician with plans to increase in the future. Along with 18 exam rooms, basic imaging and laboratory services are also available on site for added patient convenience.

Banner Health Centers accept most insurance plans. The center will be open from 7 a.m. to 7 p.m. Monday through Thursday, 7 a.m. to 5 p.m. Friday, and 8 a.m. to 1 p.m. Saturday with same day and next day appointments available. The Banner Health Center in Chandler is the third of four in the East Valley to open after a shared groundbreaking on Oct. 25, 2012. Banner Health Center in Queen Creek opened May 1; a center in Gilbert opened May 22 and another will open in East Mesa in early September. An additional Banner Health Center opened in Goodyear within the planned community of Estrella on July 10, joining the existing Banner Health Centers in Peoria/Sun City West, Surprise, Buckeye in the Verrado Community, Maricopa, and South Loveland, CO.

West Valley residents can tour the new Banner Health Center in Goodyear from 8 to 11 a.m. on Saturday, June 29.The Center is designed to support high quality, convenient health care for the entire family.

SRP Donates $94,500 to Nonprofit Agencies

Salt River Project employees are turning their volunteer hours into much-needed funds for the nonprofit organizations they assist through the SRP Dollars for Doers program.

The program contributes funds, ranging from $250 to $1,000, directly to community nonprofits based upon the number of volunteer hours donated during the 2012 calendar year by SRP employees. The grant program is designed to provide funding to nonprofit agencies that are also supported by the volunteer efforts of SRP employees.

“SRP has a distinct heritage built upon responding to the needs of our customers and the communities in which they live, and we recognize the value of providing support to organizations whose programs are improving the lives of our community,” said Jen Martyn who manages the SRP Volunteer Program.

SRP donated $94,500 to 106 nonprofit agencies in which 141 SRP employees donated more than 29,000 hours of their time and experience in cities throughout the Valley, including Avondale, Camp Verde, Casa Grande, Chandler, Douglas, El Mirage, Gilbert, Glendale, Higley, Litchfield Park, Mesa, Page, Peoria, Phoenix, Pine Top, Queen Creek, San Tan Valley, Scottsdale, St. Johns, Tempe and Tolleson and Tucson.

Employees contributed to their community in a number of ways, including:

· coaching youth football, baseball, soccer and swimming,
· providing children with special needs horse therapy rides,
· ushering during arts and cultural events,
· preparing meals for those in need,
· mentoring and providing leadership to youth and
· assisting schools through parent-teacher organizations and booster clubs.

Fulton Homes Lands on Top 50 in U.S.

Fulton Homes’ Ironwood Crossing community in Queen Creek is the top-selling master-plan community in Arizona, according to a new report.

Ironwood Crossing made the list of 50 Top-Selling Master-Planned Communities in the U.S. in 2012 in a newly-released report by Irvine, California-based John Burns Real Estate Consulting. Ironwood Crossing landed 23rd on the list, making it the highest-ranking community in the state based on net sales in 2012.
Meanwhile, Fulton Homes’ Freeman Farms community in Gilbert listed at 49th.  Fulton Homes was one of nine builders that had more than one master-plan in the Top 50.  Overall sales at all of the communities increased 46 percent from 2011, convincing evidence that the housing market is bouncing back.

“Home sales are at a brisk pace right now,” Doug Fulton, CEO of Fulton Homes, said.  “In January we sold 40 homes in 20 days. For Fulton Homes to place Ironwood Crossing and Freeman Farms in the Top 50 U.S. communities is a testament to both our sales team and the increasing number of buyers now purchasing new homes.”

To compile the list, John Burns Real Estate Consulting surveyed nearly 100 large-scale residential communities in the U.S. Collectively, the communities totaled 22,806 new home sales last year, which was a 46-percent increase over the 15,599 new home sales in the same communities in 2011.

Grand Canyon University looks to expand

Administrators at Grand Canyon University say they’re seeking bids from Tempe, Gilbert, Mesa, Queen Creek and Chandler for another campus.

The Arizona Republic reports that GCU also may build elsewhere in the southwest such as Las Vegas and Albuquerque, N.M.

Officials with the private Christian college say a growing number of students from the Mesa area attend GCU’s main campus in west Phoenix, but most find the commute too difficult.

The 63-year-old university went public with stock traded on Nasdaq in 2008 and has been expanding its campus since then.

A deal that would have allowed GCU to move into a vacant campus in Massachusetts earlier this year fell through because the land was too remote and underdeveloped.

East Valley Pediatrics joins Banner Medical Group

Banner Health announced that East Valley Pediatrics, with 18 physicians and three nurse practitioners serving patients in 11 east Valley locations, has joined Banner Medical Group (BMG). BMG, a part of Banner Health, will continue operating these East Valley Pediatric clinics in Apache Junction, Casa Grande, Chandler, Gilbert, Mesa and Queen Creek. Two sites in Mesa and Gilbert will continue to provide after-hours services, as well.

“We are excited and honored that this high quality physician organization is joining Banner Medical Group,” said BMG CEO Jim Brannon. “East Valley Pediatrics has been serving families with outstanding care since 1998, and it’s our privilege to help continue this legacy of excellence.”

In addition to the 18 pediatricians and three nurse practitioners, 75 other health professionals will transition into BMG. The complete transition of East Valley Pediatrics into BMG is anticipated to be complete by Feb. 1, 2013.

“This is a wonderful complement to our overall development of Banner Children’s services,” said Brannon. “These services are across the Valley and include both outpatient settings like these clinics and inpatient facilities like Cardon Children’s Medical Center in Mesa and the Banner Thunderbird Children’s Center in Glendale,” Brannon added.

Report: Fulton Homes leads E.V. Home Sales

Fulton Homes’ domination in new home sales continues.   According to the latest KnowledgeBase Market Insights report released by Phoenix-based Belfiore Real Estate consulting, Fulton Homes had three communities ranked among ten of the best-selling Phoenix-area subdivisions over the past two months.  The Tempe-based homebuilder placed Queen Creek’s Paradise at Ironwood Crossing, and both Mediterranean at Freeman Farms and Caribbean at Freeman Farms in Gilbert. Overall, six of the Top 10 Phoenix area subdivisions were in the East Valley, with the remaining four in the West Valley.

“We provide the best, quality-built home in Arizona,” Doug Fulton, Fulton Homes CEO, said. “We are tremendously pleased by the public’s response to all of our East Valley communities. We have an extraordinary team of professionals who every day help people realize their dream of homeownership.”

Fulton Homes is also outpacing the market when it comes to monthly sales in each community.  Belfiore Real Estate Consulting anticipates an average of 3.3 sales per subdivision per month for the year.  Fulton Homes is currently selling more than twice that, on average.

Banner Health building four new health centers

Community and elected officials from four east Valley communities joined Banner Health leaders on a “whistle stop bus tour” on Thursday visiting the future sites of four Banner Health Centers which will provide new jobs and highly-coordinated patient care in convenient, neighborhood locations.

The four new centers, a $45.2 million investment by Banner Health, will bring new medical services to markets with a demonstrated need for additional primary care in the east Valley. The centers, including sites in Gilbert (Warner and Gilbert roads), Queen Creek (Ellsworth Loop and Ocotillo roads), Chandler (Alma School and Willis roads), and east Mesa (Crimson and Baseline roads), are anticipated to open in mid-2013.

Each 21,000-square-foot facility will offer a mix of primary care services for everyone in the family. Depending on the community, this may include Family Medicine, Internal Medicine, Pediatrics and, in some cases, Obstetrics and Gynecology. In addition, rotating physician specialists are expected to be scheduled onsite to meet patient needs.

Basic imaging and laboratory services are available onsite at each center for added patient convenience. Electronic medical records at all centers are accessible from all of Arizona’s 14 Banner hospitals and other Banner facilities. Each Banner Health Center will have the capacity for future growth in both size and staff. The architect for the east Valley health centers is HMC Architects and the general contractor is Kitchell.

“We look forward to providing residents in the east Valley quality and convenient care that is close to where they live,” said Jim Brannon, Chief Executive Officer for Banner Medical Group. “Our care will be patient-focused and stress preventative care for the entire family.”

All east Valley Banner Health Centers will be open from 7 a.m. to 7 p.m. Monday through Thursday, 7 a.m. to 5 p.m. on Fridays and from 8 a.m. to 1 p.m. on Saturdays.

Rock Climbing In Atlantis, Queen Creek

A couple months ago, several friends and I traveled up to Queen Creek for two days of camping and rock climbing – and the experience couldn’t have been better!

Ryan Snow, ClimbingAs we made the hour drive from Tempe to Queen Creek on the 60, our departure made for perfect timing to a gorgeous sunset over the desert.  Reds, oranges, purples and yellows painted the desert sky, and reminded me that Arizona has the some of the most beautiful sunsets I’ve ever experienced.

The four of us in the car arrived first, and began unpacking our equipment that we would need for the quick two day excursion– tent, food, water, and a sleeping bag.  As 8 o’clock rolled around, the rest of our group finally arrived and the camp fire talk began, in what was then a VERY cold February night.  As others were talking and socializing, I took time to adventure off into the desert a bit, and noticed how much clearer the stars were only an hour outside of the Phoenix.  It was so quiet and peaceful, that I must have stayed out there for an hour alone – just enjoying the serenity of the Arizonan desert at night.

Upon my return, we continued eating, and talking about everything that anyone had on their minds – school projects, after graduation thoughts, etc…As we continued grilling hot dogs and roasting marshmallows, neighboring campers began making their way over to our spot and chatting with the group.  As the night turned frigid and moon was glaring down on the dwindling fire, we decided to call it a night and get rested for some morning climbing.

As 7 am rolled around, I found myself awake, and noticed that a stray cow had made its way into a neighboring site – apparently a normal event for the area.  After a bit of exploring, I returned and we were off to do what the camping trip was for – rock climbing! Matt Hasson, Climbing

Being from Southern California, the most climbing I had ever done were the stairs that led down to the beach.  He let us know that we would be going to “Atlantis”, a climbing spot just down the road and one that was crafted for beginners.  With much of my nervousness eased, we drove no less than 10 minutes down the highway until we pulled to the side of the road, parked, and hiked down a short hill to set up.

As I looked up the 40 foot inline, I noticed quickly that there were dozens of other routes, marked by predrilled hooks.  After a short lesson in climbing technique, my buddy “led the climb”, and I nervously followed after – flash forward a few minutes; I reached the top with an enormous grin on my face and feeling of accomplishment, fingers hurting from the tight holds as I caught a glimpse of a gorgeous Arizonan afternoon in Queek Creek’s “Atlantis” area.

After a few hours of climbing, and watching my experienced friend climb seemingly impossible routes, we packed up and started our return to Tempe.  As we drove back, I felt that the weekend was a success.  Bonding with friends by the campfire, and climbing for the first time made for an awesome experience – one that I would advise to anyone seeking an outdoor experience exclusive to the beautiful nature of Arizona.
