CPI reports top land, industrial transactions

Commercial Properties, Inc. (CPI), Arizona’s largest locally owned commercial real estate brokerage, reported its top transactions for last week.

In land sales, Bob Deininger and Donn Kinzle handled both sides of the deal for 8.7 acres of land located east of the southeast corners of Daisy Mountain Road and Meridian Drive to Merrill Gardens.

“Merrill Gardens is a family run company with 21 senior living communities located in Alabama, California, Nevada and Washington. Their plans include a brand new 123,000 square foot senior care facility which will address the needs of residents by focusing on their high standards of service, and long-term commitment to quality and security,” said Kinzle. Merrill Gardens purchased the property for $1,042,000.

Jeff Hays, Chad Neppl, and Ryan Steele leased a ±51,260 SF industrial property at 6902 W. Hadley Street in Phoenix to Brian and Serena Moran dba Sun Country Trailers and Towing Equipment, and PlayCraft Trailers. The 20 year old company will continue manufacturing all types of trailers and towing equipment at their new location on Hadley Street in Phoenix.

According the Jeff Hays, “The 6.75 acre site was formerly occupied by Wells Cargo Trailers, and came with a paint spray booth which made it ideal for the new tenant in the same line of business.” The terms of the lease were not disclosed.

CBRE Releases Recent Leasing Transactions in Tucson

CBRE’s Tucson office has released the following recent leasing transactions for the greater Tucson area:

 

Chuy’s restaurants have leased 2,400 SF of retail space at Capin Plaza located at 8195 N. Oracle Rd. in Tucson. CBRE’s Jayme Fabe negotiated on behalf of the landlord, Capin Family Trust of Tucson. The tenant was represented by Peter Villaescusa and Jesse Peron, also with CBRE.

 

Barker-Morrissey Contracting has leased 6,719 SF of office space 2127 E. Speedway Blvd. in Tucson. CBRE’s Bill Di Vito and Jesse Blum represented the lease on behalf the tenant while Di Vito, Blum and Buzz Isaacson represented the landlord, Holualoa Speedway Office LLC.

 

US General Administration Services has leased 5,616 SF of office space at Monument Plaza located at 1637 E. Monument Plaza in Casa Grande, Ariz. CBRE’s Ian Stuart and David Blanchette represented the landlord, Casa Grande Internal Medicine PC. The tenant was represented by Chris Ackle with CBRE’s Phoenix office.

 

Yamaneko Dojo LLC has leased 1,500 SF of retail space at Midstar Plaza located at 4518 E. Broadway Blvd. in Tucson. The landlord, Midstar Partners LLC, was represented by Nancy McClure and Michael Laatsch with CBRE’s Tucson office. The tenant was represented by Robert Grant with KW Commercial.

 

Catholic Community Services of Arizona has leased 6,712 SF of office space at 5151 E. Broadway Blvd. in Tucson. The tenant was represented by CBRE’s Buzz Isaacson, Robert Delaney and Tim Healy. The landlord, KCI-Broadway LLC, was represented by David Volk and Bruce Suppes, also with CBRE.

 

Devereux Arizona has leased 3,143 SF of office space at Pima Professional Plaza located at 5700 Pima St. in Tucson. The tenant was represented by David Montijo with CBRE’s Tucson office. The landlord, 2222 Craycroft LLC, was represented by Aubrey Finkelstein with Vast Commercial Real Estate.

 

Bio-Medical Applications of Arizona LLC has leased 13,592 SF of office space at Fifth & Jefferson Center located at 5555 E. Fifth St. in Tucson. The tenant was represented by David Montijo and Jeff Casper with CBRE’s Tucson office and Jim Greene in CBRE’s Denver office. The landlord, Fifth & Jefferson LLC VVV LC, was represented by Melissa Lal and Andy Seleznov with Larsen Baker.

Several Sperry Van Ness Advisors Start the Year Strong

Sperry Van Ness reported the following recent transactions on Monday:

RETAIL:
Erin Schrauth, Greg Vanlerberghe and Peter McQuaid represented the landlord to lease 1,756 SF to a discount store at Campe Verde Outpost Mall, located at 522 E. Finnie Flats Road in Camp Verde.
Adam Lopez represented the landlord at Warne West Industrial Park to lease 4,800 SF to ATA Taekwondo. This retail center is located at 3767 W. Broadway Road in Phoenix.

Ryan Mojahed represented the tenant to lease 4,988 SF to Knockout Fitness at Val Vista Marketplace, located at 70-130 Val Vista Road in Gilbert. Pederson Group represented the landlord.

Greka Pita just signed a lease at Camelback Colonnade to occupy 1,255 SF of retail space. The center is located at 1919 E. Camelback Road in Phoenix and Barbara McKenney of Sperry Van Ness represented the landlord.

Filiberto’s Mexican Restaurant is opening their newest location at Parkway Village in Goodyear. The popular fast serve franchise, represented by Peter McQuaid, Greg Vanlerberghe and Erin Schrauth, will occupy 1,950 SF at this location.

Rommie Mojahed & Mary Ridberg represented the seller to close on a Dairy Queen located at 7510 S. Rural Road in Tempe. The deal from list to close was less than 45 days, full price offer at $948,148, all cash buyer.

Aztec Pawn leased 2,213 SF of retail space at Desert Sky Esplanade located at the NWC 75th Avenue and McDowell Road in Phoenix. Peter McQuaid, Greg Vanlerberghe and Erin Schrauth represented the tenant.

LAND SALES:
Judy Jones and Shari A. Tucker-Gasser represented the seller, Bong W.Choi & Mi Hwa, in the sale of 1.67 acres of land located at the SWC of 59th Avenue and Maryland Avenue in Glendale. The parcel sold for $360,500 and the buyer, Hutton Growth One, LLC, was represented by William Moore of Fieldstone West Realty, Inc. The buyer plans to develop a Family Dollar Store on the property.

OFFICE LEASES:
Justin Horwitz and Nicole Ridberg represent the landlord at Ventura Gateway and have leased a 2,218 SF office suite to Go Furnished Housing.

Velocity Retail Group Releases Recent Transactions List

Velocity Retail Group, LLC completed eleven transactions in February including a large industrial transaction on behalf of one of their tenants and two locations for a new restaurant concept to the Arizona market. A summary of each transaction follows:

Darren Pitts of Velocity Retail Group and Bob Crum of Ross Brown Partners negotiated a five-year lease on behalf of The Dump a subsidiary of Haynes Furniture Company, Inc. of Virginia for a 156,410 square foot warehouse at 6655 S. Kyrene Road in Tempe, Arizona. The landlord, CLPF-Kyrene 3, LP, an entity controlled by Clarion Partners, LLC, was represented by Jones Lang LaSalle. The Dump currently operates in the location which serves the retail store at Elliot Road and Priest Avenue.

Andy Kroot of Velocity Retail Group represented Goodwill Industries of Central Arizona in a 10-year lease of 31,200 square feet at South Mountain Crossing, located at the northwest corner of Southern Avenue and 35th Avenue in Phoenix, Arizona. The landlord was represented by Neil Board of Western Retail Advisors.

Larry Miller and John Jackson of Velocity Retail Group represented Campus Village West at the northwest corner of Thunderbird and 49th Avenue in the lease of a 750 square foot space to Vaporice, Inc. This is the second valley location for the company. The new shop is set to open in April.

Chip Thor of Velocity Retail Group represented Snooze Eatery in a 10-year lease for 4,200 square feet build-to-suit location in the Gilbert Heritage Square District at 304 N. Gilbert Road, Gilbert, AZ. The new location will be the second in the Phoenix metro area and is expected to open in November of this year.

Velocity Retail Group’s Nick Ault, John Jackson and Michael Clark negotiated the 5-year lease of 1,200 square feet by Synergy Vapor Labs at Northsight Crossing, located on the northeast corner of Raintree Road and Northsight Boulevard in Scottsdale Arizona. Velocity represented the landlord, LP Realty, and the tenant was represented by Matthew Ault of Voit Real Estate Services. This is the second location for Synergy Vapor Labs, with more planned for Arizona. The Scottsdale store will open this month.

Judi Butterworth and Nick Ault of Velocity Retail Group negotiated a 5-year lease for 1,501 square feet at Peoria Plaza on the southwest corner of Union Hills and 91st Avenue in Peoria, Arizona. The tenant, Salon 301, plans to open in May of this year.

Mattress Firm, Inc. has finalized a 10-year lease for a build-to-suit location at the southwest corner of US 60 and Greenfield Road in Mesa, the 1754 S. Greenfield. Darren Pitts and Michael Clark of Velocity Retail represented the tenant in the transaction. The landlord is Alpha IV Partners, LLC, an entity controlled by Diversified Partners. The 4,200 square foot location is expected to open in the first quarter of 2015.

Velocity Retail Group’s Andy Kroot represented Goodwill Industries of Central Arizona, and Larry Miller, and John Jackson, also of Velocity Retail Group represented Corona del Sol Plaza at the southeast corner of Ray and Rural Road in Phoenix, Arizona, in the lease of 1,275 square feet for a new Goodwill Donation Center. The donation center will be open for business in June of this year and represents one of 20 sites that Goodwill plans to open in Arizona in 2014.

Andy Kroot of Velocity Retail Group represented Pizza Five85 in two transactions that represent the entrance of a new pizza concept restaurant to the Arizona market. A 5-year lease of 2,434 square feet was negotiated at Scottsdale Crossing Shopping Center, 2805 N. Scottsdale Road in Scottsdale, Arizona, and a 10-year lease of 2,425 square feet was negotiated at Chandler Pavilions, 890 N 54th Street in Chandler, Arizona. The landlords were represented by Trish Kaller of Inverness, LLC, and Cliff Johnston of Cassidy Turley BRE, respectively. Both shops will open in the 2nd quarter of 2014.

Velocity Retail Group’s Larry Miller and John Jackson represented the landlord, Tang Properties at 2501 S. Dobson Road in Mesa, Arizona in the negotiation of a 3-year lease of 865 square feet. The tenant is a yet-to-be-named E-Cigarette shop that is planning to open in April of
this year.

Kleinn Automotive Accessories leased 1,000 square feet at 2112 N. Dragoon Street.

Kleinn Automotive Accessories leased 1,000 square feet at 2112 N. Dragoon Street, #16 in Tucson, Arizona, from Rich Rodgers Investments, Inc. Brandon Rodgers, CCIM, Industrial Specialist with Cushman & Wakefield | PICOR, represented the landlord in this transaction.

Flash in the Past Studio leased 1,485 square feet at 43 S. 6th Avenue in Tucson, Arizona, from Rich Rodgers Investments, Inc. Brandon Rodgers, CCIM, Industrial Specialist with Cushman & Wakefield | PICOR, represented the landlord and Billy Mordka with Harvey Mordka Realty represented the tenant in this transaction.

Henry Tusinski leased 1,740 square feet at 220 E. 27th Street, Suite D in Tucson from Tin Cup Properties, LLC. Ron Zimmerman, Commercial Specialist with Cushman & Wakefield | PICOR, represented the landlord.

Merle’s Automotive Supply, Inc. leased 7,200 square feet at 6550 N. Thornydale Road, in Marana from Encino Investments, LLC to expand their store at that location and better serve their clients in the area. Aaron LaPrise, Retail Specialist with Cushman & Wakefield | PICOR, represented the landlord. Russell W. Hall, SIOR, GSCS and Stephen D. Cohen, Principals and Industrial Specialists with Cushman & Wakefield | PICOR, represented the tenant in this transaction.

Ray Parri purchased a 10,000 square foot warehouse at 3424 S. Campbell Avenue in Tucson, Arizona, from Campbell Industrial, LLC for $511,300. Paul Hooker, Industrial Specialist with Cushman & Wakefield | PICOR, represented the buyer and Tony Reed with Long Realty represented the seller in this transaction.
