RETAIL SALES:

First Credit Union North, located at 15505 N. Hayden Road in Scottsdale sold for $1,450,000. Erin Schrauth, Peter McQuaid and Greg Vanlerberghe represented the Seller, First Credit Union. Torrey Briegel of Phoenix Commercial Advisors represented the buyer, FFG Development, LLC.

 

Michael Gaida and Michael Franks represented the seller, Bernard Howard Realty, LLC, in the $445,000 sale of the 5,968 SF retail building located at 2829 E. Thomas Road in Phoenix. The buyer, EJG Investments, LLC was represented by Patrick Logue of Urban Group Realty, LLC.

 

RETAIL LEASES:

Brennan Dental leased 2,907 SF of retail space at The Chandler Commons, located at 1919 E. Ray Road in Chandler. Erin Schrauth, Peter McQuaid and Greg Vanlerberghe represented the Landlord and Tanner Milne of the Menlo Group represented the tenant.

 

Mary Ridberg and Rommie Mojahed represented the landlord at Arrowhead Festival Shopping Center in the 3,200 SF lease to Mattress 2 Go. Arrowhead Festival is located at 7260 W. Bell Road in Glendale Center. This center is fully leased.

 

Michael Gaida and Trenton McCullough represented the landlord at Armed Forces Plaza, located at 6747 E. Thomas Road in Scottsdale, to lease 1,589 SF to Movement Restoration.

 

Shannon Simpson and James Alfter leased 900 SF of retail space at Bell Plaza, located at 1704-1730 W. Bell Road in Phoenix. Peter McQuaid and Greg Vanlerberghe represented the Landlord.

 

iINSUREme leased 630 SF of office space at Fiesta Crossing, located at 1660 S. Alma School Road in Mesa. Mary Ridberg Beau Flahart and Rommie Mojahed represented the landlord.

 

OFFICE LEASES:

Justin Horwitz represented Tempe Business Consultants in the leasing of 2,701 SF of office space at Scottsdale Northsight. The office building is located at 14350 N 87th Street in Scottsdale.

 

Justin Horwitz and Nicole Ridberg represented the landlord at Rome Towers, located at 1760 E. Pecos Road in Gilbert, to lease 6,000 SF of office space to New Direction Fertility. The tenant was represented by Tom Wienhold of Cassidy Turley.

 

OnPoint Underwriting, Inc. leased 2,195 SF of office space at 7010 E. Chauncey Lane in Scottsdale. Justin Horwitz represented the landlord in the transaction.

 

Miner Southwest leased 19,603 SF of office space at Tempe Southern Business Center, located at 1155 W. Southern Avenue in Tempe. Nicole Ridberg represented the tenant in the 63 month lease.

 

West Valley Behavioral Health leased 788 SF of office space at The Citadelle at Arrowhead Ranch, located at 19420 N. 59th Avenue in Glendale. Justin Horwitz and Jonathan Levy represented the tenant.

 

OFFICE SALES:

Justin Horwitz represented the seller, SREF Warner Plaza Condo’s, LLC, in the $137,282 sale of a 1,654 SF office condo at Warner Plaza. Warner Plaza is located at 690 E. Warner Road, Suite 116 in Gilbert.  Buyer was represented by Kelly Jelinek of Commercial Properties, Inc.

Velocity Retail reports recent transactions

Laser Away Centers will be opening their 2nd location in Arizona at the northeast corner of Camelback Road and 44th Street in Phoenix. Judi Butterworth of Velocity Retail Group negotiated the five-year lease of 1,259 square feet on behalf of the tenant. The landlord, Camelback & 44th OPCO, LLC was represented by Joe Hoye of Westwood Financial Corporation. The new location will open in the 3rd quarter of this year.

Velocity Retail Group, LLC announces that Carter’s Retail, Inc. will be opening a 3,483 square foot store this summer at Yuma Palms Regional Center at the northeast corner of Interstate 8 and 16th Street in Yuma, AZ. Dave Cheatham of Velocity Retail Group represented Carter’s in the 10-year lease transaction. The landlord, Inland Continental Property Management Corp. was represented by Joe Doucette of GDCRE.

Larry Miller and John Jackson of Velocity Retail Group represented CrossFit Magna in a 11,704 square location in the Village Center located at the northwest corner of Cactus Road and Paradise Village Parkway in Phoenix, Arizona. The landlord is Phillips Edison & Company. The tenant is currently in the trade area and is doubling their store size with this new location. They are expected to open by August 1st.

Nick Ault and Judi Butterworth of Velocity Retail Group represented Edwards Hollywood, LLC in the lease of a 6,005 square foot former Hollywood Video space at the northwest corner of Camelback and 95th Avenue to Integrity Staffing Solutions, Inc. The tenant was represented by Adam Hood of Colliers International in the three-year lease transaction. The new location is planning on opening in July.

Nick Ault of Velocity Retail Group represented Carmel Cleaners in a 5-year lease for 2,200 square feet at the southeast corner of Pinnacle Peak and Scottsdale Roads. The landlord was represented by Ryan Amato of Eisenberg Companies. This will be the 3rd location for this tenant and they are expected to open in the first quarter of 2015.

Larry Miller and John Jackson of Velocity Retail Group represented CompassQuote Insurance in a 1,028 square location at the northeast corner of Pinnacle Peak and Pima Roads in Scottsdale, Arizona. The landlord, La Mirada Shopping Center was represented by Jennifer Eggert of Zell Commercial. This is the first location for this tenant and they are currently open for business.

Hamilton Distillers leased 8KSF at 2106 N. Forbes, Suite 103 in Tucson.

5555 Broadway, WEB

CBRE Releases Recent Tucson Transactions

CBRE has recently leased two retail spaces totaling 5,522 SF located at the 5555 Broadway Center in Tucson.

The redevelopment project was formerly home to a Mervyn’s department store. The site, which sits at the northeast corner of Broadway Boulevard and Craycroft Road, is anchored by Hobby Lobby and Stein Mart. Nancy McClure and Michael Laatsch with CBRE’s Tucson office negotiated the lease for the landlord/developer, Benenson Capital Partners of New York City. The newest tenants include an Arizona Urgent Care, which will open in the 3,522 SF west-corner end-cap, and Potbelly Sandwich Shop, which leased the remaining 2,000 SF between Urgent Care and Broadway Smiles Dentistry & Orthodontics. Arizona Urgent Care was represented by Ken Elmer of Commercial Properties, Inc. and Potbelly was represented by Zach Pace of Phoenix Commercial Advisors. Arizona Urgent Care and Potbelly Sandwich Shop will both open in mid-2014.

“The redevelopment of this former Mervyn’s site is redevelopment done right. The proactive planning, collaboration and hard work by all of the organizations involved have resulted in a transformed property,” said CBRE’s McClure. “This 7.1-acre corner is now home to a modern, successful retail strip center that is 100 percent leased and is a huge boon to the community.”

“5555 Broadway Center has been a great project, and we owe CBRE a great debt in its ultimate success,” said Gary F. Sedoruk, managing director of Benenson Capital Partners. “I think we built a great team in Tucson.”

Formerly the site of a Mervyn’s department store and a long-closed, boarded-up tire shop, 5555 Broadway was purchased by Benenson Capital Partners in 1992. After Mervyn’s closed in 2009, redevelopment did not begin until early 2012. The pad was completed as shell space at the end of 2012, with three of the four spaces leased to the Mattress Firm, Vitamin Shoppe and Broadway Smiles Dentistry and Orthodontics prior to completion. The anchor tenants took occupancy after improvements to the main building with Stein Mart opening in late 2012 and Hobby Lobby in the spring of 2013. With the latest additions of Arizona Urgent Care and Potbelly, the entire retail development is now fully leased.

OTHER TRANSACTIONS

Local homebuilder United Builders LLC has leased 1,560 SF of office space at 6601 E. Grant Rd in Tucson. CBRE’s David Montijo negotiated on behalf of the tenant. The landlord, C2D2 Associates LLC, was self-represented. United Builders took occupancy early January.   Progressive Animal Wellness Services LLC has leased 3,150 SF of retail space at Rita Ranch shopping center located at 9040 Valencia Rd. in Tucson. CBRE’s David Dutson negotiated on behalf of the landlord, CNA Enterprises, Inc. The tenant, who was represented by Dean Ingram with DeRito Partners, took occupancy in early January.   The Thomas R. Brown Family Foundation has leased 4,718 SF of office space at Taylor Office Park located at 1990-1996 N. Kolb Rd. in Tucson. CBRE’s Jeff Casper negotiated the 10-year lease on behalf of the landlord, Taylor Kolb LLC. The tenant, who was represented by Bob Davis and Tom Hunt with Rein & Grossoehme, will take occupancy in early March.   Burns Pest Elimination of Tucson has leased 3,516 SF of flex/industrial space at 2002 N. Forbes Blvd. CBRE’s Tim Healy and Bob DeLaney negotiated on behalf of the landlord, San Diego, Calif.-based DMIG, LLC. The tenant, who was represented by Jeff Casper with CBRE, will take occupancy March 1st.   The National Ecological Observatory Network has leased 3,900 SF of office space at Valencia Business Park located at 2115 E. Valencia Rd. in Tucson. The landlord was Tucson-based Obedin Holdings LLC. CBRE’s Bill Di Vito and Jesse Blum represented both the tenant and landlord in negotiating the lease term. The Boulder, Colo.-based NEON, which is designed to gather and synthesize data on the impacts of climate change, land use change and invasive species on natural resources and biodiversity by collecting data from 106 sites across the U.S., will take occupancy in early June.

DAUM Commercial Real Estate Release Recent Transactions

DAUM sells Southern Gardens Industrial Park
DAUM Commercial Real Estate Services announced that it represented the seller, RJK Realty LLC, in the sale of a 28,918 SF industrial building located in Phoenix.
Steve Bodeman of DAUM’s Phoenix office represented the seller in this $1.3M transaction. The building is located at 5225 S. 31st Place in the Southern Gardens Industrial Park.
This building, along with the property to the south at 5261 S. 31st Place, was originally built for Blackhawk Metals. The seller, Joe Huerta, subsequently sold the business to DiMatrix who leased both properties from him for five years. Upon DiMatrix vacating, Huerta hired Steve Bodeman of DAUM to market the property.
Michelle Gardner of Shell Commercial represented the undisclosed buyer.
5261 S. 31st Place was recently sold to Design and Stone International, Inc., who was represented by Mike Kasulaitis at Voit Real Estate.
Steve Bodeman has been involved in many transactions in Southern Gardens Industrial Park since 1984.

DAUM represented buyer, seller in Deer Valley land sale
DAUM Commercial Real Estate Services announced that it represented the both the seller and buyer in the sale of a 4.13 acre parcel in Deer Valley area of Phoenix, Arizona.
Carl Johnson, Ben Johnson, & Bob Lundstedt of DAUM’s Phoenix office represented both the seller, Coastline RE Holdings, and buyer, Pathfinder TRF, in this 4.13 acre purchase. Total purchase price was $756,000.
This CP/GCP (light industrial) zoned land is located at the southwest corner of Happy Valley Road and 15th Avenue.
Pathfinder TRF is an RRS Company (Randy Stolworthy) entity. RSS plans to construct a 57,000 SF, Class-A manufacturing facility on the site. Since 1991, RRS & Company has been a market leading sponsor of real estate investments and real estate finance in the Southwest.

DAUM Represents Mattress Firm in Move to Tolleson
DAUM Commercial Real Estate Services announced that it represented the lessee in the lease of a 79,880 SF portion of a 197,526 sq. ft. distribution building located at 9180 W. Buckeye Road, Tolleson, Arizona.
Steve Bodeman of DAUM’s Phoenix office represented the lessee, Mattress Firm, Inc., in this lease. The building is a distribution building owned by First Industrial LP, based in Chicago.
Pat Feeney of CBRE represented First Industrial, lessor, in this transaction.

DAUM represented buyer, seller in Phoenix land sale
DAUM Commercial Real Estate Services announced that it represented both parties in the sale/purchase of a 6.9-acre parcel of land located at the southeast corner of Camelback Road and 45th Avenue, Phoenix.
Carl Johnson, of DAUM’s Phoenix office, represented both buyer and seller. The sellers, Wingate Trust and Pardo Trust both of Phoenix, and buyer, R &S Mattress also of Phoenix.
R & S Mattress is planning to build a 140,000+ SF showroom, warehouse and office at this location. Building should begin in November 2014. Builder will be DL Withers
Total consideration of this sale was $1,063,000 ($3.54/SF average).

DAUM represents Huddleston Trucking
DAUM Commercial Real Estate Services announced that it represented the tenant in the lease of a 19,800 SF industrial building located at 1710 E. Grant Street, Phoenix.
Rich Sica of DAUM’s Phoenix office represented Huddleston Trucking in this lease. The building will be used as a warehouse trucking facility.
Huddleston Trucking has been in business for 25 years primarily involved with TSA approved operations. The company was recently acquired by Warren Neugarten, who continues the operation. Tom Louer of Lee & Associates represented the landlord, Miller-Valentine.

Sperry Van Ness released its recent lease and sales transaction list.

RETAIL:
Michael Gaida represented the landlord to lease a 1,862 SF former Valvoline Oil Center to tire dealer Llantera El Maripeno at Alma School Plaza, located at 753 S. Alma School Road in Mesa. Gaida also represented the tenant in the transaction.
Mary Ridberg and Rommie Mojahed represented the landlord at Union Hills Square to lease 7,269 SF to Fighter Body Fitness. Union Hills Square is located at 8110 W. Union Hills Drive in Glendale. The tenant was also represented by Ridberg and Mojahed.

Greg Vanlerberghe, Peter McQuaid and Erin Schrauth represented the landlord at Gilbert Fiesta II to lease 1,190 SF to Evapology. Gilbert Fiesta II is located at 183 E. Williams Field Road in Gilbert. The tenant was also represented by Sperry Van Ness.

Judy Jones and Shari A. Tucker represented the landlord of Happy Plaza to lease the entire 9,800 SF to a retail clothing store called Bong Choi. The property is located at 3401 E. McDowell Road in Phoenix.

LAND SALES:
Michael Gaida, Erin Schrauth, Greg Vanlerberghe and Peter McQuaid collectively represented the seller in the $1,175,000 sale of 10.2 acres of land at 107th Avenue and Beardsley. The Seller was RMG Real Estate Services. The buyer was Landvest Management and represented by Cassidy Turley.
Greg Vanlerberghe and Peter McQuaid represented the seller, Chandler Opportunity Development, LLC, in the sale of a 36,606 SF parcel of land located at the NEC of Dobson Road and Elliot Road in Chandler. The buyer, CPG Dobson & Elliot Retail, LLC, paid $360,000 and was represented by Aaron Klusman of Camelback Realty Group. Dunkin Donuts is planned for this location.

OFFICE SALES:
Justin Horwitz and Nicole Ridberg represented the seller, Donald Wilson, in the sale of a 10,690 SF fully vacant freestanding office building located at 910 E. Osborn Road in Phoenix. The all cash investor purchase by Knightly Living Trust closed within 45 days of initial list price and closed at a final sales price of $1,162,250 Dec. 30, 2013.

Justin Horwitz and Nicole Ridberg represented the seller in the $415,470 sale of Mirage Crossing located at 105757 N. 114th Street, Suite 107 in Scottsdale. The 3,777 SF office condo was purchased by Colorado North, LLC.
MULTIFAMILY:
Neil Sherman and Danny Lee represented the seller, Antonina Morawa, in the $1,216,000 sale of Heatherbrea Apartments, located at 6101 N 61st Avenue in Glendale. The 38 unit complex was purchased by Alfred P. Howell, Inc. and closed on January 8, 2014.

Pacific Insulation renewed their lease for 10,000 square feet at 3761 E. 43rd Place, in Tucson from JDHL Investments.  Pacific Insulation is the Southwest’s leading commercial and industrial insulation distributor/fabricator with locations in Southern California, Northern California, Arizona and Nevada. Russell W. Hall, SIOR, GSCS and Stephen D. Cohen, Principals and Industrial Specialists with Cushman & Wakefield | PICOR, represented the landlord in this transaction and Tim Healy of CB Richard Ellis represented the tenant.

CODAC Behavioral Health Services of Pima County of Tucson leased 16,999 square feet at 3130 E. Broadway Boulevard in Tucson from LC 3130, LLC.  Tom Nieman, Principal and Office Specialist, with Cushman & Wakefield | PICOR, represented the landlord and Tom Knox, SIOR, Principal and Office Specialist and Paul Hooker, Industrial Specialist with Cushman & Wakefield | PICOR, represented the tenant in this transaction.

University City Church purchased a 34,163 square foot church, a historic landmark structure built in 1925, at 604 N. 6th Avenue in Tucson, Arizona, from Crosslife Ministries for $1,900,000.  Rob Tomlinson, Retail Specialist and Paul Hooker, Industrial Specialist with Cushman & Wakefield | PICOR, represented the seller in this transaction.

The De Rito Partners Opportunity Fund purchased a former Denny’s Restaurant at the SWC of Baseline and Alma School roads in Mesa.

De Rito Partners released a list of its recent commercial transactions.

Diamondback Billiards adding Gilbert location

Diamondback Billiards signed a leased to open a second location at the San Tan Village Furniture Center located at Loop 202 Freeway and San Tan Village Parkway. De Rito Partners’ agents Carl Jones, Jr. and Arch Jeffery represented the tenant, and Robert McKnight represented the landlord in completing the deal for a 2,900-square-foot space.

Insurance agency continuing Valley expansion

Rodney D. Young Insurance Agency completed a deal to add a new location at the Delpache Retail Center, at the northeast corner of Apache Trail and Delaware Drive in Apache Junction, Arizona. Trevor Clinch and Robert McKnight of De Rito Partners represented the landlord in the lease of a 1,190-square-foot space.

De Rito Partners’ agents Gordon Heckaman and Carl Jones, Jr. also completed a deal with Rodney. D. Young Insurance to open a location at Baldridge Commons in Goodyear, Arizona. The agents represented the landlord in the lease for 1,296 square feet at the northwest corner of Dysart Road and Van Buren Street.

Rodney D. Young Insurance also signed a deal to open a location at the Village at Superstition Springs in Mesa, Arizona. Gordon Heckaman and John Trujillo of De Rito Partners represented the landlord in bringing the insurance agency to the center located just west of the northwest corner of Power Road and Baseline Road.

Just Send It is adding a location at the Safeway at the Provinces center located just north of the northeast corner of Ray Road and McQueen Road in Chandler, Arizona. Carl Jones, Jr. and Gordon Heckaman of De Rito Partners represented the landlord in signing the deal for a 1,700-square-foot space.

Arizona Chihuahua Rescue opening at Buckhorn Plaza

De Rito Partners’ agents John Trujillo and Trevor Clinch represented the landlord in completing a lease for a 2,358-square-foot space to Arizona Chihuahua Rescue. The non-profit will be opening at Burckhorn Plaza located at the northeast corner of Recker Road and Main Street in Mesa, Arizona.

Mexican restaurant joining Buckhorn Plaza

Loreto’s Mexican Food signed a lease to open their second location at the northeast corner of Recker Road and Main Street in Mesa, Arizona. John Trujillo and Trevor Clinch of De Rito Partners represented the landlord in completing the deal for the 1,374-square-foot space.

Phoenix Children’s Academy keeping Peoria location

Phoenix Children’s Academy agreed to extend their lease of a 10,094-square-foot space at the southwest corner of 75th Avenue and Thunderbird Road in Peoria, Arizona. Marty Olejarczyk of De Rito Partners represented the tenant in the renewal.

Maricopa Community College District buys land for future expansion

The Maricopa Community College District agreed to purchase 3.4 acres of land located at the northwest corner of Pecos Road and Gilbert Road in Chandler, Arizona. De Rito Partners’ agents Roger Brevoort and Larry Zebe represented the seller in the deal.

Nail salon and spa opening Mesa location

De Rito Partners agent Justin Rihs represented the landlord in completing a deal with Award Nail & Spa for a 2,136-square-foot space. The nail salon and spa will be opening next to Walmart Supercenter at the northeast corner of Baseline Road and Country Club Drive in Mesa, Arizona.

De Rito purchases two former restaurants

De Rito Partners Opportunity Fund purchased a 2,928-square-foot freestanding, fully-fixturized, drive-thru restaurant just west of the southwest corner of Main Street and Alma School Road in Mesa, Arizona. The vacant building is a former Del Taco. Paul Serafin represented De Rito Partners in the purchase.

Perfect Teeth dentistry renewed their lease for a 1,980-square-foot space at Albertson’s Red Mountain Shopping Center. De Rito Partners’ agent Paul Serafin represented the tenant in completing the deal at the southeast corner of Power Road and McDowell Road in Mesa, Arizona.

Humane Society moving to Verde Valley Plaza

The Verde Valley Humane Society signed a lease for a 2,500-square-foot space in the Verde Valley Plaza in Cottonwood, Arizona. Dale Harsh of De Rito Partners represented the landlord in bringing the humane society to the center located on the southwest corner of Highway 89A and Highway 260.

Dental tenant joining Glendale Towne Center

De Rito Partners’ agents Matt Morrell and Paul Serafin represented the landlord in completing a deal to bring Alta Sky Dental to the Glendale Towne Center. The center is located at the southwest corner of 43rd Avenue and Peoria Avenue in Glendale, Arizona. The tenant is leasing a 2,932-square-foot space.

Metro PCS adding another Valley location

Metro PCS signed a deal to open another location, this time at the northwest corner of 35th Avenue and Glendale Avenue in Phoenix. Chris Corso and Lizette Borbon-Iskhakova of De Rito Partners represented the landlord in completing the deal for a 1,158-square-foot space.

Sir Veza’s opening Chandler location

Sir Veza’s Taco Garage completed a deal to open their first full-size restaurant in Chandler Fashion Center located at the southwest corner of Chandler Boulevard and Loop 101. Paul Serafin of De Rito Partners represented the tenant in signing the lease for a 4,948-square-foot space.
