SimonCRE reflects celebrates five years of success

In five years, SimonCRE has grown from a three-person operation to a thriving commercial real estate development firm with fifteen employees and an extensive portfolio of projects purchased and developed stretching from Oregon to Florida.

Founded in 2010 by Joshua Simon, the Scottsdale-based company celebrates its five year anniversary this month.

SimonCRE specializes in retail ground-up development, redevelopment, single tenant build to suits and multi-tenant development projects throughout the U.S. in primary, secondary, and tertiary markets. Simon has developed and leased more than two million square feet of retail space nationally.

Prior to founding SimonCRE, Simon spent more than six years as an independent contractor for a national development company in the capacity of a Developer and Senior Leasing Associate. His primary role was the due diligence, acquisition, design, development, and leasing for more than 1.6 million square feet of retail space located throughout the country. He played a direct and vital role in opening and growing the Arizona office from three employees to more than twenty.

Simon has always been a very active entrepreneur. Simon created a hosted VoIP company in 2010, which specialized in business communications called One Stop Voice. After almost four years of growth, Simon sold it to a publicly traded company to focus on the tremendous growth SimonCRE was experiencing.

“We have built our team based off of referrals and the combined real estate experience of my team is monumental, 180 years to be exact,” said Joshua Simon, President and Founder of SimonCRE. “Many of my colleagues were interested in my business strategy and our tremendous growth plan and wanted to be a part of it.”

SimonCRE’s early clients included EZCorp and Verizon Wireless. The company is on track to develop 33 build-to-suit projects in thirteen states this year for Dollar General, Pet Club, Verizon Wireless, EZ Pawn, O’Reilly Auto Parts and Tractor Supply Co. Simon has also invested in retail buildings with long-term leases to Hertz, Filiberto’s, Palm Beach Tan, Value Pawn, Verizon Wireless and several multi-tenant centers and retail shopping centers in several states.

SimonCRE currently has over fifty projects in the pipeline valued at over $100 million, creating thousands of jobs across the country. The projected total transactional volume will surpass $140 million in 2016. There are seven projects currently under construction in three different states.

“We are excited for what the triple net lease (NNN) market holds for the retail industry,” said Joshua Simon. “Over the past few years we have seen the market start to mature into a real niche whereby developers like us can carve out a business and specialize in redevelopment, ground up shopping center developments and build to suits.”

One of Simon’s largest acquisitions was the purchase of a 250,000 SF shopping center in Sterling Heights, MI anchored by Target and MJR Theater. A local project of significance is West 6th, the former Tempe Centerpoint. SimonCRE acted in an advisory capacity during the due diligence and also handled the leasing of the ground floor retail space.

Simon has been actively involved in many charitable organizations in the Valley. Simon has served on countless boards, raised hundreds of thousands of dollars working on charitable committees and has been nominated in over twenty publications both locally and nationally as an up and coming business leader, retail expert and entrepreneur.

SimonCRE purchases retail building from Los Olivos Norte

Commercial real estate developer SimonCRE purchases a +/- 7,000 SF retail building from a popular Scottsdale restaurant located within the Sonora Village Shopping Center. The building is located at 15544 N. Pima Road in Scottsdale, just off Frank Lloyd Wright and the Loop 101 in Scottsdale, AZ.

After nearly 20 successful years in business, Los Olivos Norte closed their doors on Saturday, June 27, 2015.  The owners will continue to operate the downtown Scottsdale location at 7328 E. 2nd Street.

The owners were looking for a good exit strategy for this location and thought this was a great opportunity to work with SimonCRE.

“This retail building is in an excellent location in a thriving center,” said Josh Simon, President of SimonCRE.  “Although one popular restaurant is closing, we’re confident this new restaurant will have much success here.”

SimonCRE has already signed a lease with an exciting new Asian fusion concept, which will offer Asian and American cuisine options, sushi, and handcrafted cocktails in a stylishly sophisticated atmosphere.

SimonCRE adds Peter Krahenbuhl as Project Manager

SimonCRE currently has over 50 projects in the pipeline valued at over $100 Million, creating thousands of jobs across the country.

Krahenbuhl will work closely with the Vice President of Development coordinating as well as other team members and will be responsible for tracking project timelines, submittals and file management.  He will be vital in the daily planning and processes associated with successfully driving projects from inception to completion.

Krahenbuhl has experience in condo conversions and was vital in the planning of several multi-family condominium developments in Phoenix, Scottsdale and Flagstaff totaling over $100 million dollars in sales revenue.  He also brings site selection, acquisitions knowledge and several other tenant representation brokerage and leasing experience to the position.

Two Pet Clubs under construction by SimonCRE

Commercial real estate developer SimonCRE is currently under construction on two Pet Club Feed and Tack Stores in Arizona. The first site is located at the dominant intersection of Chino Valley and State Route 89 in Chino Valley, Arizona. The second site is located at the SWC of Greenway Road & Cotton Lane in Surprise, Arizona.

The Chino Valley Pet Club store is a +/- 8,774 SF freestanding single-tenant retail building that includes a 2,450 SF covered outdoor area. This Pet Club store will serve the needs of Chino Valley and Prescott Valley residents. The intersection has excellent retail synergy providing a strong traffic flow and includes retailers such as Dollar General, Walgreens, Safeway and Starbucks.

This project is expected to be complete in June of 2015. The Surprise Pet Club store is a +/- 16,000 SF freestanding single-tenant retail building located just off of the Loop 303 freeway in Surprise. Retailers at the intersection of Greenway Road and Cotton Lane include Fry’s Marketplace, Pacific Dental and CVS. This project is expected to be complete
in September of 2015. Since 1982, Pet Club has been supplying Arizona residents with a variety of premium pet products at a discount price. Pet Club has 41 locations in Arizona, locations in Colorado and 5 locations in Texas.

SimonCRE purchases two retail buildings

Commercial real estate developer SimonCRE announced the purchase of two existing commercial retail buildings with signed leases from national and international Hertz Rent A Car and Dollar General.

The site for Hertz Rental Car facility is located at 949 W. Camelback Road in Phoenix, Arizona, just west of 7th Avenue on Camelback Road.  There has been significant recent activity and retailers choosing this trade area, such as LA Fitness, Starbucks and Southern Rail, a sister restaurant of Beckett’s Table.

“The redevelopment in the Central Phoenix trade area will be a successful location for Hertz,” said Josh Simon, President of SimonCRE.

“We see this property as a great long term investment with it’s infill location, being located along the light rail and at a full access intersection with a stop light.”

There are over a dozen automobile repair shops and auto dealership sites within a one mile radius of the site.  Several major brand car dealerships are located less than two miles east of the location on Camelback Road.  Hertz being located here will provide an invaluable service in a close, convenient location to these other businesses.  Hertz is set to open early April, 2015.

In Golden Valley, Arizona, SimonCRE purchased an existing 9,014 SF building leased by Dollar General.  The location, although an existing building, is in a rural market in Arizona with very limited competition.  The property is located at 5181 W. Hwy 68 in Golden Valley on just over three acres and directly in the path to other future development sites.  As a developer for Dollar General, this reiterates SimonCRE’s belief in Dollar General’s core business principles and superior operations.

Commercial real estate developer SimonCRE announced the recent hire of Jeff Lee as vice president of development. Lee comes to SimonCRE with more than 25 years of professional experience in commercial real estate development.

Lee brings a wealth of knowledge and invaluable experience to SimonCRE having held positions as real estate development manager, project manager, tenant coordinator and property manager with some of the most reputable commercial real estate firms in Arizona.

Some of Lee’s most recent notable projects include managing the real estate, leasing and store development for Goodwill of Central Arizona and 2.4 million square feet of retail anchor stores, training centers, retail donation sites, recycling and transportation centers and commercial maintenance facilities.

Lee’s fundamental role with SimonCRE will consist of development management of all new projects in several states from inception to completion. Lee will coordinate and manage all vendor relationships and approvals and work closely with clients to design projects that exceed SimonCRE expectations.

Lee led development and management of all commercial assets for Miller Holdings and Matrixx Management for over 6 years and was instrumental in managing all project design and leasing activity.  Previous noteworthy experience includes project management and tenant coordination of several notable regional malls and neighborhood shopping centers throughout the Valley while at Westcor/Macerich. Lee also brings more than 10 years of experience as a project and property manager as he managed several high profile projects while working with DMB Associates.

Atkisson Joins SimonCRE as Director of Construction

Commercial real estate developer SimonCRE announces the recent hire of Jared Atkisson as director of construction.

Atkisson comes to SimonCRE highly experienced with a strong work history including managing the planning, development, construction, remodel, property management and maintenance of a portfolio of over 225 Carl’s Jr., Hardees, and Pizza Patron restaurants throughout the Midwest and Southwest. He has effectively managed the construction of over 75 ground up and restaurant conversions and has coordinated the interior and exterior remodels of over 130 restaurants.

His most notable local Arizona projects are the Carl’s Jr. located just across the street from the University of Phoenix Stadium and the restaurant and Phoenix Suns team shop remodel, located inside the Talking Stick Arena Resort (formerly known as US Airways Arena).

Bruhn will directly lead the creative content strategy planning and will direct and implement the marketing goals of SimonCRE.

One Stop Voice completes sale to Crexendo

Two Phoenix-based businesses have announced a purchase agreement of One Stop Voice (OSV) to Crexendo, Inc. (NYSE MKT: EXE). OSV, a company built by Joshua Simon, president of SimonCRE, provides top of the line, feature rich, cloud-based communications systems to small and medium sized business customers. OSV is located in Scottsdale and focuses on Arizona markets while providing telecom services nationwide. Crexendo is a hosted services company that provides hosted telecommunications services, hosted website services, website development software and broadband internet services for businesses and entrepreneurs. Their corporate offices are in Tempe.

This purchase will transfer certain infrastructure and customers of OSV to Crexendo. Crexendo has hired OSV’s customer service supervisor as well as their sales director to assure a smooth migration of OSV’s customer base into Crexendo. In addition Crexendo has entered into an agreement with OSV to maintain certain support functions to assure a seamless transition with no disruption to any customers.

Steven G. Mihaylo, Chief Executive Officer, commented, “We are very pleased with the OSV asset purchase and the synergies that our companies offer each other. We have indicated that we intend to grow our business both by acquisition and organically.
