Janielle Penner joins Sperry Van Ness

The commercial real estate brokerage of Sperry Van Ness, LLC has announced that Janielle Penner has joined the brokerage as a Junior Advisor.  She will be working closely with industry leader and National Council Chair of Multi-tenant Retail, Shari A. Tucker-Gasser, specializing in retail property acquisitions and disposition, as well as the leasing of multi-tenant retail properties throughout the Phoenix metro market.

Prior to joining Sperry Van Ness, Penner has represented US investors in land development projects in San Miguel de Allende, one of Mexico’s brightest, world-class destinations. Her professional experience also includes over 12 years in Los Angeles, California working with Frank Gehry Partners, the GRAMMY Foundation and Media Arts Lab for Apple.  Her role at these firms as project coordinator allowed her to learn about doing business among some of the best in their respective fields of architecture, non-profit and advertising.

Penner was raised in central Phoenix, part of a real estate family. She is an alumna of both Xavier College Prep and Arizona State University, where she earned her B.S. Finance: International Business.  She has a deep connection to the state of Arizona and sees an exciting future for the continued growth of Phoenix.

Acquisition of Chandler office condo unit sells for $862K

Southgate Commerce Center II recently sold for approximately $862,000.  Senior Advisor, Justin Horwitz with Sperry Van Ness, LLC in Phoenix represented a client into the acquisition of an office condo unit at 7415 W. Boston St., Chandler, AZ 85226.  This transaction involved a sale leaseback.  The Seller was represented by Matt Leonard with Levrose Real Estate.

Horwitz said, “This transaction is a perfect example of a win-win for both Buyer and Seller.  The Seller was able to free itself from some debt and secure the business real estate while my client locked in a strong investment which will yield good returns for years to come.”

SVN sells La Villa Apartments in Phoenix for $1 Million

La Villa Apartments recently sold for $1,000,000 or $33,333K per unit, which is a great considering the apartments sold for $50K less than the original asking price.  Vice president of Sperry Van Ness, LLC, Danny Lee represented both the buyer and the seller in this multifamily sale.  The property is located at 4117 N. 15th Ave. in Phoenix, which is in the central phoenix corridor near the Phoenix light rail system.

We all know that every prospective buyer wants to look at rent rolls and profit and loss statements prior to the purchase. This factor, among others is detrimental in the decision-making process. After all, the property listing was listed for sale a little over one million dollars. The challenge with this transaction was the seller did not keep updated accounting records of the property history.  As the prospective purchase came to a head, the agreement was a price reduction and the buyer was satisfied.

“I represented the buyer and the seller, so it made the communication between my clients much easier than this possibly could have been.”  Lee explained that the seller was still happy with the final transaction, which was handled by Nikki Leonard with Intravest Title Agency.

Fresno Apartments in Chandler sells for $732K

Fresno Apartments recently sold for $732,000 or $36,000 per door to Epicenter Holdings, LLC.  The seller, Mehmed Kozlika, was represented by Chip Kloppenburg of Sperry Van Ness, LLC.  The buyer was represented by Cass Stephens of S.J. Fowler.  Fresno Apartments is located at 275 N. Fresno in Chandler, which is located only minutes east of N. Arizona Ave, just north of Chandler Blvd.

“This sale of Fresno Apartments is a key example of when the deal closes and both the seller and the buyer walk away happy,” Kloppenburg stated.

Sperry Van Ness Advisor sought out by New York Investors

After working with New York City REITs finest, recent buyers traveled thousands of miles from their hometown to start up a new business in “Old Town” Scottsdale, but wait, that is not where they ended up.  Judy Jones with Sperry Van Ness, LLC sold them a property at 2546 E. Indian School Rd. for $275,000 and here’s why.

“Buyers don’t usually end up buying what they describe as the property they want to buy.” Those were the words of Jones’ mentor, a successful broker when she first began commercial real estate.  With Jones’ savvy background and her own successes over the years, her mentor referred the New York investors to Judy Jones and the rest is history.

$2B freeway expansion benefits $1.4M land opportunity

No stranger in representing multifamily and land opportunities, Chip Kloppenburg and John Trujillo with Sperry Van Ness in Phoenix are ready to make their own “land” mark at 5252 S. 36th Street in Phoenix. The team is representing the seller.  The 9.64 acres are located only 10 miles from the recently approved Loop 202 extension off Pecos Road.

The decision to end three decades of political squabbling finally came to an end last month and it’s become a huge milestone for the valley’s transportation needs.  This will finally complete the original 202 loop system that opened up for traffic in 2006, known as the Red Mountain Freeway.

“Any developer should be excited about this land parcel because there are so many amenities in the area. You have schools, the airport nearby, a few golf courses, and most importantly freeway access, including the upcoming extension.” Kloppenburg said, “This is a great opportunity and plenty of land to use for a great economic development.”

This freeway link is proposed in connecting the east and west of Pecos Road and then north and south between 55th and 63rd avenues connecting Interstate 10 on each end.  This could also be an economic boom for the Gila River community and all commercial properties within the vicinity, paving the way for more visitors in all directions.

Palm Plaza recently sold for $2.03M or $80 per square foot to MDR Enterprises, Inc.  The seller, Lee Center, LLC, was represented by Justin Horwitz and Jonathan Levy of Sperry Van Ness, LLC and Paul Christ of Encom Properties, LLC.  The buyer was represented by John Oliver of Century 21 AZ Foothills.  Palm Plaza is located at 141 E. Palm Lane on 3rd St., just north of McDowell Road in the Midtown Phoenix submarket and consists of one free standing office building totaling +25,000 SF.  The buyer acquired the roughly 85-percent occupied property as part of a 1031 Exchange.

“This sale of Palm Plaza is a prime example of a value adds investment,” said Horowitz. “We are very optimistic about the activity along the Central Corridor and we expect the influx of activity in this area to get rapidly stronger.”

The buyer and seller were able to achieve their goals.  The seller was able to complete its 1031 Exchange into a property that had relatively good cash flow with future upside.  The seller was able to pull equity out of its investment to put toward alternative ventures.

Paul Borgesen III has joined the office team at Sperry Van Ness, LLC in Phoenix, the firm announced Monday. Paul will focus exclusively on building the office investment sales portfolio and will be working directly with Landlords in the Phoenix market.

Borgesen brings a wealth of customer service knowledge to the team, having vast experience working as a financial representative and sales representative at a local life insurance company.  Most recently, he was a senior academic counselor working with a leading educational program in the Valley.

“Paul is a welcome and much needed addition to the SVN Office Division,” said Justin Horwitz, senior advisor.  “Though fairly new to the industry, I anticipate that Paul will play a vital role on this team and I would anticipate that he immediately becomes a major producer in this office”.”

CBRE has completed the sale of Rancho El Mirage Plaza, ±20,130 square foot retail strip center in El Mirage, Ariz. The asset commanded a sale price of $3.07 million.

Andrew Fosberg, Cam Stanton and Molly Busch with CBRE’s Phoenix office represented the seller, El Mirage Partners, LLC of Portland, Ore. The buyer, Ladera Ranch, Calif.-based Casa Mirage Properties, LLC, was represented by Trent McCullough and Shari Tucker with Sperry Van Ness.

Built in 2005, Rancho El Mirage Plaza consists of two buildings at the northeast corner of Dysart and Thunderbird Roads. The retail center benefits from proximity to a Walmart Supercenter. The property, which was ±94.7 percent occupied at time of sale, offers a complimentary mix of tenants, including an Anytime Fitness and Little Smiles Dentistry.

  • The Hinkson Company, LLC purchased a 50,467 SF retail building, known as Glendale Center, located at 5139 W. Glendale Avenue in Phoenix for $2,600,000 or $51.51 PSF.  Erin Schrauth, Peter McQuaid and Greg Vanlerberghe represented the seller, GLC Glendale Holdings, LLC.
  • Lead Charter purchased a 16,000 SF retail building, known as Cooper Square, located at 707 E. Ray Road in Gilbert for $935,000 or $58.44 PSF.  Ryan Mojahed represented the seller, JLM Financial Investments 9, LLC.
  • Atos Inc. purchased a 24,724 SF former Big Lots retail building located at 1826 W. Baseline Road in Mesa for $1,250,000.  The seller, Shayesthfar Family Trust, was represented by Shari A. Tucker-Gasser, Trent McCullough, Peter McQuaid, Greg Vanlerberghe and Erin Schrauth.
  • Vito’s Pizza & Italian Restaurant, located at 10999 N. Frank Lloyd Wright Blvd in Scottsdale, has been purchased by Vito’s 3, LLC for $1,000,000.  Neil Sherman, Mary Ridberg and Rommie Mojahed represented the buyer. The freestanding, 4,616 SF building sits just North of Desert Cove Avenue on Frank Lloyd Wright Blvd.  The seller was ECG New Palo Verde LLC.
  • Rittenhouse Landco, LLC purchased a 38,715 SF new construction retail building located ESEC of Rittenhouse Road and Ellsworth Road in Queen Creek for $325,000.  Dairy Queen will occupy the majority of the space and there is 2,600 SF available for lease. Mary Ridberg and Rommie Mojahed represented the buyer and handle the leasing.

Denver couple buys Full Circle Ranch B&B in Cave Creek

Carrick Sears, Senior Investment Advisor in the Phoenix office of Sperry Van Ness, negotiated the $700,000.00 sale of Full Circle Ranch Bed & Breakfast Inn located at 40205 North 26th Street in Cave Creek, Ariz.

The buyers, Tom and Debby Kinsella, desired to relocate from Denver to the Southwest and chose Phoenix. Debby Kinsella has long known one of her gifts was hospitality, as she has always enjoyed being in charge of hospitality at her local church. When the couple decided to semi-retire, the thought of opening a bed and breakfast seemed like a perfect fit.

The Kinsella’s purchased the 2 casitas and 4 guest rooms known as Full Circle Ranch Bed & Breakfast Inn. This site is a one-of-a-kind oasis that is located in the Sonoran Desert and conveniently located just north of Phoenix, 20 minutes from Carefree and borders Scottsdale Arizona. This +/- 4,372 square foot property is near art galleries, fine wine selections, and several fine dining restaurants.

Raul Siqueiros, a residential realtor from Berkshire Hathaway, approached Sears and told him he had a buyer for a bed and breakfast and desired some commercial expertise. While normally a commercial broker offers a referral fee to the residential broker, and the commercial broker handles the transaction exclusively, given the unique situation of the property actually being a house, with the business, they agreed to work on it together and split the commission accordingly. Given the three-month long escrow, and complexities involved, having two brokers on the deal was helpful.

“What we thought would be a typical home purchase turned out to be a complicated endeavor but with Carrick and Raul’s guidance and expertise we are thrilled with our B&B purchase.” said Tom Kinsella. “There were tense moments during the negotiations but we were confident in our professional real estate team. My wife and I always felt that we were in good-hands during this whole transaction. We are both excited at this opportunity and are taking advantage of the slow summer booking season to “spruce” up the property and will be greeting guests at the Full Circle Ranch B&B in the 2nd week of September and already have a wedding booked on the property in late October.”

Country Aire Apartments in Phoenix sell for $2.8M

Neil Sherman and Carrick Sears, multifamily specialists in the Phoenix office of Sperry Van Ness, negotiated the $2,825,000 sale of Country Aire Apartments located at 1701 N. Palo Verde Dr. in Goodyear, Ariz.

The buyer, Univest, Inc of Newport Beach, Calif., purchased the 60-unit complex from Industrial Alliance Pacific Insurance & Financial Services Inc. Sherman and Sears represented both parties in the transaction.

Country Aire Apartments is a condominium community developed in 1982 which has historically been operated as a rental apartment complex. The property is individually metered for electricity and all units except one are two bedroom, one bath flats.

“Industrial Alliance foreclosed on this asset in early 2012, and subsequently invested quite a bit of time and money into improving and repositioning the property. At the time of sale it was arguably one of the nicest rental communities in that submarkett,” says Sherman.

Levy brings experience in real estate sales, land acquisitions, construction management, property management and real estate marketing strategies to the team. He previously worked with the City of Avondale and acquired extensive knowledge in the zoning and planning departments.

“Jonathan is going to be a tremendous asset to Sperry Van Ness and the office team,” said Horwitz. “Initially, he will be focusing the majority of his time towards the leasing effort at Metro Executive Park, but long term, we foresee Jon being a very productive agent in this business for years to come.”

Sperry Van Ness wins several awards at national conference

Each year, hundreds of advisors from Sperry Van Ness offices around the country meet to discuss company goals, share best practices and honor the offices and individuals excelling in their business at the SVN National Conference. The Phoenix Sperry Van Ness office collected several awards for outstanding achievements in 2013, including once again being named a Top 10 Sperry Van Ness franchisee.

 

The Phoenix Sperry Van Ness office, led by Neil Sherman, Shari A. Tucker-Gasser, Perry Laufenberg and Danny Lee, ranked No. 7 nationally in 2013. The ranking is based on deals closed and transaction volume from all 21 advisors specializing in the sale and leasing of retail, office, multifamily, industrial and investment sales.

 

Earning the prestigious Partners Circle Award were multifamily specialists Sherman and Lee. Sherman ended the year at No. 9 nationally, while Lee finished at No. 12.

Beau Flahart Joins Sperry Van Ness

Sperry Van Ness, LLC announced the addition of Beau Flahart as an associate advisor on the leasing and sale of retail properties. Flahart has teamed with seasoned veterans Rommie Mojahed and Mary Ridberg, directors of leasing. The team focuses on multiple areas of commercial real estate including retail leasing and investment sales. Mojahed and Ridberg represent notable tenants such as Firehouse Subs, Dairy Queen, Blue 32 and Potato Barn.

Before real estate, Flahart helped develop and grow Flahart Brothers Companies Inc. (FBC), a small building automations company. He began his career in real estate as a residential agent assisting clients with the acquisitions and dispositions of investment homes.

Flahart attended Mesa Community College and Chandler Gilbert Community College before attending Arizona School of Real Estate and Business to obtain his Arizona real estate salesperson license in 2013. He is an active member of SEVRAR.
