OnPoint Underwriting, Inc. leased 2,195 SF of office space at 7010 E. Chauncey Lane in Scottsdale. Justin Horwitz represented the landlord in the transaction.

 

Miner Southwest leased 19,603 SF of office space at Tempe Southern Business Center, located at 1155 W. Southern Avenue in Tempe. Nicole Ridberg represented the tenant in the 63 month lease.

RETAIL SALES:

  • The Hinkson Company, LLC purchased a 50,467 SF retail building, known as Glendale Center, located at 5139 W. Glendale Avenue in Phoenix for $2,600,000 or $51.51 PSF.  Erin Schrauth, Peter McQuaid and Greg Vanlerberghe represented the seller, GLC Glendale Holdings, LLC.
  • Lead Charter purchased a 16,000 SF retail building, known as Cooper Square, located at 707 E. Ray Road in Gilbert for $935,000 or $58.44 PSF.  Ryan Mojahed represented the seller, JLM Financial Investments 9, LLC.
  • Atos Inc. purchased a 24,724 SF former Big Lots retail building located at 1826 W. Baseline Road in Mesa for $1,250,000.  The seller, Shayesthfar Family Trust, was represented by Shari A. Tucker-Gasser, Trent McCullough, Peter McQuaid, Greg Vanlerberghe and Erin Schrauth.
  • Vito’s Pizza & Italian Restaurant, located at 10999 N. Frank Lloyd Wright Blvd in Scottsdale, has been purchased by Vito’s 3, LLC for $1,000,000.  Neil Sherman, Mary Ridberg and Rommie Mojahed represented the buyer. The freestanding, 4,616 SF building sits just North of Desert Cove Avenue on Frank Lloyd Wright Blvd.  The seller was ECG New Palo Verde LLC.
  • Rittenhouse Landco, LLC purchased a 38,715 SF new construction retail building located ESEC of Rittenhouse Road and Ellsworth Road in Queen Creek for $325,000.  Dairy Queen will occupy the majority of the space and there is 2,600 SF available for lease. Mary Ridberg and Rommie Mojahed represented the buyer and handle the leasing.

Sossaman Development plans to build retail project in Mesa

Located just north of Costco on the hard corner of Sossaman Road and Hampton Avenue in Mesa, Ariz.  Sossaman Development LLC has plans to develop and sell or lease pads for a multi-tenant retail building and two freestanding single tenant retail buildings along Sossaman Road.

“This is a great location for a breakfast/coffee user as it is on the West side of Sossaman Road and in the path of morning traffic flow to highway US-60.” said Trenton McCullough. “It is also a great location for a fast food user, banks or general retail users that can benefit from the adjacent Costco’s foot traffic.”

Denver couple buys Full Circle Ranch B&B in Cave Creek

Carrick Sears, Senior Investment Advisor in the Phoenix office of Sperry Van Ness, negotiated the $700,000.00 sale of Full Circle Ranch Bed & Breakfast Inn located at 40205 North 26th Street in Cave Creek, Ariz.

The buyers, Tom and Debby Kinsella, desired to relocate from Denver to the Southwest and chose Phoenix. Debby Kinsella has long known one of her gifts was hospitality, as she has always enjoyed being in charge of hospitality at her local church. When the couple decided to semi-retire, the thought of opening a bed and breakfast seemed like a perfect fit.

The Kinsella’s purchased the 2 casitas and 4 guest rooms known as Full Circle Ranch Bed & Breakfast Inn. This site is a one-of-a-kind oasis that is located in the Sonoran Desert and conveniently located just north of Phoenix, 20 minutes from Carefree and borders Scottsdale Arizona. This +/- 4,372 square foot property is near art galleries, fine wine selections, and several fine dining restaurants.

Raul Siqueiros, a residential realtor from Berkshire Hathaway, approached Sears and told him he had a buyer for a bed and breakfast and desired some commercial expertise. While normally a commercial broker offers a referral fee to the residential broker, and the commercial broker handles the transaction exclusively, given the unique situation of the property actually being a house, with the business, they agreed to work on it together and split the commission accordingly. Given the three-month long escrow, and complexities involved, having two brokers on the deal was helpful.

“What we thought would be a typical home purchase turned out to be a complicated endeavor but with Carrick and Raul’s guidance and expertise we are thrilled with our B&B purchase.” said Tom Kinsella. “There were tense moments during the negotiations but we were confident in our professional real estate team. My wife and I always felt that we were in good-hands during this whole transaction. We are both excited at this opportunity and are taking advantage of the slow summer booking season to “spruce” up the property and will be greeting guests at the Full Circle Ranch B&B in the 2nd week of September and already have a wedding booked on the property in late October.”

Country Aire Apartments in Phoenix sell for $2.8M

Neil Sherman and Carrick Sears, multifamily specialists in the Phoenix office of Sperry Van Ness, negotiated the $2,825,000 sale of Country Aire Apartments located at 1701 N. Palo Verde Dr. in Goodyear, Ariz.

The buyer, Univest, Inc of Newport Beach, Calif., purchased the 60-unit complex from Industrial Alliance Pacific Insurance & Financial Services Inc. Sherman and Sears represented both parties in the transaction.

Country Aire Apartments is a condominium community developed in 1982 which has historically been operated as a rental apartment complex. The property is individually metered for electricity and all units except one are two bedroom, one bath flats.

“Industrial Alliance foreclosed on this asset in early 2012, and subsequently invested quite a bit of time and money into improving and repositioning the property. At the time of sale it was arguably one of the nicest rental communities in that submarkett,” says Sherman.

Jonathan Levy has joined Sperry Van Ness as an associate advisor and will work closely with veteran office brokers Justin Horwitz and Nicole Ridberg in the leasing and sales of office listings in Arizona.

Levy brings experience in real estate sales, land acquisitions, construction management, property management and real estate marketing strategies to the team. He previously worked with the City of Avondale and acquired extensive knowledge in the zoning and planning departments.

“Jonathan is going to be a tremendous asset to Sperry Van Ness and the office team,” said Horwitz. “Initially, he will be focusing the majority of his time towards the leasing effort at Metro Executive Park, but long term, we foresee Jon being a very productive agent in this business for years to come.”

Sperry Van Ness wins several awards at national conference

Each year, hundreds of advisors from Sperry Van Ness offices around the country meet to discuss company goals, share best practices and honor the offices and individuals excelling in their business at the SVN National Conference. The Phoenix Sperry Van Ness office collected several awards for outstanding achievements in 2013, including once again being named a Top 10 Sperry Van Ness franchisee.

 

The Phoenix Sperry Van Ness office, led by Neil Sherman, Shari A. Tucker-Gasser, Perry Laufenberg and Danny Lee, ranked No. 7 nationally in 2013. The ranking is based on deals closed and transaction volume from all 21 advisors specializing in the sale and leasing of retail, office, multifamily, industrial and investment sales.

 

Earning the prestigious Partners Circle Award were multifamily specialists Sherman and Lee. Sherman ended the year at No. 9 nationally, while Lee finished at No. 12.

 

Overall, our entire office had a very impressive year in 2013, while making the necessary adjustment to their business plans to account for the obvious shift from distressed deals to more market-rate transactions”, said Sherman. “Additionally, Danny and I, along with the rest of our multifamily team, continue to work with investors day in and day out to maximize the return on their apartment holdings”.

Beau Flahart Joins Sperry Van Ness

Sperry Van Ness, LLC announced the addition of Beau Flahart as an associate advisor on the leasing and sale of retail properties. Flahart has teamed with seasoned veterans Rommie Mojahed and Mary Ridberg, directors of leasing. The team focuses on multiple areas of commercial real estate including retail leasing and investment sales. Mojahed and Ridberg represent notable tenants such as Firehouse Subs, Dairy Queen, Blue 32 and Potato Barn.

Before real estate, Flahart helped develop and grow Flahart Brothers Companies Inc. (FBC), a small building automations company. He began his career in real estate as a residential agent assisting clients with the acquisitions and dispositions of investment homes.

Flahart attended Mesa Community College and Chandler Gilbert Community College before attending Arizona School of Real Estate and Business to obtain his Arizona real estate salesperson license in 2013. He is an active member of SEVRAR.

Judy Jones and Shari A. Tucker-Gasser represented the seller, Bong W.Choi & Mi Hwa, in the sale of 1.67 acres of land located at the SWC of 59th Avenue and Maryland Avenue in Glendale. The parcel sold for $360,500 and the buyer, Hutton Growth One, LLC, was represented by William Moore of Fieldstone West Realty, Inc. The buyer plans to develop a Family Dollar Store on the property.

Cocktails & Clothes Restocks AWEE Boutique

Looking for a chance to give your “less than loved” clothes a new lease on life? Cocktails & Clothes is the chance to donate new or gently used clothing to the Arizona Women’s Education & Employment (AWEE) free Clothing Boutique for participants to have for job interviews or first week on the job.

Clothes can be dropped off at the annual event tomorrow, March 4, from 4:30 to 7:30 p.m. at the 19th Hole at the Adobe Golf Club at the Arizona Biltmore Resort, 2400 E. Missouri Ave. The event includes a raffle featuring custom-designed gift baskets each valued at $300 or more, a live auction, cocktails and hors d‚oeuvres.

Sperry Van Ness released its recent lease and sales transaction list.

RETAIL:
Michael Gaida represented the landlord to lease a 1,862 SF former Valvoline Oil Center to tire dealer Llantera El Maripeno at Alma School Plaza, located at 753 S. Alma School Road in Mesa. Gaida also represented the tenant in the transaction.
Mary Ridberg and Rommie Mojahed represented the landlord at Union Hills Square to lease 7,269 SF to Fighter Body Fitness. Union Hills Square is located at 8110 W. Union Hills Drive in Glendale. The tenant was also represented by Ridberg and Mojahed.

The all cash investor purchase by Knightly Living Trust closed within 45 days of initial list price and closed at a final sales price of $1,162,250 Dec. 30, 2013.

How have consumer attitudes affected the retail market?
As consumer confidence returns, the retail market demand increases, urgency for locations increase, leasing volumes increase and vacancy decreases. The tipping point in this equation leads to the need for future development, which occurs with pre-leasing to meet the demands of lenders funding development…The consumer attitude is positive for daily needs and soft goods, technology retailers, and specialty items due to the consumers’ desire to see, feel, touch and experience the product prior to purchase.

What was your most significant deal in 2013?
My largest deal in 2013 was a combination of two spaces for Origami Owl at 10 Chandler. We secured 81,238 SF in its production facility and 66,248 SF for corporate offices. This was not simply a real estate “deal” but a mission critical project for my friend.

Los Compadres Apartments Sell for $2.4M

Neil Sherman and Carrick Sears, multifamily specialists in the Phoenix office of Sperry Van Ness, represented the buyer, Pat Stojak of Cojak Properties, LLLP, in the sale of Los Compadres Apartments. The 96-unit multifamily complex is located at 3518 W. Dunlap Avenue in Phoenix, AZ and sold for $2,400,000 or $25,000 per door.
“I was happy to acquire an amazing multifamily deal at $25k/unit and $25/SF,” said Pat Stojak of Cojak Properties. “Carrick Sears and Neil Sherman were instrumental in bringing us this opportunity and helping us bring it to fruition given the complexity of the purchase with the neighboring condos. We are looking forward to adding another 96 units to our multi-family portfolio.”
“The existing portfolio has been enjoying close to 95% occupancy due to management provided by Cojak Properties LLLP and its manager Les Boynton and his team at Second Chance Rentals,” said Sears. “Les can take almost any property and get up to 90% occupancy within 90 days.”
“This was an interesting deal, almost like a broken condo project, but not quite, as all 96 units were on one tax parcel, but adjacent to condos that were sold off individually during a prior conversion” said Carrick Sears of Sperry Van Ness, LLC. “This property has excellent street frontage and visibility to attract tenants and a large main office to make it a viable opportunity.”

Sperry Van Ness Negotiates $4.45M Sale of Chandler Heights

Neil Sherman represented the buyer and seller in the sale of 16.57 acres of PAD zoned land at the NEC of Chandler Heights and Arizona Avenue. The transaction included 70KSF of partially completed retail buildings and five PADS available for sale, lease or build to suit.

The sale closed on Tuesday, December 31st at a purchase price of $4.45M. The buyer put down $1.4M and the seller financed the balance at 7% interest-only for two years.

The seller was American Pacific Chandler out of La Jolla, CA. The buyer was Real Estate Opportunity Fund of Arizona, from San Jose, CA.

Victoria Benavidez Joins Sperry Van Ness

Victoria L. Benavidez has joined the multifamily team of Senior Vice President Neil Sherman, Senior Investment Advisor Carrick Sears, and Associate Advisor Brian Teske in the Phoenix office of Sperry Van Ness. Benavidez will be involved in all aspects of acquisitions and sales in addition to acting as transaction coordinator, client liaison and social media manager.
Benavidez has worked in the commercial real estate industry and more than 10 years of experience with real estate, business/sales development, marketing plans, public relations, event planning/coordinating, website development and social media.
Benavidez held a position with Alliance Residential in Phoenix as director of investor relations. She has worked hand-in-hand with development partners and public relations firms to create press releases for land deals, acquisitions and lease-ups. She has held positions such as marketing project manager with CBRE in Phoenix & Grubb & Ellis, in Seattle in multiple capacities.   • Central Arizona College Subleased 1,307 SF of space at the Shops at Maricopa Fiesta, located at 20800 N. John Wayne Parkway in Maricopa. Mary Ridberg and Rommie Mojahed represented both the landlord and the tenant.
  • Blue 32 Sports Grill leased 4,801 SF at Chandler Heights Village. Summit Holdings Buy Palmera Apartments For $2.3M

It was announced Monday that Summit Holdings, LLC, bought Palmera Apartments. The 64-unit multifamily complex is located at 6625 North 17th Avenue in Phoenix, AZ and sold for $2.305M or $46.44 per SF.

Palmera Apartments is currently 95% occupied and the property was recently renovated. The complex consists of 27 one-bedroom units and 37 two-bedroom units.

Neil Sherman and Carrick Sears, multifamily specialists in the Phoenix office of Sperry Van Ness, represented the buyer.

“This was not an easy transaction as there were multiple issues involved. We were delighted to have Carrick Sears and Neil Sherman on our side during multiple rounds of difficult negotiations,” said Alfred Harutunian of Summit Holdings, LLC. “By providing creative thinking and sheer determination, Carrick and Neil were able to overcome a number of obstacles and somewhat unreasonable expectations which existed and get the deal closed.”

Adam Lopez Returns to Sperry Van Ness

Sperry Van Ness, LLC welcomed Adam Lopez back to its Phoenix team of commercial real estate advisors. Lopez worked with Sperry Van Ness from 2008 to 2010 and has returned to work in the leasing and sale of retail and industrial commercial properties.

Lopez recently worked as the sole leasing agent for Michael A. Pollack Real Estate Investments, where he handled commercial property acquisition, leasing, re-development, re-positioning and asset management. In just under three years, Lopez assisted in the redevelopment of over 1.25 MSF of retail shopping centers and generated more than $25M in leasing and sales. Throughout his retail career Lopez has established business relationships with numerous local and nationally recognized retailers.

Brian Teske Joins Multifamily Team at Sperry Van Ness

Sperry Van Ness announced the addition of Brian Teske as associate advisor with the multifamily team of commercial real estate professionals. He has a Certified Commercial Investment Member Designation (CCIM) as well as a Certified Property Manager Designation (CPM) through the Institute of Real Estate Management and has been a licensed real estate agent in the state of Arizona since 2008.
Teske started his career in real estate in 2007 working for a mid-sized property management company in Phoenix. Teske worked as the Marketing Director for the corporate office helping to manage and oversee the portfolio.
“Brian grew up in the apartment business, so it’s in his D.N.A.,” said Neil Sherman, Principal of Sperry Van Ness, LLC. “He also has a background in commercial finance with an emphasis on multifamily so this is a natural next step in his career path.”
Teske has also held positions running a management division for an investment real estate company where he managed a portfolio of about 50 residential homes and several multiplexes.
