Sun State Builders has broken ground on the First Industrial project in Tolleson, AZ. The 386,100-square foot cross dock distribution facility situated on 21.2 Acres will be complete by December of this year and will serve as the new home of Mattress Firm and other tenants. The Class A building will offer 36-feet clear height, K-25 ESFR, cross dock configuration and state-of-the-art tenant improvement features. This development is a collaborative design-build project between SSB, First Industrial and Merit Partners. “We are proud to partner with a leading national developer to design and construct a first class office/warehouse,” says Erik Powell, Sales and Development Manager for Sun State Builders.
Sun State Builders (SSB) has announced the completion of a new 100K Sq ft. warehouse for CorLiving Distribution LLC. in Tolleson, AZ. The end user client, CorLiving, is based out of Surrey, British Columbia. The facility features concrete tilt construction, 30 ft. clear height, ESFR sprinkler system, (16) 48” truck docks with pit levelers. The new building is highlighted by a Showroom and Executive Offices. This project was a design-build partnership between SSB, CorLiving, and Winton Architects, Inc. serving as the project architect.
Colliers International in Greater Phoenix recently completed the sale of 21.2 acres of land in Tolleson, where a 386,100-square foot cross dock distribution building is to be completed by December of this year.
First Industrial Realty Trust Inc., a Chicago-based publically-traded REIT, purchased the land and teamed up with Merit Partners Inc. of Phoenix to develop the site, located at the northeast corner of 94th Avenue and Buckeye. First Industrial will be the 100% owner of the building and expects to invest a total of $21.1 million in the facility.
The transaction was negotiated by Payson MacWilliam and Don MacWilliam, executive vice presidents, and Jimmy Leaf, associate, with Colliers International.
The development team is headed by Kevin Czerwinski, president of Merit Partners and a 30-year veteran of commercial real estate in the Valley. Prior to founding Merit Partners, Czerwinski led the Phoenix region for First Industrial and was responsible for the acquisition, development and sales of more than $1.2 billion of industrial and flex properties.
Sun State Builders of Tempe will construct the Class A building. It will offer 36-feet clear height, cross dock configuration and state-of-the-art features.
Mattress Firm has signed a long-term lease for 170,000 square feet represented by Daum Commercial Real Estate Services of Phoenix’ Steve Bodeman, executive vice president of Daum in association with Damian Rivera, president of national account services for E Smith Realty Partners of Dallas. Mattress Firm will take occupancy of its lease upon the building’s completion.
Colliers represented the owner, First Industrial Realty Trust, in the lease transaction. The remaining 216,000 square feet is available to lease.
“The timing of the new building was perfect for Mattress Firm’s expansion from their current location right next door,” said Bodeman. Payson MacWilliam added, “The development team was creative to allow this lease to occur.”
Merit Partners specializes in acquisitions, development, asset repositioning, leasing, operations and sales of industrial, flex and office properties. First Industrial Realty Trust owns and has under development more than 64 million square feet of distribution centers and other industrial facilities in the nation’s top markets.
Tom Jones Ford’s I-10 and Watson location will be a 31KSF sales and repair facility completed in May by Sun State Builders (SSB). The new Ford facility was a design-build partnership between SSB and Tom Jones Ford, with Winton Architects, Inc. serving as the project architect. The dealership will include interactive cameras for viewing the vehicle repairs, an off-road 4-wheel drive test drive course, and a premium car wash.

The new Av-Air, Inc. buildings will consist of a 92,500 SF building with 20KSF of office space and a 70KSF building storage/distribution building. Both buildings will feature metal deck, steel trusses, 30-foot clear height, grade level and truck well loading doors.
The 17/Union Hills Business Center, a two-building, 113,880 SF industrial and showroom project is expected to break ground May 2014 at 2350-2400 West Union Hills Drive in Phoenix.
The multi-tenant project consisting of 61,320 SF and 52,560 SF buildings will feature 24’ clear height, dock and grade level loading, ESFR fire protection and fenced truck courts. Space availabilities begin at 4,755 SF. Each suite will offer at least one dock door and one grade level door, with many of the suites offering multiple dock doors per bay.
The property is currently owned by Jim Chamberlain whose company Sun State Builders has been constructing and developing industrial and office buildings in the Phoenix area for 40 years. Greenwood & McKenzie, a real estate investment company in Tustin, CA, will be purchasing the project upon its completion in November. Carl Greenwood and his partner Jim McKenzie have been acquiring projects from Jim Chamberlain for almost 35 years. Wes Balmer with Balmer Architectural Group was selected as architect. Lee & Associates Arizona principals Matt Hobaica and Jeff Conrad were chosen to market the property.
“Sunstate, along with Carl and Jim, have been involved with this infill site for some time. After assessing current market conditions, they have determined it is time to put the land into production,” said Conrad.
The Deer Valley submarket has proven itself to be one of the most dynamic industrial submarkets in the Greater Phoenix area. Vacancy for Class A, multi-tenant industrial space is tight for small to mid-bay users looking for frontage opportunities with immediate proximity to Interstate 17 and the Loop 101. “The 17/Union Hills Business Center is well-positioned to capture the pent-up demand for this new product,” said Hobaica.
Arizona-based Av-Air, Inc. has hired Sun State Builders to construct its new two-building, 162,500+ SF headquarters for a total project cost of nearly $15M.
The 6.17-acre parcel at 6877 W. Frye Rd., Chandler, Ariz., fronts the Loop 202 Freeway in Santan Technology Park. Av-Air purchased the property and broke ground soon after.
Andy Ogan, Principal with Lee & Associates Arizona negotiated the transaction for the land and build-to-suit project. Architectural services were provided by Wes Balmer with Balmer Architectural Group. Tom Altieri of MidFirst Bank provided the financing with an SBA 504 loan. According to Altieri, it was one of the largest SBA loans done in Phoenix-area history.

Av-Air will be offering the 67,000 SF in both facilities for lease, Ogan will be the listing broker for both properties.

The Keller Electrical project was one of the first buildings in Arizona to complete a solar rooftop energy system with APS. The 270KW system is capable of powering a substantial amount of the total building demand. Keller employs more than 100 workers at its state-of-the-art manufacturing, testing and office headquarters. Keller’s clients include APS, the City of Phoenix, the City of Scottsdale and most large motor companies worldwide. Keller is located on 6.55 acres at Sky Harbor Business Park. The project received new markets tax credit financing, a program designed to spur investment into low-income communities.
