Colliers Int. sells Chandler Corporate Center

Colliers International in Greater Phoenix recently completed the sale of the Class A, 68,443-square-foot Chandler Corporate Center II, which was 100 percent occupied at the time of the sale.

Palisades Capital Realty Advisors of Los Angeles purchased the building, located at 500 North Juniper Drive in Chandler, from The Rockefeller Group.

Mindy Korth, executive vice president, Phil Breidenbach, executive vice president, and Kirk Kuller, vice president, of Colliers International, represented the seller.

Chandler Corporate Center earned a LEED (Leadership in Energy and Environmental Design) Silver Core and Shell Certification. The building was constructed in 2009 on 8.75 acres within Chandler Corporate Center North, a master-planned business park at the northwest corner of McClintock Drive and Chandler Boulevard. Three of the five tenants in the two-story office building are institutional-quality companies that account for 76 percent of the space.

Breidenbach, along with Paul Sieczkowski, executive vice president, and Rob Martensen, vice president, with Colliers International in Greater Phoenix, also represent The Rockefeller Group on the recently completed 82,000-square-foot Chandler Corporate Center III, which is available for immediate occupancy. Additional land is also targeted for the future Chandler Corporate Center IV.

“Palisades Capital Realty Advisors is the perfect buyer for this transaction,” Korth said, explaining, “This is the twin building to 585 North Juniper Drive, their first Phoenix-area purchase, which they acquired earlier this year. Both buildings were purchased as stabilized assets with outstanding tenant rosters.”

As a whole, Chandler Corporate Center North is a 75-acre business park that will contain 1.28 million square feet of building area at completion. It is surrounded by a vast number of daytime amenities and three freeways—Loop 202 to the south, I-10 to the west, and Loop 101 to the east—providing Valley-wide access. Chandler Fashion Center is a mile to the east.

In addition to the Chandler Corporate Center properties, Colliers also markets The Rockefeller Group’s other Phoenix area properties, which include Rockefeller Group Chandler 101, Rockefeller Group North Gateway, Rockefeller Group Chandler Crossroads and Rockefeller Group Gilbert Crossroads.

Second spec building completed at Chandler Corporate Center

The Rockefeller Group announced today that it has completed its 82,000 square foot flex/office building on 8.2 acres at the Chandler Corporate Center campus. The building is the company’s second spec building in the office park.

“The success of the first spec office building at Chandler Corporate Center was a factor in The Rockefeller Group deciding to build another adjacent building.” said Mark Singerman, VP – Regional Director at The Rockefeller Group’s Phoenix office. “This building has been toured by financial services, software, IT, aerospace and automotive technology companies who want to be located in one of the Southwest’s fastest growing markets.”

“We appreciate the Rockefeller Group’s continued investment in our community.” Chandler Mayor Jay Tibshraeny said.  “Their growth and development ultimately means a more diversified job market for the region which will benefit Chandler for many years to come.”

The Rockefeller Group developed the new building with a ”flex” concept, which provides Class “A” office space but also allows for storage, light assembly, R&D, etc. in the tenant’s space. The buildings are typically lower cost for the tenant, with separate electric meters, no load factor, triple net or gross leases, at the tenant’s discretion, in a great looking building that projects a quality image for their employees, clients and visitors. The building also has an 18 foot clear ceiling height which allows for an open ceiling plan  as well as the most up-to-date IT infrastructure, HVAC technology and R-30 rated roof insulation.

“The flex building concept is especially attractive to clients with requirements exceeding 15,000 square feet looking to locate near Chandler’s Price Corridor, Intel and other large employers,” said James Smith, Interim Economic Development Director for the City of Chandler.  “I also think the volume of parking that The Rockefeller Group has incorporated onto the site – 6 spaces per 1,000 square feet – makes the building ideal for financial services or other back office operations.”

The building can accommodate one to six tenants with space needs as small as 10,000 to 15,000 square feet.  Phil Breidenbach, SIOR of Colliers International’s Phoenix office is currently marketing the building.

OneTrust Leases 5,900 SF at Chandler Corporate Center

The Rockefeller Group announced today that OneTrust Home Loans / OneTrust Senior Lending has signed a lease for approximately 5,900 SF of office space at Chandler Corporate Center. The 67,140 SF, Class-A speculative office building, developed in 2009, is now 84% leased.  Chandler Corporate Center is a master-planned business park at the northwest corner of McClintock Drive and Chandler Boulevard in Chandler.

“The Rockefeller Group welcomes One Trust Home Loans and One Trust Senior Lending to Chandler Corporate Center and the Southeast Phoenix market,” said Mark Singerman, Regional Director at The Rockefeller Group’s Phoenix office.  “The strong recovery of the housing market in Phoenix and its suburbs will no doubt allow for mortgage companies like OneTrust to succeed in the region.”

OneTrust is hoping that this is the first of many expansions for the company in Southwest Phoenix. “Arizona is an area that we have targeted for expansion for a while and adding a significant team of mortgage professionals to the area is an exciting development for our company,” said Joshua Erskine, Co-Founder and CEO of OneTrust Home Loans and OneTrust Senior Lending.  “Chandler Corporate Center provides us an opportunity to start out with a well-suited office but with additional buildings coming online at the site in the next few years, we have an opportunity to grow and expand in the same office park.”

Phil Breidenbach, SIOR, of Colliers International’s Phoenix office represented the Owner and is currently marketing the remaining 10,700 rentable square feet in the building. Mike Hoeck of CBRE in San Diego represented the Tenant.


The Rockefeller Group, IPA Break Ground on Upscale Apartment Community in Gilbert


The Rockefeller Group and Investment Property Associates (IPA) broke ground on the first of two phases of a 402-unit Class A apartment community at the NEC of Warner and Recker roads in Gilbert.

Kevin R. Hackett, CEO of The Rockefeller Group; Bill Fettis, Partner, IPA; and Gilbert Mayor John Lewis delivered remarks. The event was hosted by The Rockefeller Group’s Mark Singerman, Regional Director – Arizona.

“When The Rockefeller Group sought to have a presence in the Gilbert area in 2009, we were very enthusiastic about the opportunity to invest in this project,” Hackett said. “With our partner IPA, we look forward to seeing our vision for the property realized at Liv Northgate, and eventually, all of North Gateway.”

Liv Northgate will complement The Rockefeller Group’s 155-acre mixed-use North Gateway master plan, which can accommodate more than 1 MSF of office and industrial space and 12.2 acres of retail development in addition to the 402 apartments.

“Breaking ground on Liv Northgate is the culmination of hard work by a team that includes our partner The Rockefeller Group, state and local officials, architects and engineers,” Fettis said. “That hard work will show its results when residents occupy their new homes next year.”

“Today we’re breaking ground on the residential portion of a much larger development by The Rockefeller Group that will include office, retail and industrial space and will create new jobs in Gilbert,” Mayor Lewis said. “This development provides a unique opportunity for our residents to bike or walk to their jobs and stores from their homes. That is significant.”

Liv Northgate will be managed by IPA and will consist of 402 garden-style, luxury apartment units in 2- and 3-story buildings, together with a leasing office, high-tech clubhouse, and extensive recreational amenities.

Each apartment will be finished with a premium appliance package, custom cabinets, slab granite kitchen counters, full-size washer and dryer, walk-in closets, ceiling fans, state-of-the-art communications wiring, simulated wood flooring, window blinds, 9-foot ceilings, and private balconies and patios with storage areas.

The project is designed by Whitneybell Perry Architects and will be built by MC Clark Wayland, both of Phoenix. Financing is provided by U.S. Bank.



The Rockefeller Group Presses Forward with Plans for Extension of Coronado Street at Chandler 101


The Rockefeller Group announced that it is moving forward with plans for a southern extension of Coronado Street in Chandler. The road will serve as primary access to Chandler 101, the mixed-use project the company is developing in Chandler’s prestigious Price Corridor.

“The Rockefeller Group is pleased to start this important phase in the development of Chandler 101,” said Mark Singerman, Regional Director, The Rockefeller Group. “We believe that the construction of the road to the project will aid us in securing one or more anchor office tenants.”

Chandler 101 will be located at the intersection of Loop 101 and Chandler Boulevard and will include 844,000 SF on 22 acres with 8- to 10-story office towers, restaurants, retail, and a parking structure on the Southeast corner of Chandler Blvd. and the 101 Freeway.

Arizona State University announced in 2011 that it will locate its newest W.P. Carey Evening MBA and Custom Corporate MBA programs at Chandler 101.

According to Christine Mackay, Economic Development Director for the City of Chandler, there is a tremendous need for additional Class A office space near the 101 Freeway and Chandler Boulevard.

“We have been approached by a number of companies looking to locate in Chandler but right now we do not have the contiguous Class A office space available that they require. We are confident that Chandler 101 will serve that need,” Mackay said.

The Coronado Street extension not only will aid The Rockefeller Group in securing an anchor tenant for the project, but it will serve as a shortcut for commuters looking to head east on Chandler Blvd. and avoid the northbound Price Road/Chandler Blvd intersection.

The intersection of Loop 101 and Chandler Boulevard has one of the highest traffic counts in the Southeast Valley of the Phoenix metro area. The Loop 101 freeway carries more than 120,000 cars per day, and Chandler Boulevard and Price Road combined have more than 60,000 per day.

“Extending Coronado Street south and connecting it to Price Road has been part of the city’s transportation plan for more than five years,” Mayor Jay Tibshraeny said. “The Rockefeller Group will invest more than $3 million to construct the road. We’re excited that this road will aid the congestion at Price and Chandler while speeding up the timeline for breaking ground on Chandler 101.”

Singerman said that in the first half of 2013, The Rockefeller Group will work with the city staff and its team of consultants including the architect, civil engineer, landscape architect, geotechnical engineer, dry utility consultant and traffic engineer to design the road. He expects to name a general contractor during that time and break ground on the extension by summer.



The Rockefeller Group And IPA Form JV To Develop 402 Apartments In Gilbert

Investment Property Associates (IPA) and The Rockefeller Group have entered into a joint venture agreement to develop a 402-unit Class A apartment community at the NEC of Warner and Recker roads in Gilbert.

The 24.67-acre site is fully entitled and the developers plan to break ground on the first of two phases in early 2013; development costs are anticipated to be approximately $57.5M.

The Rockefeller Group expects Liv Northgate to complement the company’s 155-acre, mixed-use North Gateway project, which can accommodate 226,000 SF of office space, 1.1 MSF of industrial /flex and 12.2 acres of retail space in addition to the 402 apartments.

IPA continues to expand its Phoenix portfolio with three additional multifamily developments and one seniors housing development underway. Liv Avenida (www.livavenida.com) is a 322-unit upscale multifamily development under construction in Chandler and scheduled to open this fall.

Liv North Scottsdale (www.livnorthscottsdale.com) is a 240-unit, fully entitled, urban-infill podium development at the hub of North Scottsdale’s trendiest shopping, dining, and nightlife with groundbreaking scheduled for Fall 2012. A third fully entitled multifamily parcel is located in the Ahwatukee submarket with 402 units scheduled to break ground in the fourth quarter of 2012.

IPA also plans to break ground in Fall 2012 on “Generations at Agritopia”, a 118-unit (122-bed) seniors housing community offering independent, assisted, memory care and memory care-lite accommodations, located in the highly sought-after Agritopia community in Gilbert.
