Superstition Springs Business Park

Superstition Springs Business Park trades for $13.98M

Lee & Associates is pleased to announce the sale of the two-building Superstition Springs Business Park at 7307 and 7427 E. Hampton Ave. in Mesa for $13,985,000 or $137.90 per SF. Total SF for the project was 101,411 SF. The transaction closed on September 12.

Lee & Associates Arizona brokers facilitated both sides of the deal. The seller, Hampton/Mesa, LLC was represented by principals Pat Dempsey, Jan Fincham, Chris McClurg and Matt Fredrick. The buyer, Allred Hampton DE, LLC of San Diego, Calif., was represented by principals Stein Koss, SIOR and Tom Louer, SIOR.

The two-building, single story fl ex industrial business park sold with an occupancy of 91.5%. The buildings were constructed in 1999 and in 2007. The buildings feature clear heights of 18’-28’, fi ber optics and 8:1,000 parking ratio. Major tenants include GC Services and Norwegian Cruise Lines.

The property is just north of the Superstition Springs Mall and along side the U.S. 60 (Superstition Freeway).

Gold Canyon Candles signs 3-year lease in Chandler

An Arizona-based company signed a 36-month lease for 42,000 SF at the Gold Canyon Candles Building at 6205 S. Arizona Ave. in Chandler, Ariz.

Lee & Associates principals TJ Swearengin, Stein Koss, SIOR and Tom Louer, SIOR, represented the landlord, Gold Canyon Candles, which occupies a majority portion of the 212,070 SF warehouse building. Andy Cloud with Cassidy Turley represented the tenant, Barlow Company Inc. of Tolleson, Ariz.

The property features the original 122,366 SF with an additional 99,704 SF addition added in 2008. The warehouse building is situated on 19.81 acres near the intersection of Riggs Rd. and Arizona Ave. in Chandler and is close to I-10.

Trade show company signs 7-year lease

Conference Services International (CSI), a national trade show and exposition contractor, signed a 7-year lease for 75,660 SF at 4802 W. Van Buren St. in Phoenix. Move-in is expected on Sept. 1.

Lee & Associates Arizona principals Stein Koss and Tom Louer worked diligently to secure this transaction by negotiating key concessions to bring about a mutually-agreeable outcome. The tenant was procured by the Koss/Louer team while the landlord, DCT Industrial, was represented by Jones Lang LaSalle.

CSI will be moving from the their existing facility at 2001 S. 15th Ave. American Tire who also occupies the property had a need to expand into the entire building. In an effort to accommodate the building ownership, Cobalt Industrial REIT of Dallas, TX, CSI agreed to move out with the proper concessions.

“It took a coordinated effort to get fair concessions from Cobalt so that our tenant was in a position to negotiate for the new space,” Koss said. “Then, we worked with the new building owner, DCT Industrial Trust, to satisfy CSI’s needs.”

The distribution/manufacturing building sits on a 5.67 acre parcel and features 30’ clear height, approximately 6,000 SF of existing office with mezzanine, 16 double wide loading docks with 4 levelers, outside dock area and fully-fenced 190’ truck court.

“In the end, we we’re confident that we were able to provide a successful solution for all involved parties,” Koss added.

EastGroup Project Leased to Arizona Nutritional Supplements

EastGroup Properties, LLC has leased the 126,251 SF EastGroup@Chandler Freeways industrial property to Chandler-based Arizona Nutritional Supplements for 7-plus years with a lease valued more than $5M. Occupancy is slated to begin in January 2014 when the building is complete.

The new tenant, Arizona Nutritional Supplements is a privately-held company that manufactures supplements directly from its Chandler facilities. EastGroup Properties, Inc. is a self-administered equity real estate investment trust focused on the development, acquisition and operation of industrial properties in major Sunbelt markets.

The Koss/Louer Team, featuring principals Stein Koss and Tom Louer of Lee & Associates Arizona brokered the transaction between EastGroup and Arizona Nutritional Supplements ahead of building completion. The company saw the unique value of a state-of-the-art property such as EastGroup@Chandler Freeways.

The property, located at 6850 W. Morelos Place in Chandler will feature 30-foot clear height ceilings, 6 grade-level doors, high power capacity, large truck court, ample parking and an ESFR Sprinkler system. The property is situated near the convergence of the Loop 202 and Loop 101 in Chandler with direct access to area shopping, transportation, employment and recreational corridors.
