Cassidy Turley awarded leasing of 300KSF Walmart power center

Cassidy Turley announced it has been engaged by Greenfield Gateway Retail Investments for the marketing and leasing assignment of Greenfield Gateway in Mesa, Ariz.

The assignment consists of a 300,000 square foot shopping center anchored by Walmart Supercenter and Sportsman’s Warehouse. Cassidy Turley Vice President Brent Mallonee is now leasing the property.

“We are excited to be partnering with Greenfield Gateway Retail Investments on the leasing assignment of Greenfield Gateway,” Mr. Mallonee said. “The project is well located and conveniently accessible to the East Valley via the U.S. 60 Freeway. We are focused on leasing the shopping center up and improving the tenant mix, consistent with a first class power center.”

Greenfield Gateway is located at the southwest corner of the U.S. Highway 60 Superstition Freeway and Greenfield Road with immediate access from the U.S. 60 Superstition Freeway. It is adjacent to other regional centers that include At Home, Hobby Lobby and LA Fitness as tenants, and minutes from regional shopping destination Village Square at Dana Park.

The area boasts strong traffic counts and residential densities of over 130,000 people in a three mile radius. The Cassidy Turley team is currently leasing space configurations at Greenfield Gateway that can accommodate users seeking ±1,112 square feet suites to +35,000 square feet.

Velocity Retail Group reports recent transactions

Below is a summary of Velocity Retail Group, LLC recently completed transactions:

Goodwill Industries will be opening a new retail store at the southwest corner of Arizona Avenue and Riggs Road in Candler, Ariz.  Andy Kroot of Velocity Retail Group negotiated the ten-year lease of 27,600 SF on behalf of the tenant. The landlord, Greenway 32, LLC, was represented by Bob Rusing of Arizona Partners Retail.

Velocity Retail Group represented Tokyo Joe’s in a ten-year lease of 2,500 SFnorth of the northeast corner of Baseline Road and Val Vista Drive in Gilbert, Ariz. The landlord was represented by Trent Rustan of Commercial Properties.  A second Tokyo Joe’s was also signed at Chandler Pavilions at the southeast corner of Ray Road and Interstate 10 in Chandler.  The 2500 SF store will be opening in the former Barbeques Galore space during the 3rd quarter.  The landlord was represented by Cliff Johnston of Cassidy Turley BRE.

Integrity Staffing leased a 6,005 SF free-standing building at the Agua Fria Towne Center, located at the northeast corner of Camelback Road and Loop 101 in Glendale, AZ. Velocity Retail Group’s Judi Butterworth, Nick Ault, and Michael Clark represented the landlord. The tenant was represented by Michael Prochelo of Financial Management Group.

Nick Ault of Velocity Retail Group represented Yummi Sushi in a three-year lease of 3,797 SF at the northeast corner of Thunderbird Road and 32nd Street in Phoenix.  The landlord was represented by Reuel Couch of The Restaurant Brokers.

Representing the landlord at the Sun Village Fair Shopping Center at the NEC of Warner Road and Alma School Road in Chandler, Ariz., Michael Clark, John Jackson, and Larry Miller of Velocity Retail Group leased a 1,507 SF space to Third Party MVS Services on a five year lease. Sun Village Fair is one of eleven valley centers that Velocity Retail Group represents for owner NorthStar Realty Finance Corp.

Denny’s Restaurants was represented by Andy Kroot of Velocity Retail in the 10-year least of 5,695 SF at the NWC of I-17 and Dunlap Avenue, in Phoenix. The Winco/Conn’s Shopping Center was represented by Gordon Keig of Kornwasser Properties.

Larry Miller and John Jackson of Velocity Retail represented Edward Jones Investments in the five year lease of 1,100 SF at Lindsay Groves on the SWC of Lindsay Road and Germann Road in Gilbert, Ariz. The landlord was represented by Matt Zaccardi of CPI. Edward Jones Investments plans to relocate their Gilbert office to the new location in October of this year.

Miller and Jackson also represented The Sherwin Williams Company in the ten year lease of 4,000 square feet West of the Southwest corner of Happy Valley Road and 19th Avenue in Phoenix, AZ. The landlord, Happy Valley Towne Court, was represented by Jerry Roberts of NNN Amercia. The lease represents the first of several stores Sherwin Williams plans to open in 2015, as they expand their North Phoenix footprint.

Westfest LLC, owners of Desert Sky Festival located at the southeast corner of Thomas Road and 75th Avenue recently completed a 3-year lease with CFC financial for a 1200 square foot space.  Judi Butterworth from Velocity Retail, and Paul Serafin of De Rito Partners co-listed the project and negotiated on behalf of the Landlord.

Darren Pitts of Velocity represented Uptown Cheapskate in a five-year lease of 4056 square feet at Chandler Gateway shopping center located at the northeast corner of Chandler Boulevard and Chandler Village Parkway.  The landlord is Chandler Gateway SPE, LLC.  The retailer is a sister company of Kid to Kid, and will focus on teen and tween resale and new clothing and accessories.  The store is planning to open by 3rd quarter of this year.

Walmart announces new supercenter at Metrocenter Mall

Today, Walmart announced plans to build a Supercenter at the iconic Metrocenter Mall, near I-17 and 35th Avenue, in northwest Phoenix. Work on the project is expected to begin in the first quarter of 2015 with the demolition of the former Broadway building, which has been vacant since 2006.

Officials with Walmart, the City of Phoenix and Metrocenter Mall, as well as area business owners and community leaders, were on-hand for the Supercenter announcement. This marks the single largest capital investment in Metrocenter Mall in decades.

“Metrocenter Mall is a Phoenix landmark that has served shoppers from across Arizona for decades,” said Phoenix City Councilwoman Thelda Williams. “I’m proud to be a part of this announcement with Walmart and I know that, together with its efforts and those of the City of Phoenix and area business and community leaders, Metrocenter Mall’s best days are still ahead.”

Metrocenter Mall opened in 1973 as the biggest shopping center in Arizona and one of the largest nationwide. Recent years saw Metrocenter challenged by the establishment of competing regional malls, changing shopping patterns and the Great Recession. Now, Metrocenter Mall owner Carlyle Development Group, the City of Phoenix and community leaders are intent on bringing new life to the area. In mid-March, the Phoenix City Council unanimously approved a redevelopment plan that will, over the coming decade, guide land use, infrastructure upgrades and public transportation for a 2,500-acre area, including Metrocenter Mall. Currently, the retail vacancy rate in the vicinity averages 28 percent, more than double the citywide figure.

The construction of a Walmart Supercenter is a critical part of Metrocenter’s turnaround, said Warren Fink, COO of Carlyle Development Group.

“Our vision when we acquired Metrocenter Mall two-and-a-half years ago was to bring in a well-known anchor to serve our local community. Walmart more than fulfills that requirement and we are thrilled to welcome them,” said Fink. “This is a first step toward revitalizing a once dominant mall, rebuilding customer commitment and moving forward with plans for the future of Metrocenter that include rezoning to permit complimentary uses such as multifamily apartments, senior housing, corporate offices, healthcare facilities and medical offices.”

Marcia Veidmark, Chairwoman of the North Mountain Business Alliance, is supportive of the Walmart Supercenter, and said its development should help attract additional customers and capital investment to the area.

“This is a very good day for Metrocenter Mall and for the Metro and North Mountain communities,” said Veidmark.  “Walmart’s investment can be a catalyst for economic growth and job creation.  We need both of these.”

New Supercenter, Same High-Quality Walmart Products and Services

The new Walmart Supercenter at Metrocenter Mall is scheduled to open in 2016. The 148,000-square-foot store will provide 24/7 shopping convenience and offer quality, value-priced general merchandise that includes apparel, electronics, toys and sporting goods. The store also will feature a full-service pharmacy and complete line of groceries, including organic selections, fresh dairy and meat departments and local favorites.

Walmart will construct the Supercenter with industry-leading technology to maximize energy efficiency, conserve water and minimize waste. Environmentally responsible features will include LED lighting, high-efficiency HVAC units and the use of drought-tolerant landscaping irrigated with a low-flow and drip watering system.

Once open, the Supercenter will employ an estimated 250 associates. A mix of full- and part-time positions will be available throughout the store, including: department managers, customer service, personnel, maintenance, sales associates, stocking positions, cashiers and more.

North Dakota investor purchases Walmart Shops at Laveen Village for $7.15M

Cassidy Turley announced that North Dakota-based Eleven Investments, LLC acquired Walmart Shops at Laveen Village, a neighborhood shopping center along with a developable pad located at 3525 W. Southern Avenue, for $7.15 million ($151.81 PSF). The seller was Washington-based Pacific West Land, LLC.

Executive Managing Directors Ryan Schubert and Michael Hackett with Cassidy Turley’s Retail Capital Markets Group represented the seller.

“Eleven Investments made an opportunistic purchase of this quality asset, which they anticipate adding substantial value to thru lease-up and potential development of the outparcel,” Mr. Hackett said.

Built in 2007, Walmart Shops at Laveen Village is a ±47,098 -square-foot shopping center situated on ±9.64 acres and configured for multi-tenant retail use. The project is anchored by a Walmart Supercenter (NAP) and other national tenants including Church’s Chicken, Sally Beauty Supply and Cricket Wireless. The property has excellent visibility along both Southern Avenue and 35th Avenue in Laveen, an urban village within the City of Phoenix. The Walmart Shops at Laveen Village was 77% occupied at the time of sale.

Which Common Brands Are Most Sustainable?

As you do your shopping this holiday season, would it help to know exactly which toys, electronics, food and other items are better for the environment? A prominent researcher at the W. P. Carey School of Business at Arizona State University is helping to develop a system that will tell retailers, manufacturers, and eventually consumers, about the sustainability of many of the products we buy every day.

Professor Kevin Dooley is research director of The Sustainability Consortium, an impressive group administered by Arizona State University and the University of Arkansas, featuring big-name-members, such as Unilever, BASF, MillerCoors, Mars and Walmart, with combined revenue of more than $1.5 trillion. The consortium is developing criteria that will allow you to easily identify which products are the most sustainable in their categories, based on factors like emissions, labor practices, water usage and waste creation. The consortium’s efforts were recently named among 10 “world-changing ideas” that are “radical enough to alter our lives” by Scientific American, and this year, the consortium’s work really vaulted forward.

“We have now established the critical issues and best areas in which to improve more than 100 types of the most common products — everything from electronics and toys, to food, drinks and personal care items,” says Dooley. “We’re helping businesses focus on the most important sustainability issues and giving them a way to measure and share their progress in making products better. This year, we were able to make rapid progress, thanks to the intense efforts of our staff and the stakeholders involved.”

In addition to big advances in creating these tools for companies to use, the consortium also finalized a huge partnership this year. The Consumer Goods Forum is a commercial trade organization with more than 400 retailers, manufacturers, service providers and others as members worldwide. Working with this group will help the consortium to create a single global framework for sharing information between retailers, manufacturers, suppliers and consumers.

The consortium also announced expansion into China, thanks to a $2 million grant from the Walmart Foundation. The consortium will build relationships with Chinese manufacturers and retailers, exchanging information about best practices. It will also help implement a training program for Chinese factory managers and owners, utilizing regional knowledge about social and environmental issues. In other global efforts, the consortium hosted visits and events in Chile and Japan this year, and it’s strengthening ties with a university in Europe.

Dooley says making products more sustainable is getting even more important, as the number of middle-class consumers worldwide keeps growing. We’re creating and consuming more goods — using more energy and disposing of more waste in the process.

“It’s vital to show companies that sustainability and profits aren’t mutually exclusive,” says Dooley. “Investing in sustainability can actually help boost a firm’s bottom line. Sustainability efforts involve streamlining processes, using less energy and creating less packaging. All of this can help save both money and the environment.”

Dooley adds that 40 to 50 percent of environmental impacts can be traced to the life cycle of consumer products sold in retail stores. Therefore, making better choices about which products we buy and how those products are manufactured are truly significant. Dooley notes that some criteria developed by The Sustainability Consortium are already influencing major companies.

“For example, Walmart now requires all suppliers of laptop computers to ship those computers with energy-saving settings as the default,” says Dooley. “Other retailers are already using the consortium’s criteria to choose areas in which they can ask their suppliers to improve. Hopefully, we’re helping many companies consider more sustainability aspects when they’re selecting suppliers and drawing up contracts.”

Dooley teaches sustainability in the W. P. Carey School of Business’ supply chain management programs, consistently ranked Top 10 nationwide. He points out the pioneering way The Sustainability Consortium is integrating the efforts of members across academia, government, private companies and non-governmental organizations. The group is conducting practical research that can affect mainstream consumers around the world.

“The current focus of the consortium is to make the existing system of creating and using products as efficient as possible,” says Dooley. “As industry capabilities mature, we and others will also start looking at how we can consume less, reuse more, change products to services, and make items last longer overall.”

Walmart Expands Solar Initiative in Arizona

Walmart today launched an expansion of its solar initiative in Arizona at its Buckeye distribution center near Phoenix.

The distribution center will feature Walmart’s largest solar installation to date with more than 14,000 solar panels on a 1 MSF building and parking canopies that will produce up to 30% of the center’s energy needs.

The solar panels at the distribution center alone will generate up to 5.3 million kilowatt hours of renewable energy per year, which is the equivalent of powering more than 400 homes and taking equivalent of approximately 600 cars off the road.

Making use of one of the region’s most obvious resources, Walmart is expanding its sustainability efforts in Arizona at its Buckeye distribution center, one of Walmart’s largest structures.

This is the company’s second distribution center solar project in Arizona, coming just over a year after 2 MW project in Casa Grande, Arizona, that used a combination of ground mounted and solar shaded parking canopy structures. According to the U.S. Solar Market Insight Report, Arizona ranks third in the U.S. for solar installations.

“Environmental sustainability is an essential ingredient to us for doing business responsibly and successfully,” said David Ozment, Senior Director of Walmart Energy. “As the world’s largest retailer, our actions have the potential to save our customers money and help substantially reduce our carbon footprint for generations to come.”

Given the size of the Buckeye solar installation, the combination of ground mounted, roof mounted, and shaded canopy structures at Arizona distribution centers Walmart will be better positioned to transfer learnings to other Walmart facilities across the country.

“Arizona has established itself as a national and global leader in the solar industry,”  Gov. Jan Brewer said. “The fact that Walmart has the vision to recognize the benefits of renewable energy shows great promise for the future of solar in our state.”

Since launching its solar pilot program in May 2007, Walmart strengthened its commitment to renewable energy across the country. Currently, Walmart has more than 180 renewable energy projects in operation and development around the world, generating enough energy to power 78,000 American homes annually.

These renewable energy projects include solar rooftops, micro-wind on parking lots, biodiesel generators and fuel cells. In fact, the company recently unveiled the addition of a 1MW wind turbine at its Red Bluff distribution center in California, as well as the 100th solar installation in the state.

The combined focus on renewable energy in Arizona and across the country contributes to the company’s aspirational goal to be supplied 100 percent by renewable energy.

“In person, the solar installation at Walmart’s Buckeye distribution center is even more inspiring than it was when Walmart and SolarCity first envisioned it,” said Albert Laird, SolarCity Arizona Regional Vice President. “It represents our largest installation on a single building and clearly reflects Walmart’s ongoing commitment to renewable energy.”

Wal-Mart Agrees To Acquire Social Media Site Kosmix

Wal-Mart announced they have an agreement to acquire a social network site called Kosmix.

Kosmix, based in Mountain View, Calif., developed a social media technology website that filters and organizes context from other social media networks. It is designed to connect people with real-time events and information that they want to see.

Founded by Venky Harinarayan and Anand Rajaraman who started Junglee — which was acquired by Amazon.com in 1998 — the focus of the social media strategy is to search and analyze connections in real-time then stream it to personal users to view specific interest.

For example, if you are a Jessica Simpson fan and want to get all the media that revolves around her, simply type her name in the search box and information comes up about albums, movies, relationships and more.

If you are looking for a topic in a specific category you can search by recent topics, movies, books, jobs, education, sports, and more. The website is designed to be easy and readable. There are no pop-up advertisements, no log-in required, and the clean look of the website creates a authentic feel to the information.

The trending events part of the website lets readers who are interested in celebrity news also see what is going on in trending topics or local news stories.

Wal-Mart plans to expand the team and come up with creative technologies and business ideas for the social and mobile commerce. With retail business and e-commerce in 15 countries, Wal-Mart can become an innovative front for Kosmix.

One of the exciting new features on Kosmix’s website is the social media streamline of TweetBeat, a real-time social media filter for live events with more than five million visits last month. When you pull up TweetBeat, it brings up Facebook information, Twitter tweets posted on the subject, photos and video footage.

TweetBeat is considered a social genome platform that captures the connections between people, places, topics, products and events as expressed through social media — be it a feed, a tweet or a post — according to the press release posted on the Wal-Mart website.

Wal-Mart serves customers more than 200 million times per week at over 9,000 retail locations. With sales soaring to $419 billion, they can afford to take a chance on an investment that might bring them more money. They have ventured out with Sam’s Club, a wholesale merchandise distributor, and have done well.

Wal-mart will close the deal to take over Kosmix during the first half of 2012, if customary conditions by the company have been meet.

ASU Makes the Green Honor Roll
Arizona State University was one of the 18 colleges and universities that made The Princeton Review’s 2011 Green Rating Honor Roll.  ASU was chosen for leading the way in the sustainability movement. It established the first School of Sustainability in the U.S., and employs more solar panels than any other university in the country.

Phoenix is One of the Top Cities for Green Grads
Phoenix is No. nine on mnn.com’s top 10 cities for new grads seeking green jobs.  Sandwiched between Detroit and Houston, Phoenix’s solar capabilities and commitment to green endeavors make it one of the top.  One of Phoenix’s favorite Suns also has his city on the list.  Sacramento, Calif., whose mayor is Kevin Johnson, is No. six.

Yet Another Reason to Buy a Hybrid

Hybrid cars are almost never stolen.  Whereas gas guzzlers like the Cadillac Escalade should just have targets painted on them.  One in every 100 cars that is stolen is an Escalade.  Small cars like the Mini Cooper and the Saturn VUE are also low on a thief’s wish list.

Crayola Goes Green
A 15-acre solar farm could help crayola not just produce green (crayons) but also be green.  Funded in part by a federal stimulus, this farm could produce enough energy to help produce one-third of Crayola’s annual output of crayons.

Seventh Generation, which produces environmentally-friendly cleaning products, will put its products in about 1,500 Walmart stores nationwide and online.  Previously Seventh Generation and Walmart haven’t been the best of friends.  But maybe they’re coming together for a greater good?

When you think of the global retail giant Walmart the first thing that comes to mind probably isn’t sustainability. But think again.

The company plans to introduce this initiative in three phases:

First, Walmart will provide each of its 100,000 global suppliers with a survey of 15 questions to evaluate the company’s sustainability. The questions will be divided into four areas:

  • energy and climate
  • natural resources
  • material efficiency
  • people and community

U.S. suppliers are being asked to complete the survey by October 1st. Outside of the country, timelines will be set up for suppliers to complete the survey.

The consumer king’s second step is helping create a consortium of universities, administered by Arizona State University and the University of Arkansas. The sustainability consortium will be comprised of universities that will collaborate with governmental agencies, businesses, and non-government organizations (NGOs) to create a sustainable product index for consumer products. Walmart supplied the initial funding for the Sustainability Index Consortium, and has appealed to retailers and suppliers to contribute.

The final step is providing customers with the information from the index in an easy to understand rating system. How this information is delivered — whether a color coding system or a numeric score — will be determined in coming months and years by the sustainability consortium. Hopefully, the rating system will help consumers make sustainable choices.

After visiting Walmart’s website I was impressed how much emphasis they place on sustainability. On the site I found information about climate, energy, zero waste and more. I wasn’t aware that the store was so dedicated to the environment and was definitely pleased to find out that the chain is more than just rock bottom prices.
