Hot Rod Night and Bike Night return to Westgate

Classic cars, hot rods and motorcycles will be cruising into Westgate Entertainment Distinct this spring with the return of Westgate Hot Rod Night and Bike Night!

The two highly anticipated, weekly events host close to 500-1,500 guests for family friendly fun, live music and more.

Phoenix Bikefest 2015 roars into Westgate

Phoenix Bikefest 2015 is back and bigger than ever, roaring into town March 26-28 at it’s new location, Westgate Entertainment District. This free event welcomes riders, spectators and enthusiasts to explore the world of motorcycles.

Live music, entertainment and demo motorcycle rides round-out the three-day event. All the biggest motorcycle manufacturers will be on-site demoing the latest products such as Harley-Davidson, Indian® Motorcycle, Yamaha, Cam-Am Spyder, Kawasaki, Star, Suzuki, Champion and Victory.

The Glen Condos sell for $5M

ORION Investment Real Estate is pleased to announce the successful sale of The Glen condominiums located near 63th Avenue and Bethany Home Road in Glendale, Arizona.  The condominium complex consists of 200 total units, of which 129 were just sold for $5,000,000.  The Seller in the transaction was Janet Azar and David Farjoodi of The Glen Condominiums, LLC, which is based in Woodland Hills, California.  The buyer was North63 Holdings LLC, based in Vancouver, BC.

The transaction was negotiated by Christopher Roach and Joseph Dietz of ORION Investment Real Estate based in Scottsdale.

Last chance to ice-skate

Arizona’s only outdoor ice-skating rink comes down after Super Bowl weekend. The 5,442-square-foot rink has been in place on Central Avenue between Washington and Jefferson streets since late November. CitySkate offers a variety of special events throughout the rink, including theme days on Tuesdays. This week’s theme is Football Jerseys. In addition, the rink hosts Adult Skate this Saturday from 9 p.m. to 12 a.m.

Super Bowl takes over downtown

Even if you do not have tickets to the big game on Sunday, there are still a number of events happening downtown that lead up to the big game. Starting Wednesday, Super Bowl Central will hold over thirty events. One of the largest attractions includes an 18-foot high rock-climbing wall that is a replica of the Grand Canyon. There is a concert series downtown every night beginning Wednesday that features bands such as Walk the Moon and The Roots.

Super Music Series at Westgate

In addition to the Super Bowl activities in Downtown Phoenix, there are concerts all week long at Westgate. The Super Music Series is a five-day concert event that features bands from rock, pop, country, and other genres of music. Headlining bands include Los Lobos, The Chainsmokers, Eli Young Band, and Naked Eyes. The concert is hosted on the WaterDance Plaza at Westgate.

Valor and Victors 5K

The NFL Valor and Victors 5K is part of the Super Bowl Run Series. The proceeds from the race benefit the Pat Tillman Foundation and the NFL Alumni Association. The top three overall finishers for men and women will receive awards as well as the top three from multiple age categories. Packet pick-up begins at 6:30 a.m. and the race starts at 8:30 a.m. After the race, there will be a post-race “tailgate” that all runners are welcome to take part in.

Glendale Chocolate Affaire

If you have a sweet tooth, this event is definitely for you. Over forty chocolate makers will be present in downtown Glendale for an ultimate sugar rush. There will be a variety of choices including chocolate dipped fruit, Twinkies, nuts, and more. This two-day event even has a Super Street area and Team Zones in honor of Super Bowl weekend. The Chocolate Affaire is open Friday noon-10p.m. and Saturday 10 a.m.-10p.m.

1/31: Pepsi Hyped for Halftime Stage headlined by The Roots

The Roots are a hip-hop group also known for their jazz and soul elements. Jimmy Fallon’s house band is not new to the area and have headlined the McDowell Mountain Music Festival in Phoenix. The group is known for their heavy instrumental sound combined with rap that can bring out the energy of any crowd. They are one of the headliners for the Verizon Super Bowl Central, an ongoing concert series and Super Bowl block party, starting Wednesday Jan.28 until game day.

1/28: The Grand Canyon Experience

A 30-by-100 foot wide rock climbing station was built to emulate Arizona’s iconic Grand Canyon. This structure will have a waterfall streaming through it and an 18 foot screen. The canyon offers 20 different climbing positions that are kid-friendly and also doable by any professional.

1/24-2/1: 22nd annual NFL Experience

Ever dreamed of an NFL theme park? Animal Planet and the Arizona Humane Society are teaming up to present the Puppy Bowl XI at the Corner restaurant in Cityscape. There will be a football field where puppies will complete and also photo opportunities for guests to take pictures with the “players”. The Corner will open at 6 a.m. as the restaurant continues to serve food and the puppies will arrive at 10 a.m.

Calvin Harris, Zac Brown Band, Snoop Dogg and Imagine Dragons are some of the headliners of this music festival right by the University of Phoenix Stadium. A zip line, a carnival-style shooting range and the opportunity for fans to test out new car are some of extra activities being featured. NFL Hall of Famer Lynn Swann of the Pittsburgh Steelers will hold a football skills challenge. Food Network’s “Cutthroat Kitchen Experience,” will have contests and cash prizes as well.

1/30 and 1/31: 20th annual Glendale Chocolate Affaire

About 40 chocolate makers will be there offering chocolate-covered strawberries, kettle corn, and cheesecake. The “Super Street” representing a Super Bowl celebration in old historic Glendale will be decorated with the colors of both teams and have NFL themed chocolate treats. There will also be live music, arts and crafts center and a rock climbing wall.

1/28-2/1: Super Music Series

The Chainsmokers, Los Lobos and the Eli Young Band are some of the few names that are all having free concerts before the big game. Along with a beer garden, attendants will be able to enjoy 5 days of free music. “Fans can enjoy a different genre each day—from classic rock to EDM to country to 80’s hits,” says Westgate. Westgate provides a handful of bars and restaurants surrounding the grass area will the stage will be held.

The Moves Magazine party is a legendary pre-Super Bowl event. Its attendees are usually a mixture of A-listers and athletes. Former Super Bowl champion and Cardinal’s own Simeon Rice, accompanied by an unannounced starlet, will co -host. The Tings Tings will give a life performance in the retro Hotel Valley Ho said to have interactive art. This hotel is designed with the fun glamour of the 80s and reminiscent of Studio 54.

1/31: Bootsy Bellows Arizona Takeover hosted by Drake

Drake will be accompanied by a DJ set from William Lifestyle and reality TV star gone DJ Brody Jenner.

Some of the models will be the NFL’s own football players like Patrick Peterson, Michael Floyd and Demaryus Thomas. This show will include a menswear line including custom suits and sneakers and definitely not one to be missed.

New restaurants opening at Westgate

The dining scene at Westgate Entertainment District now has even more to offer with the opening of four new restaurants including Fractured Prune, Hot N Juicy Crawfish, OPA Life Greek Café and Crave Gourmet Waffle Sandwiches.

In two weeks, tens of thousands of people will descend on Westgate Entertainment District during the 2015 Pro Bowl, Super Bowl XLIX and Westgate’s own Super Music Series, a five-day free concert series leading up to Super Bowl. Beginning Weds. Jan. 28 through Super Bowl Sunday, Westgate’s WaterDance Plaza will transform into an outdoor concert venue with local and national bands hitting the stage. Each day will feature a different music genre, from classic rock and electronic dance music to country and 80’s hits. This is the Valley’s only free Super Bowl event.

“The restaurant offering at Westgate has never been more exciting or more diverse,” said David Sotolov, senior vice president of iStar Financial, owner of Westgate Entertainment District. “Football fanatics, music fans, families and those who just want to get in on the action will be coming from all over Arizona and the country to enjoy what Westgate has to offer. We’re proud to show off how significantly things have changed at Westgate in the last few years.”

These new additions to Westgate’s tenant mix brings the total number of new retail and office leases signed by owner iStar Financial to 20 since the company acquired Westgate Entertainment District.

Fractured Prune opened a1,463 square-foot location last week next to AMC Theatres, which is the third Valley location. Founded in 1976 in Ocean City, MD, the doughnut specialty shop garners crowds of doughnut lovers who line up in the early morning around the block in anticipation of tasting their own creation. Cake doughnuts are served hot and crispy on the outside and light and moist on the inside. Customers can custom-make their own doughnuts by choosing from more than 20 glazes, such as maple, mixed berry or caramel, and more than a dozen toppings. There are also pre-designed topping variations to choose from like Cookies and Cream, S’more and Strawberry Shortcake.

Hot N Juicy Crawfish is opening this Friday, serving crawfish and other seafood favorites like oysters, Dungeness crab, Blue crab, King crab, snow crab legs, lobster, clams and shrimp.  The restaurant company has eight popular restaurants with locations in California, Nevada, Florida and Washington DC. The 3,926 square-foot Glendale restaurant will be the second Arizona location.

Crave Gourmet Waffle Sandwiches, opening this week next to Johnny Rockets, is a new gourmet Belgian waffle restaurant unlike anything in the Valley from the owner of Razzleberriez Frozen Yogurt. Crave serves breakfast, lunch, dinner and dessert and has a variety of savory and sweet waffle combinations including waffle sandwiches, salads, sweet waffle desserts and shakes.

OPA Life Greek Café, a Greek restaurant with a full-line coffee bar is now open for breakfast, lunch and dinner. The 2,501 square-foot restaurant has a large patio overlooking Fountain Park in front of AMC. The newly launched brand, established by experienced restaurateurs, brings the liveliness of Greek culture and combine it with the flavors of the Mediterranean within an affordable dining experience.

Dave & Buster’s will open at Westgate

Dave & Buster’s, the ultimate destination to eat, drink, play and watch, will open at Westgate Entertainment District in Glendale this fall.

Westgate’s owner, iStar Financial, will begin construction on a new, 41,000-square-foot building located to the west of AMC Theatres that will expand the existing entertainment district. Dave & Buster’s will join AMC as an anchor tenant.

“We are thrilled to announce Dave & Buster’s as the newest addition to Westgate Entertainment District,” said David Sotolov, senior vice president of iStar Financial. “When iStar acquired Westgate three years ago, we committed to investments of substantial money, new ideas and a concerted effort to solidify Westgate as the preeminent entertainment destination in the West Valley, if not all of metro-Phoenix. Dave & Buster’s is a transformative leap forward in our entertainment tenant mix, and builds upon our earlier successes including bringing Tanger Outlets to Westgate in 2012 as well as Tanger’s expansion in 2014.”

Local “paint your own” pottery studio, As You Wish, celebrates its 19th anniversary and business success with the opening of its 7th studio in Glendale, Ariz.

One of the first paint-your-own pottery studios in the nation and the first in Arizona, As You Wish’s planned 2,109 square-foot studio next to AMC Theatres at the
Westgate Entertainment District, is a formula that has worked well for many of its other studios in the Phoenix metro area, yielding yearly growth of 5% in the last several years.

“Westgate Entertainment District is a natural fit for our seventh store,” says Scott Neff, who owns As You Wish with wife Lori Neff. The couple lives in Chandler, Ariz., where they opened their last studio in 2012. “We look forward to becoming part of the Glendale community and reaching new customers and families to help them create special memories through creative adventures at As You Wish.”

Westgate Firework Fest Will Light Up 4th of July

The sky will light up over Westgate Entertainment District this Fourth of July for the second annual Westgate Firework Fest presented by Sanderson Ford on Friday, July 4 from 5 p.m. – 9:30 p.m. during the West Valley’s largest fireworks show and festival.

Last year, more than 30,000 people turned out for the first-annual event and this year promises to be even more patriotic. The free, family-friendly event also has ample, convenient and free parking that will be available at all parking lots surrounding Westgate Entertainment District.

Arrive before all the festivities kick off at 5 p.m. to take advantage of all-day dining and shopping deals at participating tenants and have the kids play and cool off at Fountain Park’s Splash Pad, near AMC Theatres. From 5 p.m. until 9 p.m., live bands will perform on two stages. Radio Disney Phoenix will be hosting the family stage, located at Fountain Park, where national pop recording group, Before You Exit, will be performing. There will be a special fan meet-and-greet with the band following their performance. The second stage will be located at WaterDance Plaza, in front of Jobing.com Arena, with a variety of Rock, Blues, Country, Soul, R&B, Contemporary Funk performances by local talents Carvin Jones Band, Morgan Leigh Band, The Reality Band and Fat Tree.

An All-American Classic Car Show will line Coyotes Boulevard and Westgate Boulevard and display dozens of classic cars, from the 1980s and older. For the 21-and-over crowd, a beer garden will be setup near WaterDance Plaza with a broad selection of beer choices.

Bring blankets or lawn chairs and picnic in the park and the plaza with “Grab & Go” dining deals from participating Westgate restaurants before and during the 15-minute fireworks show at 9pm.

Cardinals to Host Game Day Parties at Westgate

The Arizona Cardinals and Westgate Entertainment District have teamed up this season to host a fan-friendly, Cardinals pre-game party before every home game at Westgate’s WaterDance Plaza, adjacent to the $6 million Bellagio-esque dancing fountains starting with the team’s home opener vs. Detroit on Sept. 15.

The pre-game festivities will begin three hours before kickoff and will include live music, free Cardinals Cheerleaders autograph sessions, Cardinals-themed inflatables, photo boards and stands and other fan-friendly and interactive experiences. The Cardinals will also provide an outdoor beer garden on the plaza as another venue for fans to enjoy the pre-game atmosphere before walking over to University of Phoenix Stadium.

Westgate Entertainment District has long hosted game-day activities, but this will mark the first season that such entertainment is coordinated with and hosted by the Cardinals.

“Westgate has always been a pre-game hub of fan activity, and we look at this cooperative relationship with the Cardinals as a way of expanding upon and broadening that experience,” said Jeff Teetsel, Westgate’s development manager. “The result will be a festive, Cardinals-themed fan environment, with an outdoor beer garden to complement the more than 15 restaurants we have.”

“We know that Cardinals home games are a day-long event for so many fans and pre-game traditions and rituals are a very big part of their game day experience,” said Ron Minegar, the Cardinals Executive Vice President/Chief Operating Officer. “Providing as many quality options as possible only enhances that. Two New Tenants Coming to Westgate in August

IT’SUGAR and RazzleberrieZ will open their doors this August at Westgate Entertainment District, adding even more family-friendly variety for West Valley patrons to enjoy.

IT’SUGAR, best known nationally as a novelty candy store, offers the world’s largest boxes of Nerds, Sweethearts and Pop Rocks, five pound Gummy Bears as well as candy themed accessories like Tootsie Roll shaped pillows and candy scented lotions. The new store will offer a fully stocked candy bar filled with a variety of favorites like gummy bears, hard shell candies, gumballs and much more. Terminix Bringing 300 Jobs to Glendale

iStar Financial announced today that Terminix, the world’s largest pest control provider, will open a new customer care center at Westgate Entertainment District in October that will bring as many as 300 jobs to Arizona and help invigorate activity within the office buildings of the Entertainment District.

At 32,800 square feet, the deal is the largest office lease in Westgate’s history. The Memphis, Tenn.-based company is expanding its customer service operations to Arizona and will take over the entire second floor of the east office building beginning October 1.

“With Westgate’s attributes, including over 15 on-site restaurants and abundant parking, we strategically and aggressively targeted large corporate users and are pleased to announce the full-floor lease to Terminix,” said Jeff Teetsel, development manager of Westgate Entertainment District. “This is the largest office lease in Westgate’s history, and is another indication of our positive momentum. With our direct freeway access and ease and efficiency for employees to walk to lunch, we have a uniquely desirable mixed-use environment for office tenants.”

The announcement comes on the heels of strong leasing activity at Westgate Entertainment District in recent months including signed leases from Buffalo Wild Wings and Whiskey Rose Bar & Grill and the recent openings of Chipotle, Gallery Glendale and The Arizona Republic, which relocated its West Valley office earlier this year.

“This lease is a validation of the market’s response to the nearly $1 million in investments iStar has made in upgrades to the property over the past year that includes improving the parking lot and common areas and installing new signage to benefit office tenants,” said Teetsel.

Terminix, a company with revenues exceeding $1.3 billion, is the largest subsidiary of ServiceMaster, one of the world’s largest residential service networks. Terminix services more than 3 million residential and commercial customers in 47 states and 14 countries.

“This new Arizona facility reinforces our commitment to enhancing the Terminix customer experience and providing one-call resolution to any customer questions or concerns,” said Larry Pruitt, president of Terminix.  “Terminix already earns best-in-class service ratings from customers, and this new center will help us take that service to an even higher level.”

Terminix conducted a site selection process throughout the western United States, narrowed the focus to Denver, Salt Lake City and Phoenix, and ultimately selected metro Phoenix and Glendale specifically.

CBRE’s Bryan Taute and Brad Anderson represented the landlord and Newmark Grubb Knight Frank’s Aaron Sommer, of the Atlanta office, and Geoffrey Waldrom and Dan Dobric, of the Phoenix office, represented the tenant.

The City of Glendale Economic Development Department worked to expedite permit processing and coordination to help the tenant meet its expedited occupancy target date. Jeanine Jerkovic in City’s Economic Development department coordinated the City’s efforts, along with Department Director Brian Friedman.

Generating Big Business out West

Nearly all retailers and restaurateurs will tell you that the key to having a successful business is largely based on the old adage – location, location, location.

For several national entertainment and restaurant brands with Valley-wide locations, revenue figures indicate that the West Valley now ranks number one in market share, with their top-producing stores at Westgate Entertainment District in Glendale.

The bolstering of year-over-year revenue figures for nearly all of the big-name tenants at Westgate is largely attributed to the support of iStar Financial, who took ownership of Westgate Entertainment District in September of 2011. More than $300,000 in improvements and beautification have been made to Westgate’s common areas over the past year. Additionally, a strong focus has been placed on a better targeted and promoted events schedule, the hiring of Vestar to aggressively market and manage the property and the engagement with tenants to refocus their marketing and promotional efforts.

“By far, my most profitable store in Arizona is at Westgate,” said Rip Riva, owner of Johnny Rockets and JR Burger Grill, who has four other Valley locations of the popular all-American restaurant, including Scottsdale Fashion Square, Shops at Norterra, Arrowhead and Gateway Pavilion in Avondale. “I’ve been in the restaurant business for 40 years and have owned more than 30 different franchise restaurants. There’s now a synergy at Westgate that you can’t find anywhere else. With all of the events taking place, we’re seeing a constant increase in new customers. In the past few months, there is a new feeling, a new look and a new attitude. I’ve been at Westgate since the beginning and I just extended my lease another five years.”

Similarly, AMC Theatres at Westgate, which is the largest AMC in the state featuring 20 screens and an IMAX, is the top revenue producing AMC Theatres in Arizona. Yard House, with three Arizona locations, notes Westgate as its biggest revenue generating restaurant in the state. And, Saddle Ranch Chop House, with one location in Old Town Scottsdale and the other at Westgate, cites Glendale as its top-producing restaurant.

“The West Valley is a big market for us,” said Jeff Hall, owner of Which Wich at Westgate. “Westgate is our cornerstone location and our success there has allowed us to expand to other parts of the state including Tucson and two soon-to-open locations in the East Valley. We’ve seen about a 15 percent increase to our top-line revenue over last year. Between the concerts, on-site and nearby sporting events, movie theatre and very loyal office lunch crowd, there’s a formula there that just works.”

In September, Just Sports expanded their Westgate location, adding an additional 1,000 square feet to the existing 2,000 square feet, making it the company’s flagship location. Their Glendale location is their highest producing store among 18 stores on the West Coast.
