“We’ve never seen anything like this,” said Todd Wood, CEO of Christopher Todd Communities, the developer of an innovative gated, single-family, luxury rental home community at the corner of Greenway and Litchfield Roads in Surprise, Arizona. The company is building 136-homes with smart home technology and private backyards that are an alternative to traditional apartment living. Christopher Todd Communities calls the concept “horizontal living” because all of the homes are single-story, compared to apartments which are often two- or more-stories tall.
“We have not advertised the community, other than some signage along the construction fencing, social media outreach and publicity,” noted Wood. To manage the volume of interest in a fair way, the company is unveiling a first-ever Online Priority Reservation Assurance Program. Now through October 18, those on the interest list will have an opportunity to make a refundable deposit of $150 to be included in the chance to lease one of the homes that will be available beginning in December and on into early 2018. A special website has been created to facilitate the program, www.ctcpriority.com. Chances are improved the earlier a prospective resident makes the deposit as each is time-stamped based on receipt of deposit. After October 18, all participants will be notified as to their order in the selection. In the event an interested person does not receive the opportunity to lease in the first community, they will be given priority in another Christopher Todd Communities development or receive a refund. The community plans to open the leasing office and initial homes in December.
Scottsdale resident Scott Cocuzza, age 50, is already on the priority list for this new Surprise community and will be moving in with his fiancé, Shannon. “We could buy a new home, but we don’t want to. This community has everything we want with single family homes, pool, and event lawn. And the fact that it’s pet friendly is great since we have two dogs,” he noted. “My fiancé and I are starting a new life together and what better place than a new community where we can establish friendships,” he concluded.
In addition to the community at Greenway and Litchfield Roads, Christopher Todd Communities has three other communities under construction in the West Valley, and a fifth, also in Surprise, is starting construction later this fall.
