The Marshall Foundation announced it has entered into an agreement with Core Tucson Main Gate, LLC to create “Graduate Tucson & The Collective at Main Gate,” a one-of-a-kind urban gathering place in Main Gate Square, near the University of Arizona, featuring a boutique hotel, residential apartments for adults of all ages, retail, restaurants and a public plaza.  The Marshall Foundation donates 5% of its net worth each year to nonprofits in Pima County and to the University of Arizona.  Its revenue is derived solely from the management of its real estate assets.

Graduate Tucson, designed by Graduate Hotels®, will feature 165 guestrooms, a communal ground floor lobby and café, a rooftop swimming pool and bar with panoramic mountain views, a swimming pool, fitness center, meeting and event space, and an interior design that reflects the rich culture, traditions and stories of the University of Arizona, Tucson and the Sonoran Desert region. The Collective, with its 238 market-rate apartments, will serve adults of all ages and families seeking a pedestrian-friendly urban, university neighborhood close to public transportation and downtown amenities. The Collective will have nearly 6,000 square feet of interior lounge and gathering spaces, a fitness room, private courtyards, a spa and pool.

“This project is exciting on many levels and will create a special destination and gathering place for Tucson residents, young professionals, university staff, students and their parents, families with children, and tourists,” said Jane McCollum, general manager for the Marshall Foundation. The Graduate Tucson & The Collective project also utilizes the last undeveloped parcel in Main Gate Square and completes the vision started by our founder, Louise Foucar Marshall, who was a savvy real estate investor, philanthropist and the first woman professor at the University of Arizona.”

The Main Gate project will feature roughly 6,000 square feet of ground-level retail and restaurant space with a folding glass storefront that opens onto a plaza with lush foliage, public art, an interactive musical water feature, a permanent outdoor movie screen, and space for special events, classes and meetings. The plaza will connect visitors to a destination restaurant, bar, coffee shop, and to the hotel and apartment lobbies and retail spaces. The plaza and its tenants, like Graduate Tucson, will have a character that celebrates the university, Tucson and its natural surroundings. 

Plans for a similar project was approved for this location in 2016 and has since been enhanced with the addition of Graduate Hotels’® Graduate Tucson and The Collective at Main Gate and other amenities.

The development team for Graduate Tucson & The Collective at Main Gate expects to break ground this fall and complete the project in July 2020.
