Silver Creek Development, a private real estate development and investment group, has commenced construction on an eight-building, 330,000-square-foot industrial complex in Mesa. Sossaman Business Campus will be built on a 26-acre site at the intersection of Sossaman and Elliot roads, across from Google’s $800 million data center campus.

“As many people know, the Greater Phoenix area is exploding with demand, most notably from data center operators and those who can support the semi-conductor industry,” says Bob Micera, head of development and construction for Silver Creek’s industrial program. “We see this area of southeast Mesa as a critical component to the continued success of the Valley and the many businesses and industries that want to do business here.
The eight free-standing speculative industrial buildings will range from 24,000 square feet to 60,000 square feet. They will feature 28’ clear height, ESFR sprinklers, 1600-2500 amps, and grade-level and dock-high loading doors for each building. The buildings’ stand-alone design will provide an additional layer of security and privacy.
Sossaman Business Campus will be able to accommodate distribution, third-party logistics and light manufacturing needs, particularly for companies in the automotive, aerospace and technology sectors. The campus will also be ideal for those that support the semiconductor, data center, electric vehicle, construction, ecommerce, and food and beverage industries.
A groundbreaking ceremony will take place June 20, with delivery scheduled for the first quarter of 2025. Silver Creek has made the strategic decision to construct all eight buildings simultaneously, as the East Valley boasts a vacancy rate of less than 2 percent for free-standing industrial buildings with less than 50,000 square feet.
“We’re thrilled to be able to offer users more options in a tight market,” Micera adds. “Not only are we bullish on Arizona, but we’re optimistic that the demand for this type of industrial space will remain strong and continue growing.”
With this in mind, Silver Creek is hard at work on three more industrial projects in Glendale, Surprise and Avondale, Ariz. The company will also soon break ground on two additional developments, including a 150,000-square-foot speculative industrial asset in Surprise and a 200,000-square-foot speculative industrial project in El Mirage, northwest of Glendale.
Arco Mountain West, the Arizona arm of Arco Construction Company, is serving as general contractor of Sossaman Business Campus, while ADW Architects has designed the project. Mark and Luke Krison of CBRE will handle the complex’s marketing and leasing efforts.
