Brookfield Residential, a leading residential real estate developer in Arizona, announced today its latest Alamar master-planned community in Avondale has nearly sold out of its first phase of 461 homes at an accelerated pace, and is quickly preparing for the second community phase to open in late 2021.

Alamar has sold 183 homes since the beginning of the year, totaling nearly 350 since opening in the Fall of 2020. Success of the 1,130-acre residential community near the Sierra Estrella Mountains can be attributed to a variety of factors, including Brookfield’s extensive planning and careful orchestration of the community to ensure it offers the features and amenities that Arizona homebuyers are interested in.

“Our builder partners have been working around the clock to keep up with the demand,” said John Bradley, President Brookfield Residential Arizona. “Roughly 42% of the homes sold at Alamar have gone to Avondale and surrounding West-Valley residents looking locally for newer, larger homes, a testament to Brookfield’s deep Valley roots and our understanding what Avondale and surrounding residents want and need in master-planned community living.”

One of the features that has attracted homebuyers is Alamar’s outdoor recreation, which the community is centered around. Alamar boastsdozens of trails, vast amounts of open space, and more than 30 half-acre neighborhood parks with playgrounds, picnic tables, and shaded ramadas. Not to mention, the community features three, two- to three-acre community parks offering recreational opportunities for swimming, barbecuing, picnicking, and playing soccer, baseball and basketball. Among its biggest draws, however, is its upcoming Alamar Park, an expansive 40-acre park scheduled to open to the public in early 2022. A joint venture with the City of Avondale, the regional park will feature baseball/softball and multi-use fields, tennis and pickleball courts, playgrounds, a lake, splash pad, amphitheater, dog park and much more. 

Brookfield has also donated a 21-acre elementary school site to Avondale’s Littleton Elementary School District to build a best-in-class K-8 school with an enhanced curriculum. The school is located within the masterplan and is scheduled to open in the near future.

More than 80 families have moved into their homes since the grand opening October 2020, each greeted with a “Warm Welcome” by the masterplan’s Community Life team. The Community Life team, which is made up in part of resident volunteers, inspires residents to form bonds with each other through clubs, activities and community events—like Alamar’s recent 4th of July party and its upcoming 1-Year Anniversary Fall Farmer’s Market, featuring live music, food trucks, swimming and a VIP Resident Experience.

The expansive masterplan is the largest masterplan to open in the Valley since 2013 and will feature a total 3,695 homes once all phases are complete, with the first phase of development featuring 461 homesites developed within 6 unique neighborhoods. The six premium first phase Alamar builders include Shea Homes, Gehan Homes, David Weekley, Taylor Morrison, Capital West and Landsea.
