National Custom Home Builder of the Year and Scottsdale-based Cullum Homes announced it has hit the $100 million mark in business and hit the sell out point for one of its first high-end development. Cullum Homes has sold the last of 14 estates lots at Paradise Reserve. With a total of 32 luxury lock-and-leave homes, the community has only one “Village” lot left for purchase.
Located north of Lincoln Drive at 39th street the estate lots range from one to five acres, with homes ranging from 4,000 to 7,000-square-feet in size. The highest home closed at $6.5 million in 2019.
This community sell out is particularly meaningful to Cullum Homes, as the Village of Paradise Reserve came to life during the worst days of the “Great Recession”. The year was 2010 and before that, Cullum Homes was strictly a custom builder of one-of-a-kind estate homes.

Back then, the market completely dried up at the time, so Cullum Homes decided to shift gears and it quickly developed, and committed to, a new type of residence for Paradise Valley.
“Nobody was doing luxury spec homes at the time, let alone an entire new development,” said Rod Cullum, CEO and Founder of Cullum Homes. “We were taking a very big risk at the Village of Paradise Reserve. We were building two furnished models and the banks wouldn’t touch it. We had to use our own private financing and a number of people told us we were out of our minds.”
But the project paid off and buyers started purchasing. Cullum knew it was onto something and the luxury custom builder, which has been named National Custom Home Builder of the Year, started other communities. The Village at Mountain Shadows, The Village at Silverleaf, Cholla Heights, Ironwood Golf Villas, The Village at Seven Desert Mountain and Ascent at The Phoenician® soon followed.
Cullum Homes followed its award-winning signature formula for most of the communities offering a guard gated lock-and-leave luxury lifestyle neighborhood in the Valley’s finest resort areas.
“It’s always a momentous occasion for us when we sell out of a community but this one is extra special given it was the first,” said Cullum. “I’m extremely proud. We kept our integrity and followed a promise we always make to ourselves and all our homeowners, and that is every home we build is always created using only the highest standards of building practices and materials, providing a luxury product that we can be proud to have our name on for many decades to come. And I believe we did that and then some.”
The luxury builder is planning to announce a new project coming in the next few months.
With vistas spanning the Valley from 7 mountainside lots, Sanctuary on Black Mountain will include 7 electronically gated estate homesites on Black Mountain in Carefree, with architectural design and construction by Cullum Homes.
