Vermaland Properties is starting the new year with a new residential development project, White Tank Vistas, which is located at the base of the White Tank Mountains in the Waddell area in the West Valley.

The 107-acre site is located on the northwest corner of Northern Ave. and Bardsley, just south of Sonoran Ridge Estates, another development that Vermaland was the initial developer for.

“It’s the closest property to the White Tank Regional Park,” said Kuldip Verma, CEO and founder of Vermaland Properties. “The views from there are stunning.”

The development will have 260 single-family home lots, varying in size. There will be 41 lots that are 90-feet by 140 feet, 144 lots that are 60 feet by 120 feet, and 75 lots that are 50 feet, by 120 feet.

Vermaland, one of the largest land brokerage firms in Arizona, is acting as the developer on this site, and just recently wrapped up rezoning for the property. They’ll begin infrastructure work in early 2019 and will hope to have lots ready for home builders late in 2019.

The property’s location is one of its biggest assets. Nestled at the base of the White Tanks, it will offer unobstructed views of the mountains and easy access to the regional park. It’s also three miles from the Loop 303 and five miles from Luke Air Force Base.

“We’re getting a lot of interest in the site because we’re right off the 303, so a lot of that corridor is getting built out,” Verma said.
