Multifamily developer Housing Trust Group (HTG) closed on financing and broke ground on Aviva, a new $63 million, multifamily development in Mesa, according to a Tuesday announcement.
The luxury gated community, located at 8350 E. Baseline Rd., will consist of 325 one-, two-, and three-bedroom apartments, a large state-of-the-art clubhouse, a 150-foot resort-style pool, and extensive green space. Monthly rents will range from $1,050 to $1,500.
Housing Trust Group acquired the 16-acre vacant tract to develop Aviva for $6.5 million, and secured a $47.1 million construction loan from Walker & Dunlop. Construction commenced on Monday and Aviva is slated for delivery in the third quarter of 2018.
This is HTG’s first foray into multifamily development in Arizona. The Florida-based firm has over $2 billion in commercial, land and residential developments across Florida and parts of the southeastern United States.
“We’re excited about entering the greater Phoenix metropolitan market with a stylish, ‘green’ multifamily community tailored to the area’s working professionals,” said HTG’s CEO Matthew Rieger. “Population and job growth has led to pent-up demand for the type of luxurious and environmentally sensitive product that HTG specializes in developing. Our vision for Aviva is to create a unique, walkable community that caters to various lifestyles and introduces more urban-style living to a historically suburban area.”
Aviva will consist of 131 one-bedroom, 180 two-bedroom and 14 three-bedroom units in 2 two- and three-story buildings. Resort-style amenities include a 9,000-square-foot clubhouse with a kitchen, media room, arcade, business center, conference room, and fitness center with yoga and spin studios; two pools with cabana beds, hot tubs and fire pits for cold nights; and electric car charging stations. The property also boasts extensive green space and outdoor amenities including walking trails, a volleyball court and fit stations connected by pedestrian pathways, ramadas with barbecue grilling stations, a dog park with agility course, a playground, and a plaza.
Aviva was designed by local architecture firm Biltform Architecture Group and will be constructed by local general contractor Chasse Building Team. Aviva will be certified to the National Green Building Standard (NGBS), which provides practices for the design, construction, and certification of green multifamily residential buildings.
Green elements include dual glazed/high efficiency windows; weather-sealed insulated doors; Energy Star – rated appliances; low-VOC paints and adhesives; low-flow showerheads and faucets; drought-tolerant native plants and low-water-use landscaping; low-energy-use lighting; and wide-plank flooring throughout.
