8-Year, 238,450 SF Lease Signed For Tolleson Warehouse

A major lease was recently completed at Westside Business Park Bldg 4, 8602 W. Buckeye Rd. in Tolleson.

The 8-year, 238,450 SF lease transaction is for more than 40% of the 535,213 SF warehouse.

Lee & Associates principals Allen Lowe and Matt Hobaica negotiated on behalf of the lessor, LBA Realty of Irvine, Calif. Tony Lydon and Marc Hertzberg of Jones Lang LaSalle represented the tenant, Communication Test Design of West Chester, Pa.

The Class A industrial building was built in 2007 and is part of the 66-acre Westside Business Park. The building features 32-foot clear height, 44 dock doors, 2 grade level doors and excellent access to Interstate 10 and Loop 101 freeways.

“This property is in a choice location and provides the structural amenities the tenant was looking for,” Lowe said. “A long-term lease commitment maximizes value for both sides. It’s a win-win.”

Communication Test Design will take occupancy this October.
