Maracay, a leader in Arizona’s residential real estate industry, has sold its 100th home at Avance, an upscale urban community that opened at the base of South Mountain in Phoenix in May. All-new, modern architectural home designs, proximity to downtown Phoenix and South Mountain Park, resort-style amenities and a strong economy are being credited with the rapid pace of sales.
“There is nothing like Avance in the Greater Phoenix Area and the high volume of sales reflects the demand for elevated yet accessible mountain living in this market,” Maracay Vice President of Sales and Marketing Jennifer Stanton said. “Homeowners, particularly those who work downtown, are excited to have a choice that beautifully blends city living with expansive opportunities for outdoor recreation and a tailored community atmosphere.”
From the moment Avance opened in May, the community has garnered notable attention, drawing in 3,000 potential homebuyers on its opening weekend and selling 65 homes in its first 60 days. Maracay President Andy Warren has previously attributed interest in the community in part to a recent tech boom in Phoenix, which has leased more than 620,000 square feet of office space to tech sector employers since 2016. And, statistics indicate more than 70,000 people visit downtown Phoenix every day.
In response to that growth, more than 10,000 new homes are expected on the south side of downtown by 2021, as reported by AZ Big Media. Avance, located not far from the bustling Seventh Street corridor, has clearly emerged as the most sought-after new neighborhood in the area.
Location and economic factors aside, Avance offers Arizona homebuyers new architectural styles that cater to the market’s overarching appreciation for bold roof lines, geometric massing and warm, earthy tones. Avance features four new architectural styles known as Arizona Modern, Desert Modern, Farmhouse Modern and New Century Modern, and each are deeply influenced by the colors, forms and natural materials of South Mountain’s iconic setting.
Bordered by 14th and 7th streets on the east and west, and Dobbins Road on the north, and abutting South Mountain Park on the south, Avance’s location is just six miles from downtown Phoenix, offering residents plenty of time to squeeze in an outdoor morning workout before beginning their brief commute. South Mountain Park’s 51 miles of trails allow residents of all ages and abilities to hike, mountain bike and commune with nature across its 16,000 acres.
The resort-style amenities at Avance include a state-of-the-art recreation center that has a 3,600-square-foot beach-entry pool designed for both laps and leisure, a spa, and a fitness center with a weight room, cardio area and 24-hour virtual aerobic and strength training classes. Beyond the recreation center, Avance also features seven neighborhood parks with distinct features ranging from volleyball courts to oversized outdoor fireplaces and walking paths.
