As Arizonans relocate in 2026, certain ZIP codes are standing out as the fastest-growing and most in-demand. But what are the 10 hottest ZIP codes in Arizona right now?

The April 2026 edition of The Hottest ZIP Codes Report by MovingPlace examines March migration data by analyzing almost 500 thousand moves made the month prior to find the most popular ZIP code per capita, by overall moves and the top trending areas.

The primary way the report assesses ZIP code heat is through moves per capita. The moves per capita metric highlights the ZIP codes experiencing the most intense migration relative to their population size. This allows smaller or less densely populated areas with unusually high migration activity to stand out as truly hot ZIP codes.

1. 85387 – Surprise, Arizona – 9.04 moves per capita

Surprise, in the far northwest of the Phoenix metro, has now appeared in the national top 10 for two consecutive months, and its per capita figure actually increased slightly from 8.8 in February to 9.0 in March — making it one of the few ZIP codes in this month’s top 10 that accelerated rather than pulled back. The West Valley of Phoenix continues to absorb strong demand from buyers seeking new construction and lower price points. Here, median household income sits at $98,757 while median home prices are $453,800.

    2. 85054 – Phoenix, Arizona – 6.79 moves per capita

The second hottest ZIP code in Arizona is 85054 in Phoenix, and the first of six appearances Phoenix makes on the top 10 list. 85054 is a desirable area in North Phoenix, Maricopa County, Arizona, situated near the 101 Freeway and Scottsdale Road. It’s popular with movers because it offers a mix of modern master-planned communities, newer housing, and strong job access. Add in warm weather, relatively lower taxes, and more space for your money compared to coastal cities, and it becomes especially attractive for people relocating from nearby states.

      3. 85355 – Waddell, Arizona – 5.47 moves per capita

The third hottest ZIP code in the state is 85355 in Waddell, a semi-rural area on the western edge of the Phoenix metro, near Phoenix and cities like Surprise and Glendale. It’s popular with movers stems from the area having much larger homes and newer builds at lower prices than central Phoenix, plus a quieter, more suburban feel with mountain views near White Tank Mountain Regional Park. Here, the median household income is $123,055 while median house prices are $499,990.
