Expected to break ground in the fourth quarter of this year, Creation has already secured the first two leases with best-in-class tenants. Postino, the popular industrial wine cafe offering unique, approachable wines and food, will open a 3,800-square-foot restaurant. The Porch, a retro-inspired neighborhood hangout serving creative pub food, cocktails, games and TVs for watching sports, will open its fourth Valley location with an 11,900-square-foot restaurant, which will include an expansive outdoor patio.

“Queen Creek is seeing significant demand for true mixed-use development that integrates living, working and social spaces, and The Switchyard aims to meet those needs in this growing community,” said David Sellers, co-founder of Creation. “This project allows us to contribute to the town’s growth with highly sought-after retail, dynamic food and beverage options, amenity-driven offices and outdoor gathering spaces. We are committed to delivering a development that enhances the quality of life for residents and meets the evolving needs of the area.”

Located on the northeast corner of Ellsworth and Ocotillo roads, The Switchyard encompasses 10 acres with 54,000 square feet of restaurant, retail and office space.

“This exciting project helps bring the vision of our downtown core to life,” said Queen Creek Mayor Julia Wheatley. “With specialty restaurant and retail, along with boutique office, The Switchyard will offer a variety of options for residents and visitors in the heart of our community. Creation has been a great partner, and we are so excited to see this high-quality development move forward, enhancing the overall experience in Queen Creek’s downtown.”

Dallas-based GFF Design is the project’s architect and was chosen for its vast experience in award-winning retail and mixed-use projects. LGE Design Build, one of Southwest’s premier design-build construction firms, will build The Switchyard. The development will open in phases, with the first phase expected to be completed in early 2026.
