Each category represents the finest the industry has to offer — state-of-the-art education buildings, chic offices spaces, lavish hotels, modern apartments and so much more. Today, take a deeper look at the industrial project of the year finalists.
The 2026 RED Awards will honor finalists and announce winners in 18 categories on Thursday, March 19 at the Embassy Suites Scottsdale. The year’s top developer, general contractor, architecture firm and subcontractor will also be celebrated.

South32 Hermosa

Delivered using a design-build approach, this 1.34-acre development supports South32’s Hermosa project near Patagonia — the only advanced mine development in the U.S. positioned to produce two federally designated critical minerals, manganese and zinc. Construction took place on an active, remote mine site in the Patagonia Mountains, where access, terrain and safety requirements demanded careful planning and coordination. The project was completed without citations, underscoring the team’s strong safety culture.
The project team also placed a clear emphasis on minimizing environmental and community impacts. Measures were implemented to protect surrounding wildlife, reduce traffic impacts and limit disruption to the nearby town of Patagonia, while still maintaining an aggressive construction schedule. Despite these constraints, the team delivered a 6,572-square-foot administrative building and a 4,185-square-foot auxiliary building featuring ambulance drive bays, underground utilities and critical IT infrastructure. The project was completed within an accelerated five-month schedule.
FALCO Phase II Expansion

Completed in Chandler’s Lone Butte Industrial Park, this 14,752-square-foot expansion significantly enhances FALCO Aluminum’s manufacturing capabilities with the installation of a new 500-ton extrusion press, mezzanine and overhead bridge crane. The facility provides additional production and finishing space for hard alloy aluminum products serving the aerospace, aviation, defense, automotive, recreational and medical sectors — industries that demand precision, reliability and scalability.
The project was carefully integrated into an active manufacturing campus, requiring coordination to maintain operations while delivering specialized infrastructure capable of supporting heavy industrial equipment. Beyond its technical complexity, the project delivers meaningful local impact. The expansion supports job creation in the Chandler community and allows FALCO — a woman-owned, family-run business — to increase capacity, remain competitive and continue growing as a customer-focused supplier in critical manufacturing markets.
Maxway Trucking Facility

This three-acre, design-build project in Phoenix features a 4,000-square-foot facility providing semi truck parking, vehicle maintenance and office space, alongside a 12,000-gallon automatic fuel dual-dispensing island, which is larger and more advanced than typical fueling setups for similar facilities. The facility was constructed to accommodate Maxway’s fleet operations across eleven western states, including its work for USPS, requiring careful planning, specialized design and attention to operational efficiency. Despite the scope and complexity of integrating maintenance, office functions and a high-capacity fueling station, the project was completed on schedule in five months, demonstrating disciplined execution, coordination and responsiveness to client needs.
EMD Electronics

The EMD Electronics project represented a $22 million investment in Chandler, serving as an expansion for Merck KGaA’s North American electronics and semiconductor business. Spanning a total of 55,500 square feet, this state-of-the-art facility was developed as a key part of the “Level Up” growth program, which was designed to capture opportunities within the rapidly accelerating global market for semiconductor and display materials. The facility’s design emphasized highly advanced technical infrastructure to support the production of GASGUARD and CHEMGUARD systems. Most notable among its high-tech elements were the precision-engineered cleanrooms, including a 4,500-square-foot Class 100 (ISO-5) cleanroom and an additional 1,000-square-foot ISO-6 cleanroom.
These environments are supported by a sophisticated Gordon ceiling system featuring a pressurized plenum space. To facilitate complex manufacturing requirements, the project also integrated specialized process piping systems for various essential gases, including Helium, Nitrogen and both standard and high-pressure Argon, alongside compressed air systems. In addition to the cleanroom environments, the project delivered a 20,000-square-foot assembly space, an 18,000-square-foot warehouse and dedicated space for finished goods processing. This comprehensive layout enabled EMD Electronics to increase its capacity for markets across North America, Europe and Asia.
WorkBay Glendale

This project fostered a truly exceptional culture on site, rooted in great leadership and a consistent emphasis on safety, well-being and respect for every person who stepped onto the campus. Safety was the foundation of success. The project achieved recognition from the Arizona Division of Occupational Safety and Health’s Voluntary Protection Program, a rare distinction that reflects world-class safety management systems and a strong commitment to proactive safety practices.
Power Commerce Park

Power Commerce Park is a modern neighborhood flex bay campus addressing an undersupplied industrial segment. Located near Gilbert’s Morrison Ranch, the project delivers 12 freestanding buildings totaling 146,000 square feet, designed for small-and mid-sized businesses seeking functional, move-in-ready space close to where they live and serve customers. Despite rising vacancy rates from large-format deliveries, small-bay industrial vacancy hovered around 4-5% in 2025, underscoring the scarcity of product under 50,000 square feet. Power Commerce Park directly responds to this imbalance, achieving full occupancy in approximately 15 months following completion.
The project contributes meaningfully to Gilbert’s economy, supporting approximately 250-plus permanent jobs and expanding the local tax base through business formation and tenant growth. Architecturally, the campus aligns with the surrounding Morrison Ranch community through rural contemporary, craftsman and farmhouse-inspired design elements and open-space concepts that allow low-impact light-industrial uses to integrate seamlessly within a predominantly residential setting. This approach supports Gilbert’s “complete communities” vision by placing essential services and entrepreneurial activity close to residents, reducing commute times.
Super Radiator Coils

The Super Radiator Coils project in Phoenix blends smart design with real-world functionality and a strong focus on people. The 150,000-square-foot facility combines 18,000 square feet of Class A office space with a highly engineered clean room to support advanced manufacturing, with room to expand by an additional 50,000 square feet in the future. The fully air-conditioned manufacturing area features reinforced concrete floors and overhead cranes to safely support specialized equipment. Sustainability was also a priority, with the structure designed to accommodate future solar panels through proper roof loading and electrical infrastructure.
Beyond the building itself, the project supports regional economic growth by delivering a modern hub for advanced manufacturing and office operations. This project allowed SRC to grow by more than 150% in headcount, creating approximately 275 jobs within the last nine months. Operationally, the project will allow Super Radiator Coils to double its output by the end of next year.
Thunderbird Commerce Park

Thunderbird Commerce Park is a 250,000-square-foot project situated on a rare 18-acre parcel adjacent to Scottsdale Airport, one of the last remaining opportunities to deliver modern industrial space in a submarket with limited land availability and historically low vacancy. The building is designed to support a wide range of users across the aerospace, semiconductor, electric vehicle, pharmaceutical and high-end logistics sectors. Key features include 51 truck doors, 32-foot clear heights, 3,000A power, 130-foot truck court depth, 322 parking spaces and four dual EV charging pedestals. These specifications provide the infrastructure required by today’s advanced industrial operators.
Architecturally, Thunderbird Commerce Park brings a refined, contemporary aesthetic to the Airpark. Bold steel-accented entry points, vertically oriented glazing, varied rooflines and steel-shaded clerestory windows create depth and visual interest, while thoughtful material and color selections maintain sensitivity to the surrounding residential and aviation uses. The result is a blend of utility and elevated design rarely seen in industrial developments.
Turbo Resources

Turbo Resources’ latest expansion sets a benchmark for high-efficiency industrial construction, delivering exceptional quality and operational impact for a client with some of the most exacting standards in the industry. The 245,000-square-foot facility — featuring a 180,000-square-foot footprint and a 66,000-square-foot structural mezzanine — more than doubles Turbo Resources’ distribution capacity and represents the future of their global parts operations. With this addition, the company now occupies nearly 500,000 square feet at its Chandler headquarters campus.
Constructed as an expansion to an active 253,000-square-foot facility, the project required seamless integration between old and new while maintaining uninterrupted daily operations. Layton Construction implemented a carefully coordinated logistics and phasing plan to control noise and dust, protect sensitive inventory and preserve full access for employees throughout construction.
Craftsmanship was a defining priority. Known for their meticulous attention to detail, Turbo Resources expected the new facility to not only match but elevate the existing building. Layton met this challenge through daily site walks with the client’s construction manager — often spending several hours together reviewing installations and quality. The team also invested significant time observing operations in the existing facility to understand workflows, storage requirements and sequencing, ensuring the expansion enhanced efficiency and supported long-term growth.
Completed one month ahead of schedule, the expansion coincides with Turbo Resources’ 40-year anniversary and positions the company for decades of continued growth — doubling headcount, streamlining inventory flow and increasing global distribution capacity for the aviation industry.

Deer Valley Business Campus Phase II

The Deer Valley Business Campus Phase II development features two state-of-the-art industrial buildings, each spanning 151,563 square feet. Located on a 26.35-acre site, these cutting-edge facilities are constructed with tilt panel walls, hybrid metal joist and panelized wood roof structures. To support tenant flexibility, the team outfitted the buildings with speculative suites, installing separation walls and designing for future tenant buildouts. They provided a combined 122 truck bays, skylights in each building and dock-high loading access.
The team also delivered supporting infrastructure, including 1,290 car parking spaces, 32 truck-and-trailer stalls, upgraded site lighting, a storm drain structure and extensive landscaping with over 120 new trees and full irrigation systems. They achieved LEED certification for the buildings and integrated them seamlessly into the existing roadway network.
VT 101 Phase I

Phase I of VT 101 marks a major step forward for Glendale’s rapidly expanding industrial corridor, delivering two Class A facilities that set a new benchmark for modern industrial development. Buildings B and C provide more than 3,374 square feet of combined spec office space supported by expansive, highly flexible warehouse environments designed for today’s high-growth industrial users.
From a construction perspective, Buildings B and C were designed for efficiency, durability and long-term tenant adaptability. Each building features a 36-foot clear height to maximize racking capacity, a 6-inch unreinforced concrete slab for superior flatness, and a panelized wood roof with R-30 insulation to improve energy performance and reduce operating costs. The buildings incorporate next-generation industrial features, including HVAC throughout office and warehouse spaces, energy-efficient LED lighting, ESFR sprinklers with K22.4 heads, and 100% concrete, gated truck courts engineered for heavy truck traffic and secure operations. Efficient layouts — featuring 210-foot building depths, 56-foot by 50-foot column spacing, and 60-foot speed bays — allow for flexible configurations and high-throughput operations.
As the first phase of a 48-acre, three-building industrial park totaling 750,000 square feet, VT 101 supports Glendale’s long-term vision for economic growth, job creation and business attraction.
Formation Park 10 Phase I

As Formation Interests’ first venture in Arizona, Formation Park 10 spans 427,000 square feet in two state-of-the-art buildings. While industrial projects have been commonplace in the West Valley for several years, what makes Formation Park 10 truly unique is the first-of-its-kind park, which serves as an amenity for both future tenants and the surrounding community. The 4-acre park amenity has walking paths, turf areas for outdoor activities, a large ramada and several seating areas spread throughout the space.
The buildings are industry-leading, as well, with Building D coming in at 198,084 square feet and divisible down to approximately 28,000 square feet. Building E is larger, at 229,635 square feet, and is divisible to 33,000 square feet. Both feature clear heights of 32 feet. Logistics capabilities in each building include 48 dock doors, four ramp-to-grade doors and a 200-foot truck court depth. The building is equipped with HVAC warehouse cooling, R-38 White Cap roof insulation and an ESFR sprinkler system. Its electrical capacity is 3,000 amps — expandable to 6,000 — and it includes two office spaces of 3,200 square feet each.
XNRGY Headquarters

XNRGY’s new 550,000-square-foot manufacturing building 1 and headquarters campus marks a strategic expansion into the U.S. market — and for Mesa, it’s an economic catalyst promising hundreds of jobs and a surge in advanced manufacturing activity. The project was delivered in multiple phases, allowing production to begin while construction continued, which was a feat of coordination and precision across the multi-disciplinary project team. The building is organized into two distinct zones: a vast manufacturing floor and an office/innovation center that embodies XNRGY’s brand ethos.
The exterior was designed to boldly showcase the XNRGY brand through prominent signage and refined vertical sightlines. Articulated tilt-up panels, integrated metal accents and specialty lighting give the facility a dynamic, iconic presence. Resilient design was a top priority for XNRGY, with the project team reducing potable water usage more than 86%, saving more than 12.6 million gallons annually. Air-cooled chillers eliminate evaporative cooling, while smart landscaping and high-efficiency fixtures further slash consumption.
Camelback 303 Logistics Center

Camelback 303 Logistics Center is a 616,000-square-foot, Class A industrial development just completed at the corner of Camelback Road and the Loop 303. Sitting on 102.78 acres, it includes two market-leading, one-story industrial buildings: a 303,500-square-foot Building A and 312,000-square-foot Building B. Each building is finished with speculative office space — 5,782 square feet in Building A and 5,622 square feet in Building B. In addition to offering the latest in modern industrial building amenities, this project comes with a unique twist — expansive trailer and outdoor storage capacity. Because Buildings A and B represent only 15% coverage of the 50-acre sites, each offers expansive and immediately adjacent fenced, secured lots.
A LEED Silver certified project, Camelback 303 Logistics Center follows a performance-based approach that delivers measurable results as it promotes tenant comfort and maximizes indoor environmental quality throughout each building’s life cycle. Through amenities such as EV charging stations, water-efficient landscaping and the metering of water, energy and ventilation rates, the development has reported a projected average energy savings of 64% compared to the standard baseline of typical industrial projects.
The project is part of the Merit Partners PV 303 business park, a leading Southwestern U.S. development that, at build-out, will total 20 million square feet of industrial, office and retail space.

CapRock West 202 Logistics Phase II

As the final phase of CapRock West 202 Logistics, the largest speculative industrial development in Phoenix’s history, Phase II delivers 825,000 square feet of Class A warehouse space across three buildings on 43 acres, providing highly functional building sizes ranging from 227,107 to 301,771 square feet, a critical size segment for users seeking proximity to labor, population centers and transportation infrastructure.
With 32- to 36-foot clear heights, abundant dock-high and drive-in doors, speculative office suites, full HVAC and energy-efficient building systems, the development offers the modern features tenants require to operate efficiently in a supply-constrained infill market. Its strategic location near the intersection of Loop 202 and I-10 enables tenants to reach about 125 million people within two days and 70% of the U.S. population within three days by truck, reinforcing Phoenix’s growing role as a regional logistics hub.
Goodyear AirPark Phase I

Ultimately totaling up to 7 million square feet and 20 buildings, Goodyear AirPark is the largest industrial park ever to break ground in Goodyear. Buildings in Phase I of the project range in size from 81,000 to 775,000 square feet, with up to 40’ clear height, private truck courts, generous parking and multiple points of ingress and egress, which includes two signalized intersections. Phase I will also include a retail component, with approximately 10,000 square feet of in-line and retail pad opportunities — a unique element for an industrial project designed to add everyday convenience for park employees and Goodyear residents.
The project sits on 565 acres next to Phoenix-Goodyear Airport, representing one of the last remaining large industrial-zoned land parcels in the immensely popular Goodyear market. It is also immediately adjacent to a dark fiber line, leading to the comment that Goodyear AirPark has “enough fiber to power NASA.” Collectively, this offers the location and amenities demanded by all of the major industries seeking Greater Phoenix industrial space, from logistics and e-commerce to manufacturing, semiconductor supply chain and more.
C|303 Phase I

C|303 Phase I delivers the first 1.75 million square feet within a massive logistics park occupying 570 acres and a full mile of Loop 303 frontage. The three buildings offer a range of sizes for all types of industrial users: Building A is 375,600 square feet, Building B is 420,536 square feet and Building C is 958,847 square feet. At completion, the project will be able to support approximately 9 million square feet of new Class A industrial space.
C|303 also offers a superior location. Situated on 113 acres between Camelback and Bethany Home Roads, the project is served by two full-diamond Loop 303 interchanges and multiple access points along Camelback Road, Cotton Lane and Bethany Home. The project has attracted a diverse roster of tenants — including Steelcase, Parts Town, Rheem and QTS — enabling it to become successfully cash-flowing immediately after delivery, followed by 100% occupancy.
Luke Field

- Size: 2,400,000 square feet
Developed in a single phase spanning 140 acres and 2.3 million square feet, Luke Field was designed to attract major corporate tenants seeking significant contiguous space for both large-scale operations and large-scale employment. Luke Field spans three buildings ranging in size from 1.27 million square feet to 695,000 square feet to 454,000 square feet. Each building features 40-foot clear height, 25-foot tall glass entries, 12,000 amps of power (expandable), automated dock doors and steel moment frame shear bracing. Generous 5-foot by 10-foot clerestory windows on all elevations provide sky views and shifting natural light.
The project is also an economic driver, with the power to create up to 1,300 high-quality local jobs at full occupancy. That momentum will begin with Walmart, who purchased the project’s 1.27 million-square-foot Building C for $152 million. The deal marks the largest Arizona industrial building sale of 2025 and Phoenix’s second-largest industrial building sale ever recorded.
Park303 Phase II

Park303 Phase II sits on 71.5 acres and spans almost 2.5 million square feet in three buildings: Building A totaling 629,835 square feet, Building B totaling 483,835 square feet and Building C totaling 1.25 million square feet. With virtually no available industrial land remaining along the Loop 303, Park303 Phase II is now part of a high-barrier-to-entry submarket where affordable labor and an ongoing influx of business continues to propel demand.
Each building features a 40-foot clear height, 25-foot insulated glass entries, 3000 amps to 12,000 amps of power (with underground conduits in place for easy expansion) and a steel moment frame for shear bracing that allows for highly modern, automated racking and picking equipment. Interiors are bordered with 5-foot by 10-foot clerestory windows that provide employees with access to sky views and natural light. Collectively, the buildings offer 430 dock doors, 778 trailer stalls and more than 1,556 parking stalls (all expandable).
Fiscally, Park303 benefits from a land site purchased years ago, at a price point significantly lower than current-day values and built with financing that reflects pre-inflation rates. This allowed Park303 Phase II to be constructed and delivered with attractive leverage and stability.
That has led to tremendous sale and lease success at the project. In October 2025, Lincoln sold the 1.25 million-square-foot Phase II Building C to Dollar Tree for $147 million. It will establish a regional distribution center at the site, marking the company’s first regional distribution facility in the metro Phoenix market. Dollar Tree joins existing Phase 2 tenant Logisticus Group, a third-party logistics leader leasing the entire 483,835-square-foot Building B.
