Detached living spaces — whether they’re to house a family member or serve as an extension of the home’s outdoor entertainment space — are playing a big role in Phoenix’s luxury market. In May, four of the top five Metro Phoenix home sales featured casitas or detached homes in their marketing materials.

That builds on a law that took effect last January, allowing homeowners to build accessory dwelling units on properties in cities with more than 75,000 people.

An ADU is a secondary home on the same lot as a primary residence. Detached ADUs, often referred to as “casitas” by Arizona agents and homeowners, typically require more extensive renovations, such as running power, plumbing and sanitation lines from the main house.

In the luxury market, these casitas are often an extension of the main residence with similar finishes and the same comforts — just in a smaller footprint.
As is the case with most months, Paradise Valley and Scottsdale were again home to Phoenix’s priciest transactions for May.

The top sales are based on Multiple Listing Service entries on Homes.com pulled on June 1. They do not include some off-market transactions.

Shortly after hitting the market, this newly built, single-level estate sold for $9,100,000 after receiving four offers, pushing the final price to more than $100,000 over the listing price, the listing agents say.

This Paradise Valley home also offers views of Camelback Mountain and the Phoenix Mountain Preserve.

The Desert Mountain home in Scottsdale sold for $10,550,000 after going on the market in late March. Views are abundant in this 6,917-square-foot home, which is positioned on one of the highest elevation points in Scottsdale’s upscale Desert Mountain neighborhood.

Also offered for this 2024-built home were furnishings, as outlined in a separate bill of sale, and a golf membership to the Desert Mountain Club.
