Avala, a luxury rental home community by MODUS Companies, has broken ground, introducing a new class of rental living to the Scottsdale market. 

The 94-residence development, located at the northwest corner of 64th and Oak streets, is the first single-family rental community in Scottsdale to earn the Net Zero Energy Ready designation. This offers residents the potential to reduce energy costs by 50% to 70% compared to traditionally built homes.

The community features a mix of fully detached and shared-wall homes. Each home is single-level, offering one- and two-bedroom layouts, and features private backyards ranging from 15 to 22 feet in depth, along with 10-foot ceilings, expansive layouts, and a curated suite of smart home features. 

Designed to feel more like a private home than a traditional rental, Avala’s residences include open-concept living spaces, kitchen islands, walk-in closets, and indoor-outdoor flow rarely found in rental communities. The result is a living experience that reflects the scale, comfort, and design of high-end single-family homes, without the burden of ownership.

Residents can utilize an amenity center designed to support wellness and connection, featuring a state-of-the-art fitness center, Pilates studio, resort-style pool and spa, private workspaces, and a second-story lounge with views of Camelback Mountain and Papago Buttes.

In addition to the residential community, MODUS is restoring a Frank Lloyd Wright-designed structure on the property, reimagining the space as “HQ,” a hub for work, creativity and collaboration. 

As part of the broader vision for the development, HQ will provide residents with access to shared office space, private offices, conference rooms, podcast studios and Zoom rooms, extending the functionality of each home into a fully integrated live-work environment.

Construction is underway, with completion anticipated in fall 2027 and leasing expected to begin in spring 2027.
