Creation, a real estate development and alternative investment firm, in partnership with a real estate fund advised by Crow Holdings Capital, has begun construction on Avondale Tech Center, a three-building Class-A industrial campus spanning 38 acres and totaling approximately 700,000 square feet.
Located along Interstate 10 on the northwest corner of 117th Avenue and Corporate Drive, Avondale Tech Center will sit within the West Valley’s premier manufacturing corridor, with direct connectivity to Loop 303, Loop 101 and the Loop 202 extension. The campus is designed to serve advanced manufacturing, research and development and assembly operations, with target industries including pharmaceutical development, aerospace, semiconductor manufacturing and defense contracting.
The three buildings range from 212,184 to 254,264 square feet and feature 36-foot clear heights, seven-inch unreinforced slab floors, 3000A @ 480V three-phase power expandable to 6000A, four EV chargers with eight charging stalls per building and a fully gated, secure site. The buildings also incorporate FM Global features, including a steel roof and an upgraded K-25 ESFR sprinkler system throughout.

Beyond industrial functionality, the development will include tenant-focused outdoor amenities not typically found in industrial developments, such as dedicated gathering areas for each building, a walking path encircling the campus and shared pickleball courts.
“The Southwest Valley has demonstrated consistent demand from distribution and manufacturing users, and Avondale Tech Center was designed to meet the needs of the most operationally demanding among them,” said Grant Kingdon, principal of the Mountain West region for Creation. “The building specifications and amenity program we’re delivering go well beyond what this submarket has historically seen. Paired with access to a skilled workforce and dependable utilities, we expect it to draw the kind of users who have made this corridor one of the most resilient in the Phoenix metro.”
Project partners, investors and city officials gathered for a ceremonial groundbreaking event to commemorate the milestone. As part of its practice of supporting a local charity with each new development, Creation donated $25,000 to Southwest Family Advocacy Center in support of its mission to protect victims of child abuse, sexual assault, domestic violence and elder abuse through coordinated investigation, treatment and prevention efforts.
