Anita Verma-Lallian

CEO and founder, Arizona Land Consulting

Background: Verma-Lallian is a leading woman in AI infrastructure, data center development and large-scale land acquisitions in Arizona. Her company, Arizona Land Consulting, has a portfolio of businesses valued at $1.5 billion and specializes in high-value land transactions for hyperscale AI data centers throughout Arizona’s West Valley, one of the fastest-growing data center corridors in the U.S. Verma-Lallian is currently leading a $51 million land acquisition adjacent to Bill Gates’ Belmont Smart City, further anchoring Arizona’s role as a global hub for next-generation technology and intelligent infrastructure.

Beyond real estate, Verma-Lallian is also the founder of Camelback Productions, Arizona’s first South Asian, female-owned film production company, launched in 2023 to amplify underrepresented voices in global storytelling. The company’s debut feature, “Doin’ It” starring Lilly Singh, premiered at SXSW 2024 and was released theatrically in September 2025.

Importance of AZRE Forum: “The commercial real estate industry is evolving faster than ever, and no one segment can move forward alone. Events like the AZRE Forum create a rare opportunity for developers, investors, brokers, city leaders, utilities and policymakers to sit at the same table and talk candidly about what’s actually happening on the ground in Arizona.

“Arizona is experiencing sustained growth across commercial real estate, industrial development and large-scale land acquisitions, driven by population growth, advanced manufacturing and AI infrastructure. Forums like this help align public and private stakeholders early, which is critical in a market where timing, infrastructure and entitlement strategy can make or break a project.

“For me, the real value is collaboration. When the industry comes together, we can address challenges like power capacity, water planning, zoning and long-term land use in a more coordinated way. These conversations don’t just influence individual deals, they shape the future of Arizona’s commercial real estate landscape. Strong relationships and shared insight lead to smarter development and more resilient growth across the region.”

Trend to watch: “One of the most significant trends heading into 2026 is the increasing role of AI-driven infrastructure and data center development in shaping commercial real estate markets. This shift is redefining how land is evaluated, entitled and priced, particularly in high-growth states like Arizona.

“Land value is no longer based solely on location. Access to power, water, fiber, zoning flexibility and speed to market are now primary drivers. In Arizona, we’re seeing entire submarkets emerge around hyperscale and enterprise-level demand, pushing commercial land development into a more infrastructure-first model.

“Another major shift is the growing gap between capital readiness and development readiness. Investors are moving quickly, while municipalities and utility systems are under pressure to keep pace. Developers who understand entitlement strategy, infrastructure coordination and long-term planning will have a distinct advantage. Commercial real estate leaders who approach land as a strategic asset, rather than a commodity, will be best positioned to capitalize on sustained growth and evolving market demand.”
