Building 6 of The Reserve at San Tan breaks ground

The Reserve at San Tan, a 50-acre office project located east of Gilbert and Germann roads in Gilbert, broke ground on phase three this week.

Located at 343 E. Germann Road, Building 6 will be developed in two phases and consist of two three-story, Class A multi-tenant office properties measuring a total of 145,000 square feet. Currently, the Reserve at San Tan consists of approximately 265,000 square feet of office space ideally located in an amenity-rich area with 1.2 million square feet of retail, 40 dining locations, and six hotels, all easily within walking distance or accessible by car.

“Layton Construction is excited to be involved in the construction of this phase of the Reserve at San Tan,” said Andrew Geier, executive vice president for Layton Construction. “Gilbert is a fast developing and growing community and this new Class A office space will be state of the art and very attractive to businesses looking to showcase their brand in the community.”

Property features for Building 6 include first floor built-out creative spec suites, available in a variety of sizes and featuring open ceilings, collaborative design and high-end finishes. The centrally located San Tan Lounge offers a casual environment for tenants and building visitors with conference rooms, free Wi-Fi and a grab-n-go counter. Additional features include prominent frontage on Germann Road, abundant parking with a 5.5:1,000 parking ratio and easy commuter access, including a full diamond interchange at the intersection of Loop 202 and Gilbert and Cooper Roads.

Building 6 is expected to be ready for tenant move-in by fourth quarter 2018. Local real estate owner Orsett Properties is developing the office project, Butler Design Group is behind the architecture services, and Newmark Knight Frank will provide exclusive leasing and marketing services for the property.
