Arizonans are blessed with warm, sunny weather almost year-round, which is why Arizona ranks as one of the top states in homes with pools per capita.

While swim season is just starting in for much of the nation, in Phoenix, 9 months out of the year call for poolside weather with the average temperature hitting 87 degrees.

According to a recent study done by, Orchard, a power buyer company, the greater Phoenix area has over 390,000 homes with pools, with Paradise Valley neighborhood taking the lead having 91% of single-family homes boasting a pool.

From 2017 to 2022, Orchard found that homes with a pool sold for 30% more than homes without a pool, in combination with other home characteristics.

In the last 30 days, homes for sale in Phoenix  sold for a median price of $451,497, up 21.6% compared to the same period last year. The median price per square foot was $299.58, up 26.5% year-over-year. There were 1,816 homes sold, down from 2,265 last year.

Yesterday, the total number of homes for sale in Phoenix, AZ was 3,483, down 16.2% compared to last year. In the last 30 days, 1,997 new homes were listed for sale, down 16.2% year-over-year. The median days on market was 8.03, up from 7.02 days last year. The months of supply was 0.97, up from 0.77 months last year.

In the last 30 days, homes in Phoenix, AZ had a median sale-to-list-price ratio of 101.71%, down 0.6 pt compared to the same period last year. 59.77% of homes sold above list price, down 4 pt year-over-year. 13.28% of homes listed dropped in price, up 1.5 pt from last year.
