JLL completes major tech office lease at Chandler Freeway Crossing
On behalf of California-based developer Mark IV Capital, the Phoenix office of JLL has completed a 66,158-square-foot lease at Chandler Freeway Crossing, a 40-acre, four-building office park located at the intersection of the Loop 101 and Loop 202 in Chandler, Arizona.
The lease will relocate and expand the Phoenix office for a technology-based tenant into 2625 @ Chandler Freeway Crossing, a 160,000-square-foot, Class A office building located at 2625 W. Geronimo Place. The building sits within the larger Chandler Freeway Crossing office park, at the southwest corner of Geronimo Place and Ellis Road. The name of the tenant has not been disclosed.

“We are excited to welcome the tenant to their long-term home,” said Mark IV Capital Vice President of Development and Asset Management Hutch Harper. “This is a great building that will serve them for many years.”
JLL Managing Directors Mark Gustin and Ryan Timpani, along with Vice President Jimmy Cornish, serve as Chandler Freeway Crossing’s exclusive leasing brokers.
“Massive global tenant commitments have transformed metro Phoenix into a hub for semiconductor manufacturers, their suppliers and the employees required for this type of specialized work,” said Gustin. “This lease represents that trend, in a business park that can accommodate the continued expansion of this tenant within one location and with one owner.”
Features of the new 2625 @ Chandler Freeway Crossing include a multi-story lobby, 14-foot ceilings, an amenitized ground-level patio and a rooftop deck with unobstructed 360-degree views. It offers a 6.5/1,000 parking ratio, parking garage with building access and freeway frontage that includes a 60-foot tall monument sign. The building is also Leadership in Energy and Environmental Design (LEED) certified, denoting its sustainable site development, indoor environmental quality and environmentally friendly use of power, water and materials.
Chandler Freeway Crossing is surrounded by more than five million square feet of retail and restaurant space, with Hilton, Marriott, Hampton and Homewood Suites hotels within one mile. It sits at the center of an employee pool where almost half of those 25 and older – within a 10 mile radius – hold a college degree.
Other buildings at Chandler Freeway Crossing have notable tenants including General Motors, ASML, Western Digital and Vensure Employer Services.
