Mercy Medical Commons II, a new state-of-the-art, Class A medical office building located at 3591 S. Mercy Rd., has been completed. The CORE Institute, an orthopedic and neurological practice with locations throughout the valley, has leased nearly half of the new building.
“Mercy Commons II’s convenient location, across from Mercy Gilbert Medical Center, and its captivating contemporary architectural design have been attracting substantial interest from some of the most respected healthcare practices looking to take advantage of the prolific demand for healthcare services in Gilbert,” says Philip Wurth, executive vice president with Colliers International in Arizona. “It’s simply the perfect property at the right time!”
Wurth and Alexandra Loye of Colliers International of Arizona serve as exclusive leasing agents for Mercy Medical Commons II. The building is owned by Chicago-based MedProperties.
“Mercy Medical Commons II encompasses all of the elements that modern medical tenants desires in a facility, including location, floor plate size and flexibility, branding, signage and parking,” comments Loye. We are honored to be leasing the project on behalf of MedProperties.
Construction of the Class A medical office building was begun in 2019 and completed this month. The building offers 58,647 square feet of space within its three floors, including the largest block of contiguous space in the submarket on the third floor with 19,565 square feet available. Mercy Medical Commons II was designed by Ware Malcomb and constructed by Balfour Beatty
The CORE Institute leased 20,000 square feet at the property and will be expanding its presence in Gilbert. The CORE Institute will move to Mercy Medical Commons II in October from another building in the area.
