RED Development continues to see strong demand from companies looking to expand business into Downtown Phoenix as the mixed-used developer announced a number of recently-opened and coming-soon tenants at Block 23 and CityScape Phoenix, including a variety of new restaurant concepts from locally and nationally recognized restaurateurs and hospitality groups.

On Nov. 13, Blanco Cocina + Cantina, a Fox Restaurant Concept (FRC), will open its doors at Block 23 on the corner of Washington and Second streets, marking the first restaurant to open at the high-rise, mixed-use destination. As the sixth location for the brand, the 6,997 square-foot modern-Mexican restaurant will draw inspiration from its roots to create personable, engaging art installations that celebrate Phoenix culture while the menu ushers in an assortment of vibrant and savory shareables, tacos (from grilled avocado and crispy shrimp to spicy machaca beef and carnitas), burritos, bowls, enchiladas and fajitas. The bar program will complete the scene for the restaurant with an array of tequila, mezcal, vacation-ready cocktails and refreshing margaritas crafted with house-made sours and fresh-squeezed juices.

Expanding the Block 23 culinary offering, Ingo’s Tasty Food, a LGO Hospitality concept, will open its second Valley location within the 1,488 square-foot space along First Street. Fans of the innovative, New-American eatery can expect a diverse menu that features domestic grass-fed and grass-finished beef, hand-chopped salads and a variety of signature cocktails, plus all the favorites of the original Arcadia location including the Fried Chicken Sammy, Ingo’s Greyhound cocktail and a special lacto-fermented hot sauce that accentuates the brand’s dedication to fresh ingredients with no grain or animal by-products. In addition to the core lunch and dinner offering, the Block 23 location will also have a robust coffee program and will be open for breakfast. The restaurant is projected to open in mid-2021.

In addition to the new dining destinations at Block 23, The Ryan, developed by StreetLights Residential and MetLife Investment Company has achieved nearly 30% leased since welcoming its first residents this summer. Comprised of 332 luxury apartments, The Ryan offers studio, one- and two-bedroom residences ranging in size from 576 to 1,525 square feet. The community boasts an array of amenities including a luxurious fifth level pool deck with lounge seating, grilling stations, firepits with panoramic views; a catering kitchen for entertaining with a private dining area; a fitness center with a Flex Fitness Room featuring a WellBeats system with Peloton Spin Bikes and yoga mats; a coworking area; a resident bar and lounge with a fireplace and lounge space; an expansive activity and yoga lawn; a dog run and pet spa; EV charging stations and cold storage and private garages with select residences.

Focused on community, creativity, and commerce, Block 23 continues RED Development’s commitment to the urban core of Phoenix and marks CityScape’s expansion to Second Street.

“Although the pandemic greatly impacted Downtown Phoenix these last few months, we’ve never been as confident in the market as we are right now as we’re seeing a resurgence of higher-end and esteemed brands making investments, opening new locations and attracting all new clientele at Block 23 and CityScape,” said Mike Ebert, managing partner at RED. “Our vision for these developments has always been to create a thriving destination where people can live, work, play and connect within the heart of Downtown Phoenix. With these new tenants paired with the major renovations happening at Talking Stick Resort Arena, we’ve never been prouder to be a part of the Phoenix landscape.”

In addition to Block 23, RED has also signed a number of new leases at the adjacent CityScape. The Phoenix Bourbon Room, a State 48 concept, is slated to open in spring 2021 within the 9,202-square-foot space above Arrogant Butcher and The Strand. The restaurant will have a full line-up of State 48 Brewery beers in addition to the largest selection of spirits downtown and a collaborative offering of rye whiskeys and bourbons that State 48 will be working together with local Arizona distilleries to curate. The concept will offer an elevated menu offering prime meats, fresh seafood selections, as well as the same great Creekstone burgers and house smoked meats.

Bringing a health-focused option to the already eclectic mix of offerings at CityScape, the San Diego-based Everbowl is expected to open its third Arizona location by the end of 2020 next to Yogi’s Grill on the northeast corner of Washington and First streets. On an aggressive growth path since its inception in 2016, Everbowl has over 30 locations through Southern California and the southwest and offers a focused menu of build-your-own craft acai bowls with options to mix and match bases of acai, pitaya, coconut, matcha and others with unlimited fresh fruit and healthy superfood toppings.

In addition, two new tenants recently opened their doors at CityScape including Pigtails, a speakeasy-style cocktail lounge and seafood bar, and Dog Haus Biergarten, both located along Central Avenue. Pigtails’ offers a wide variety of unique signature cocktails, small bites menu and Raw Bar. They pride themselves on their fun and exciting atmosphere, while providing outstanding service and creating tasty libations. Dog Haus, a Valley favorite with more than 50 locations nationwide, is known for its signature all beef Haus Dogs, handcrafted Haus Sausages and 100% genetically tested, humanely raised, hormone- and antibiotic-free Black Angus beef from Creekstone Farms.
