America’s 10 hottest winter vacation home markets

With home discounts skyrocketing this December, it’s time to reveal the surprising results of the Vacasa Vacation Report — which just ranked the top 10 hottest places in America to buy a winter vacation home.

To compile the report, Vacasa — the largest vacation rental property management company in North America — looked at U.S. vacation rental markets with the highest average occupancy by month from November to January. It then ordered its list by the rate of one-year return on investment (higher is better!)—to help determine the top ten.


1. Okemo / Ludlow, VT (6.1% one-year return)

2. Mount Hood, OR (5.9%)

Median home price: $336,500

3. Leavenworth, WA (5.6%)

Median home price: $380,400

4. Park City, UT (5.1%)

Median home price: $447,700

5. Steamboat Springs, CO (5.1%)

Median home price: $549,500

6. Big Bear Lake, CA (4.6%)

Median home price: $337,000

7. Pagosa Springs, CO (4.5%)

Median home price: $287,500

8. Flagstaff, AZ (4.5%)

Median home price: $349,900

9. Stowe, VT (4.3%)

Median home price: $593,200

10. North Lake Tahoe, CA (3.9%)

Median home price: $646,200

Big-name resort regions like Park City, UT and Stowe, VT made the list — but homeowners are also seeing high returns with local areas like Big Bear Lake, CA residents can drive to.

Destinations like Leavenworth, Michigan which offer a cozy winter feeling but no skiing made the list — proving investors should look beyond the obvious resort destinations this winter.
