Marking its entry into the Phoenix industrial market, Denver-based Comunale Properties has selected Stevens-Leinweber Construction (SLC) to build Chandler Connection, a 201,000-square-foot, Class A industrial building immediately adjacent to the Chandler Municipal Airport in Chandler, Arizona.

Additional project team members selected by Comunale Properties (Comunale) include architect Butler Design Group and Ken McQueen and Chris McClurg from Lee & Associates, who will serve as the development’s exclusive leasing brokers.

Located on Germann Road, between Gilbert and Cooper roads, Chandler Connection will offer premier mid-bay industrial space featuring 32’ clear height, 140’ to 240’ bay depth, 52’ x 60’ column spacing and a 135’, fenced and secured concrete truck court. The project has dock-high and drive-in loading, and can accommodate users ranging from full-building down to 14,500 square feet.

“We’ve had great success with this product type in Colorado and see the same demand patterns in the Southeast Valley, particularly from advanced manufacturers and last-mile operators positioning themselves to serve Chandler, which is metro Phoenix’s third most dense submarket,” said John Comunale, President of Comunale Properties. “We view Chandler Connection as our springboard into Phoenix and a natural next step in our company’s growth. We’re excited to be here.”

“As a long-term holder, Comunale builds unique advantages into their buildings, such as a generous use of glass, expanded landscape plans and higher-end finishes. They also build to a 32-foot clear height, where a lot of Chandler’s inventory is built to 28 feet,” said SLC President and CEO Jamie Godwin. “We appreciate the trust that Comunale has placed in SLC to execute this quality vision, and we look forward to supporting their growth in the Valley.”

Tenants at Chandler Crossing will benefit from a prominent Germann Road frontage and immediate adjacency to Chandler Municipal Airport. The project is less than one mile south of the Loop 202, minutes from two full-diamond freeway interchanges at Cooper and Gilbert roads, and a short drive to Phoenix-Mesa Gateway Airport and Sky Harbor International Airport. It sits within a retail hub of more than 2 million square feet of retail, restaurant and hotel amenities.

Construction on Chandler Connection is scheduled to begin July 2021 with an anticipated completion during first quarter of 2022.
