Paradise Valley has reached another milestone among the nation’s 100 most expensive housing markets, with its median home sale price climbing to a record $3.6 million and securing a place among the nation’s 30 most expensive ZIP codes.

If you think Arizona luxury real estate is expensive, Paradise Valley just raised the bar.

Paradise Valley’s 85253 ZIP code ranks No. 30 among the most expensive ZIP codes in the United States, according to PropertyShark’s 11th annual ranking of the nation’s 100 priciest residential markets.

The exclusive Phoenix-area community recorded a median home sale price of $3.6 million in 2026, setting a new Arizona record and extending its reign as the state’s most expensive ZIP code for the eighth consecutive year.

The new milestone represents a $100,000 increase from 2025, reinforcing Paradise Valley’s position among the country’s most desirable luxury housing markets.

And unlike some exclusive communities where a handful of multimillion-dollar transactions can dramatically influence median prices, Paradise Valley’s ranking was supported by more than 350 residential sales.

According to PropertyShark, only two Los Angeles ZIP codes recorded more sales among the markets included in the national ranking.

Paradise Valley joins America’s luxury elite

Paradise Valley was Arizona’s only representative among the nation’s 100 most expensive ZIP codes, joining prestigious destinations such as Beverly Hills, Newport Beach, the Hamptons and Atherton, California.

The community also was among the ZIP codes in 11 states that established new pricing records in 2026.

Paradise Valley’s $3.6 million median places it among an exclusive group of 52 ZIP codes nationwide with median residential sale prices of at least $3 million.

The community’s performance also illustrates the continued strength of the luxury housing market in Greater Phoenix, even as buyers and sellers navigate changing economic conditions.

America’s most expensive ZIP codes reach new heights

Nationally, PropertyShark’s latest report reveals a luxury housing market that continues to break records.

For the first time in the study’s history, a ZIP code surpassed the $10 million threshold for median residential sale prices.

Atherton, California, reclaimed the No. 1 position with a staggering median sale price of $10.725 million, a 29% increase from the previous year.

Sagaponack, New York, ranked second at $7.35 million, followed by Miami Beach’s exclusive Fisher Island at $7.217 million.

The nation’s 10 most expensive ZIP codes were:

  1. Atherton, California (94027): $10.725 million
  2. Sagaponack, New York (11962): $7.35 million
  3. Miami Beach, Florida (33109): $7.217 million
  4. Bridgehampton, New York (11932): $6.15 million
  5. Newport Beach, California (92657): $6.1 million
  6. Newport Beach, California (92661): $5.77 million
  7. Water Mill, New York (11976): $5.75 million
  8. Beverly Hills, California (90210): $5.39 million
  9. Santa Barbara, California (93108): $5.295 million
  10. Los Altos, California (94022): $4.875 million

Across the country, nine ZIP codes recorded median sale prices exceeding $5 million, while more than two-thirds of the ranked ZIP codes experienced year-over-year price increases.

Even the entry point into the nation’s 100 most expensive ZIP codes climbed substantially.

The minimum median sale price needed to make the ranking reached $2.22 million, a 9% increase from 2025 and a remarkable 69% jump compared with 2016.

Arizona stands out in coastal-dominated rankings

One of the most notable aspects of Paradise Valley’s performance is its geographic location.

Luxury real estate rankings have traditionally been dominated by coastal communities, particularly in California, New York and Florida.

In fact, PropertyShark found that 72 of the 122 ZIP codes included in this year’s ranking were located within five miles of the ocean. Multiple ties resulted in more than 100 ZIP codes appearing on the list.

Only five locations were more than 25 miles from the coast.

That makes Paradise Valley’s position particularly noteworthy, demonstrating that high-end real estate demand extends well beyond traditional oceanfront luxury markets.

California continued to dominate the rankings, accounting for 57% of the entries, although its share has declined from a peak of 73% in 2019.

Meanwhile, the New York metropolitan area accounted for a record 25% of the ranking.

Across the West, other luxury destinations also posted record prices. Crystal Bay, Nevada, reached nearly $4.7 million, while Aspen, Colorado, climbed to $3.1 million.

Paradise Valley’s $3.6 million median put it ahead of Aspen in the latest report.

What the rankings reveal about luxury real estate

PropertyShark based its 2026 rankings on closed residential transactions recorded between Jan. 1 and Sept. 30, rather than asking prices.

The analysis included single-family homes, two-family homes, condominiums and co-ops, with ZIP codes required to have at least five qualifying transactions.

That distinction is important because median sale prices reflect completed transactions rather than the amounts sellers hope to receive.

The report also excluded states that do not publicly disclose actual residential sale prices.

For Arizona, the results highlight the continued prominence of Paradise Valley in the national luxury housing market.

With a record $3.6 million median sale price, more than 350 transactions and eight consecutive years atop Arizona’s rankings, Paradise Valley has solidified its place among America’s most expensive residential communities.

And as luxury home prices continue to reach new heights nationwide, Paradise Valley is proving that Arizona can compete with some of the country’s most exclusive addresses.
