ViaWest Group kicked off construction on two spec industrial buildings located at the SWC of Willis Road and Hamilton in the Chandler Airport submarket, totaling 140,372 SF. Groundbreaking is scheduled for the week following Labor Day.
The two general industrial buildings, 65,892 SF and 74,480 SF, divisible to 16k-35k SF, will feature 28’ clear heights, ESFR sprinklers, a mix of dock-high and grade doors, and a 180’ shared concrete gated truck court. The project will complete Phase II of the AZ 202 Commerce Park; Phase I, a build-to-suit for PODS® Moving and Storage, was delivered in April of 2018.
Phase II has a planned delivery of April 2020. Andy Markham, Mike Haenel, and Phil Haenel of Cushman & Wakefield are marketing the new buildings for lease, and ViaWest plans to handle property management once constructed.
“This is another great example of the faith the development community continues to show in Chandler,” said former Chandler Mayor Jay Tibshraeny. “This project will further diversify the employment base in our city and more specifically along the Arizona Avenue corridor.”
The property is located just south of Willis Road east of Arizona Avenue and is less than half a mile from a full-diamond interchange on Santan 202 Freeway. The site features excellent freeway access, visibility from both the east and westbound 202, proximity to both executive and employee housing, and is in the core of the Southeast Valley employment area.
“We are looking forward to delivering modern, Class-A space to a vibrant Chandler market,” said Tom Glissmeyer, Director of Development at ViaWest Group. “This project has been thoughtfully designed to cater to the needs of today’s warehouse, distribution and manufacturing users.”
